It looks really nice. The agent should put the length of the lease on the advert. It's probably the train depot that puts people off and the poor photos.

i agree that the photos are not doing it any favours! Another thing to consider is the local market stats. I was just checking the EN4 data on AreaDive and there is a lot of useful info there about local property trends and demographics. It might be worth comparing this flat to the local averages to see if it is fundamentally overpriced for the area. I don't like them calling it a maisonette. A flat above a maisonette is still a flat. In fact if the other 'maisonette' is only one floor then that isn't one either. It's two flats.

I’ve always wondered what makes a maisonette. Apparently, according to google, it’s when a flat has its own entrance. I’m not sure I agree haha

It has a lot of plus points(private section of garden, reasonable size rooms, neat and tidy kitchen if not state of the art), but the photos are dreadful. It needs a few items of furniture to give some sense of how the rooms could be used.

I think it's a maisonette if it has its own ground floor entrance. I lived in one and having its own front door onto the street made it much more private and secure than sharing a front door, hallway, stairs etc with other flats.

That makes sense. I lived in one when I was growing up and this was true of that as well.

Personally I think it's decent, @Curly12345 - but I paid 70K for my pad! I can only think leasehold. Oh,the horror stories.....

No not mine but I’m in the process of buying something really close to it (also 2 bed) and I’m a bit worried about the resale because of the trains and the parking situation.

Ha I would go for that one I posted earlier instead OP unless you really need to be in Cockfosters !!! Honestly I think it’s a better deal and better resale!! I do think these things you mention would be issues -

Unfortunately I need a lower floor and outside space. Mobility issues and a do. Otherwise it would be perfect

OP, I know that area and it is so lovely. Nothing in those photos suggest this.

The flat looks very tired, cheaply done up a while ago. The garden is unloved.

I'd put some effort into it. Buy some pale sage green paint and paint the living room or main bedroom or both. Steam clean the carpets to raise the pile. Do something to make the kitchen look a little less jaded. New cupboard doors and worktops would help.

Have photos taken that show access to the garden. A photo of bathroom is also needed.

Mow the lawn. If it's possible to put up trellis or something to mask the hideous view on the other side of the garden, or to take photos of the garden that don't show it looming, that would be good. And add some photos of Trent Park lake and the cute cafes on the High Street, so people get a sense of the location.

Our London flat was taking ages to sell. We put in new carpets and spruced it up and refressed it and held an open day and ended up in a bidding war.
At the moment it looks like a doer upper for premium money.
Either do it up, or drop the price.
It will be cheaper to do it up.
The carpets look awful change them for a rattan, cheap but new.
Spruce up the kitchen, change the doors. They are old fshioned and look cheap
Paint the sheds, they look run down.
Jet wash the front path, it looks a bit derelict and uncared for.
Dress it a bit, window dressing at least.

It’s horrible and over priced. The outlook is just awful and the cost of renovating would be above resale value. So why would anyone buy it? No picture of the bathroom suggests it’s gross.

Thank you, knowing the area and parking issues and proximity to the station, would it stop you buying around there?

Yeah I'm sure that not right. To me it's a building that contains a two storey dwelling (maisonette) that has flats above or below it.

Anything on one floor that isn't a bungalow is a flat. In my view.
