NC for this for privacy! My house has been on the market for just over a month and has only received one low ball offer - does anyone have any tips on how to get it sold?!

A further garden thought, having looked more closely at the pictures, are the trees at the back of the garden leylandii? Because that would be another automatic don't view for me. They are completely inappropriate for a small garden and look as if they are already too big, so would cost some thousands to remove.
Astroturf and leylandii. Not worth the hassle. Looking at maybe 10 grand just to get the garden to baseline workable.

For me it looks small and cramped, it’s squashed in with a load of other houses and the plastic grass in a tiny garden is an absolute no for me.

Having a bath but no shower is also off putting because I’d have to rip it out to build an accessible shower.

All in all it is very expensive for a small house in a built up area with no proper garden, so as others have said, it’s probably the price that needs to be changed.

The unmade beds and the decor don’t bother me, I’m not buying those, but the location and the state of the garden and bathroom are a definite no.

There is a shower? The gardens actually quite large, I think the photos do make it looked cramped though

  1. The front of the property needs a bit more kerb appeal, the grass is looking a bit bare and muddy
  2. its a good family is sized house but is so cluttered you need to clear the kitchen window sill, those throws and cushions, it also looks like you cannot move round freely in the lounge, same for bedrooms make them a bit more interesting maybe nice vase of flowers on window sill.
  3. i am assuming that purple thing on the outbuilding is artificial if so it looks awful needs to come down make the garden look more family friendly nice small table and chairs maybe it is nearly spring time!

It's still early days, but if you don't get any offers soon, I'd think about decluttering and having the photos taken again. Even if you just put all the boxes and stuff on top of furniture in the loft. The artwork on the radiator in the kitchen is a bit distracting and would be a quick fix to take it own for the pictures.

I would get rid of the pallets in the garden and put any empty plant pots away. I wouldn't like astroturf, but if the garden is otherwise a blank canvas, I wouldn't rule out buying it. If I thought I'd have to get rid of pallets and and random bits and bobs before I could get started, that would be off putting to me.

I think your estate agent is poor to not have helped you stage the rooms for the pictures.
I'd take out some of the furniture in the lounge as it's crowded, and put all your bits and bobs out of sight. The (Leylandii?) hedge would defo put me off, sorry.

The bedding is the least of your issues. You need to Declutter and tidy. There’s a pair of slippers behind the front door of the sitting room. why? There’s cardboard boxes on top of the sideboard. Why? Nothing looks organised… it looks like there’s not enough storage or space in the house which is what people want, so you have to make it look like there is storage and space, you need to Declutter and organise.

The person who took the photos is the reason he has literally zero skills lol 😁
All the obvious things like clutter would not put off a potential buyer u can see past these things if there is potential !
Get them back to take proper scale pictures

Being brutally honest it doesn’t look like it’s got a proper kitchen, and there doesn’t seem to be a shower either (you say above there is but pic only shows an attachment on the bath). Plus astroturf. Those would all put me off.

The leylandii in the garden that has only been trimmed on the side up to headhight. The tops are wild and if they were done they need doing again. That's the problem with leylandii, it's high maintenance.

Were you charged for the photos? As "marketing"? Agents - or their contacts - charge a lot for what used to be free, the least they can do is help you dress the property.

Either way, they need re-doing. It's little things like the curtains are caught on something in one room. As a pp said the position of the [magnificent!] cooker looks like you can't open the washing machine. Is that the case? If not, a better picture is needed.

It doesn't need to be a show home and lived in is fine but it does need to look cared for.

Do you mean the shower head on the taps?

Unless there's more of the bathroom we can't see I also assumed there was no shower.

I also agree with others about the garden. The hedge looks like it requires a lot of maintenance, especially as it's so high. It dominates the garden and along with the fake grass it will put people off.

There's also no pictures of inside the out house / garage. They might not be very exciting, but it's useful to know what the space is like before deciding to view the property.

You need to move the boxes from top of wardrobe, on top of dresser, shelf above kitchen door. There is a very white and empty room in pictures 18/19 and I'm not sure what it's for - would be an idea to move the furniture around and put the office desk in there, maybe one of the chairs from the seating area. The photos are not your fault - your agent should have done a much better job and advised you on things like clearing boxes just for photos.

In general though your house is warm and homely, looks lived in (apart from white room) and as it's an interwar semi everyone knows what to expect from that style of property. I love your chandelier in the living space!

you’ve got a decent sized house, but there is so much stuff in it that it’s coming across as being a tight squeeze. As others have said, declutter: take down things on shelves, sort out that sideboard. I would also remove the throws on the sofas and the tablecloth, as they look messy.

More photos of your fabulous view would attract some people.
The only thing that would put me off is tge kitchen which looks very cramped and short of storage space. A good declutter and better photos would help.

I do also think - after having looked at the streetview - that the fact you have such a large green space at the front is amazing and needs to be talked up a bit more.

Also I would ask your agent to rewrite the description using paragraphs...

I think the issue is the pictures make itall feel smaller so any stuff you own makes it look fuller. With that pics it would look small even empty....

It's the price. No one will offer or not offer because your beds are not perfect...

Can I ask where your colourful chandelier is from? I love it.

I’d declutter, remove one armchair and or couch from sitting room (it looks tight), more decluttering and then if it was possible to Powerwash the entrance pathway and the cladding on the front of the house I would do that as it’s a lovely house externally but that dirt is impacting the kerb appeal

I had dogs beds in there (it’s their room 🤣) but I was told to move them for the pictures lol
