House not getting interest

Friend’s house for sale, she’s said she’s had 8 viewers in 2-3 weeks but no interest at all. ‘Nice but not for us’ generally being said.
any advice/opinions why?
price is correct as per area (affluent) and from different estate agents.

I have to disagree. I wouldn't want a garage conversion - I would want a garage. And the garage conversion hasn't made a good space - the downstairs still feels cramped, particularly around the dining table. It doesn't feel spacious or purposeful. That's just one example.

Garage isn’t living space though and not everyone wants one.

Increasing interior square footage increases the value as it’s priced per sq ft.

In commutersville garages are more valuable than in cities but this probably isn’t far enough out of Liverpool to matter that much.

Downstairs would feel cramped whatever. It’s less cramped with fewer walls and an extra study/utlity.

You're joking. It's the Wirral, it's a Liverpool or Chester commuter area.
It's 10 miles and a tunnel away from the Pool.

Street view suggests a main road and energy performance certificate isn’t great either (if you can improve it easily, you do). Plus sold for much less in 2019.

I was going to say it seems to be on a (busy) main road. I wouldn't fancy my chances getting out of the drive across the traffic.
This main road is the route to a big Acute Hospital - imagine the ambulance traffic with sirens going at all hours!
I assume there was a garage at the side which they've turned into another downstairs room?
The front looks bare, either there is no lawn on the left or it has died ! - a few plants in tubs would brighten it up.
IMO waaay over priced.

Yes, Arrowe Park. I used to live next to a by-pass and sirens would wake me up. @ladypenelopepitstop

It's alway the price - it's worth what someone is willing to pay, and the market is slow. It's on a very busy main road? At night sirens shouldn't be problem as the road is pretty empty - and it's not the most used route into Arrowe Park ambulances are more likely to use the M53, and junction 3. Too far to walk into Heswall for the shops/bars/pubs etc? Bedroom 3 is very small.

Theres many other roads and towns before you get to the hospital.
It’s a main road yes but it’s 30mph road. It’s generally busy throughout the day but not of a night

The issue is the building work hasn't added space, you aren't going to add value by removing a wall or converting a garage into a study. By doing these things you hopefully make the house appeal to more buyers but there is also the risk that you change the house from something that lots of people are looking for into something less people are looking for. We once viewed a house where they had knocked down the garage to build a patio area. They told us as we viewed the house they did so because "no one needs a garage, everyone we know gets a guy in for odd jobs" - that might be so for them but not us. A full sized garage was high up on our lists of "needs"

Updating decor again doesn't add value, it expected as a given and the description in the 2018 advert states "immaculate 3 bed semi" as does the current listing so I wouldn't expect an increase in value now having done the decor. If it was in that bad state of repair how come it's still got the same kitchen and bathroom?

When you aren't getting as much as you thought for a house there are some awkward questions to ask yourself -

  1. Did we pay more than the market value and that's why there isn't the expected % difference between now and then?
  2. Did we spend more than the house has gone up making it work for us?
  3. Have we inadvertently made it less desirable?

Final point would in things hidden in the car - you mention a dog. Most of the house we viewed where the owner has a dog, you can smell them all through the house and it's off putting.

Ahh yeah the dog, it’ll be that. I never clean so there’ll be dog hair & stench everywhere. Maybe I’ll sell her too. I think that’ll best improve our chances of selling

Not intended to be snippy. It makes sense in terms of gaining a study/playroom and utility room.
That you've seen worse ones doesn't make it good.

What I don't like about the garage conversion is that it looks a bit like they've maxed out the space.
