NC for this for privacy! My house has been on the market for just over a month and has only received one low ball offer - does anyone have any tips on how to get it sold?!

Firstly you need to declutter (stuff on top of sideboards, wardrobe ls etc), tidy up and make the beds…it looks like you did no prep whatsoever.

Declutter! You basically have a really nice house but all the pink in the living room and stuff piled on little shelves looks off putting. Try to make it more clean lines so a potential buyer can imagine themselves living there. Also getting an offer after a month sounds pretty good in the current climate. Also how does your asking price compare to recent sales in your street?

The garden is astroturfed. That's an automatic won't even view for me and a lot of people. I'm not saying this to upset you @EuroCountry , I'm just pointing it out because I think a lot of people who have AstroTurf don't realise how hated it is by many people who want a garden. And it isn't easy to get rid of.

Has your agent taken decent photos for the website? Is there a floor plan? Is the online description accurate? Check it yourself because agents often write nonsense.

Just a lot of declutterring to do and then get new photos done. Once you have got rid of the clutter put some vases of flowers around, and make sure the bedrooms are pristine for the photos.

I think it's fine . Your house is a home and lived in . I don't have a problem with that but can see other posters prefer the sanitised look of a bare house devoid of it looking like humans live there .
I will say however , the outside pics look very AI generated and weirdly so do your Windows looking out .
Your house era is my much preferred type of look . Good luck .

Declutter, get rid of the boxes and shopping bags on display, hide all the cables, get some nice new covers for the beds and make them! Iron your table cloth and remove the stuff on top of it, put some fresh flowers in. Jet wash the driveway, it’s full of mud. People want to see that the house is well cared for. Your floor plan lacks any measurements and the total floor area, that will be the first thing that puts me off from viewing. If the room sizes work for me I can look beyond the clutter. Listing them in the description is not enough.

Definitely declutter. The photos aren't great either. Also is that a plastic carpet in the garden? That could put buyers off too.

I could see past the clutter but for me there would be a number of things I'd want to change and so my offer would be lower to reflect that - the plastic grass, the fake stone on the wall, the cladding on the front, the cooker for something smaller that fits the kitchen better. Obviously you're not going to change those things but they may impact what someone will offer.

An offer in a month is good. How many viewings have you had?

If you are getting first viewings but not converting to second viewing or offers then ask the agent for peoples feedback.

If you aren't getting viewings then it's the pictures.

  2. Living/dining and kitchen both look 'busy'. That's ok if the upstairs photos are great, but they aren't.
  3. Upstairs hasn't photographed well at all. An empty white room, the pink room with stuff everywhere and mirrors not on the walls. Then your room. It all looks very unloved (sorry, please don't take that personally, I'm commenting on how the photos portray it with a possible buyer in mind).

I'd put 'stuff' in big boxes and out in the shed. Not all of it enough it needs to feel a home, just enough for it to look uncluttered in the photos.
And 'dress' upstairs. Make it look comfy/cosy. perhaps repurpose some things from downstairs to upstairs?

I don't know your area - but that aspect out front, overlooking the park is a massive strength and should be featured more.

Make the beds for a start, but also make them look a bit posh! Lots of other good advice before my post. I would struggle with how little bench space you have so probably wouldn’t view, not something you can change unless redoing the kitchen.

Ok I have had a closer look at pricing, so I think the biggest problem might simply be that you overpaid when you bought in 2023. The price you paid represented an 80% increase (in what the previous owner bought for a little over 7 years previously). From what I can see no significant improvements to the property while they owned it. I think that kind of increase in your area is unfeasibly large. But 2022/2023 were mad years for pricing for lots of reasons. Large numbers of buyers overpaid so your not alone. The market is very different now. I think your going to struggle to get back what you paid unfortunately.
I don't think there's much wrong with the listing or photography. Yes it could be better presented - but buyers will look past the "lived in" presentation if it offers good value. I think it's actually quite a nice starter home for a small family.

It's always price. BUT the agents photos are not great. A combination of being too close so we can't get an overall impression of the rooms AND the agent stamp on each photo is really distracting and adding to the illusion of clutter. So you might have a perfectly clear hallway but bam! - there's that stamp. It's giving messy vibes even when it isn't.

A month isn’t very long in terms of
selling a house. More patience is required. Then if it doesn’t sell you need to reduce the price. The only reason a house doesn’t sell is because the price is too high.

Gooodness, what a snippy little comment, I assume somethings rattled your cage. There is a huge spectrum between a cluttered home like this and a bare sanitised look,

Kitchen is cramped. The cooker makes it look as if impossible to open washing machine door. The sitting/ dining room looks very cluttered and the table cloth needs ironing. Declutter everywhere. Hang the curtains properly.
The house looks uncared for so would put me off just looking at the photos.

The photos really aren't very good , and there is a lot of clutter. I know some see beyond clutter, but the issue is that it often gives the impression of insufficient storage.
