I think it’s harder to sell an empty property because some people just can’t imagine it furnished.

It’s leasehold.

The bathroom looks very small on the plan and there isn’t a photo.

Arlanymor · 17/05/2026 20:22

Barely any photos and grim photos at that.

Lazingsundayafternoon · 17/05/2026 20:24

It looks like someone died there or something terrible happened. Just utterly bleak.

CraftyNavySeal · 17/05/2026 20:25

Big ugly structure behind it, looks like they are building a warehouse.

Doesn’t say how long the lease is which likely means it’s short.

Otherwise normal price for that type of flat in the area.

weird set up
the downstairs flat is on at 400k yet has access a smaller section of garden
2 bedroom maisonette for sale in East Close, Cockfosters, London, EN4
than the upstairs flat on at 365 but no obvious way to access its section of garden.

Yes, post Covid, flat dwellers allegedly want "open space", but this is London and 2 beds if first time buyer commuter territory so less likely to want anything more than a crash pad

looks to be a classic case of the developer put the money into the building an not 1 penny into the garden but thinks a bit of grass and concrete adds £ thousands

empty properties always harder to get interest in as people cannot visualise the rooms without seeing someone else's furniture in them to show how it can be done

likely to be price given this is 3 beds at £390 and only another hundred meters or so from the tube station

and this is 3 beds at 350k on the main high st

Yes, what is that in the background? According to google maps it is right on a rail interchange.

Curly12345 · 17/05/2026 20:34

It’s a train depot for an underground station.
would that put someone off?

The lease is 250 years.

parking isn’t restricted on the road and there’s no allocated spaces so that might be an issue?

This is on the same road - is it better do you think?

It’s okay but there’s nothing wow about it, it’s very basic.
Carpets look tired and old, it’s all a bit tired.

parietal · 17/05/2026 20:37

Garden is not connected to the flat so it is hard to use and just takes work to maintain it. Photos are bleak. It is described as a maisonette but it is actually a flat.

yeah maybe that’s why it’s not selling and why it’s on for £35k less than the other one

There aren’t enough photos, and my first thought is I’d need to replace the carpets cos they look grim. Unfurnished I think finishes need to be good because you can see everything. It looks a bit unloved.

People just don't have that amount of money to spend on living in such a depressing flat, even if it is in London.

If it was done up do you think it would sell?

i guess I’m trying to figure out if the location or parking issue would put people off

LOL that is the downstairs of the same flat as your OP but at an extra 35k for nothing more than being downstairs

Crikeyalmighty · 17/05/2026 20:45

My son is looking in that price range and there’s much nicer flats around that are more homely in north London around that money and size - it just looks bear , unloved and unhomely-

here’s an example- same money -2 bed- larger

Location and parking are the most important things.

The railway lines look expansive on google maps. What’s that building in the photo?

because it’s vile. The carpets are gross. It’s unattractive. The kitchen is years old. It’s small. And it’s £350+K?!? I mean honestly. With the nicest will in the world, who’s buying that with a sane mind?

Not for that much money.

The layout is crazy - the living room/ dining room is on the opposite side of the flat from the kitchen. A carpeted dining area makes no sense. The garden is grotty. Parking is an issue. The location isn't attractive.
