NC for this for privacy! My house has been on the market for just over a month and has only received one low ball offer - does anyone have any tips on how to get it sold?!

It's so untidy! Get it de cluttered, give it a good clean and retake the photos. If that doesn't work, it's the price

Were you charged for the photos? As "marketing"? Agents - or their contacts - charge a lot for what used to be free, the least they can do is help you dress the property.

Either way, they need re-doing. It's little things like the curtains are caught on something in one room. As a pp said the position of the [magnificent!] cooker looks like you can't open the washing machine. Is that the case? If not, a better picture is needed.

It doesn't need to be a show home and lived in is fine but it does need to look cared for.

No photos were free. Can open the washing machine, but see what you mean. I think I’ll ask for them to come back and take more photos… a lot of the boxes are stuff for our wedding in October so I think I could move them to my parents house for now.

Oh, there are no dimensions on the floor plan and I have only just just realised that it is a very small house so the clutter must be hard to avoid and it must be hard to get good photos. I would make much more of the view and make the garden look gorgeous too.

I agree with others regarding washing the driveway/front and I would maybe put some bedding plants in the bare earth. I would take out at least one chair from the living room (even if just for the photos) and try to get them to photograph everything with a wide angle lens. Upstairs it looks odd that there are several mirrors in some of the rooms. The picture of the third bedroom is just bare corners so I’d try to get a better photo or put a bed in there. Also I’m surprised there’s no real photo of the view/nature reserve! I have a feeling your house looks much better in real life than in those photos

When you're selling you can't afford to just leave a room empty. It might be a room for your dogs, but buyers need to see it as a workable space. I'm surprised that you didn't try and stage it as a bedroom / office for the photos.

I’d declutter, remove one armchair and or couch from sitting room (it looks tight), more decluttering and then if it was possible to Powerwash the entrance pathway and the cladding on the front of the house I would do that as it’s a lovely house externally but that dirt is impacting the kerb appeal

I agree, too much furniture, it is making the living room look much smaller and cramped.

its just not presented well op. There is so much stuff and with all the clutter, boxes, messy sofas, beds not even made properly it will give a really cramped untidy feel on viewing.

you are trying to sell it, so you need to present it in its best light. So I’d declutter, remove some of the furniture, give it a good clean so it’s spic and span, and then retake the pics. As it is likely going to mean low offers if someone does buy.

I didn't say it wasn't clean,but decluttering makes a mess that will need cleaning.

The kitchen looks like it will need redoing because the oven takes up too much space and there’s no work top.

id need to replace the carpet down stairs- it looks very stained

redo the kitchen- the range cooker looks misplaced and makes it looked cramped

rip up the Astro turf and those bloody lilandi

install a shower

the stone cladding would need to go and the dark staining under the bay window would concern me

BUT I’d be interested in viewing.

In the estate agent description of the garden, they mention conifers. Are they yours? Because they really aren't a selling point and if they are yours I would trim them to fence height or ideally remove altogether and install a fence. Also there is no mention of how big the garden is or which direction it faces.

I also notice there are no room sizes on the floor plan - you have to go through the property description to get those which is annoying.

Really the empty bedroom needs to be dressed as a bedroom. If it can fit a double bed then get one in there. I don't know the area so I can't comment on the price. Overall I think its a good property, and the main sticking point for me are those trees.

Kitchen is cramped. The cooker makes it look as if impossible to open washing machine door. The sitting/ dining room looks very cluttered and the table cloth needs ironing. Declutter everywhere. Hang the curtains properly.
The house looks uncared for so would put me off just looking at the photos.

This I thought:
plastic garden and not even nice Astro turf
I can’t open the washing machine to put washing in
no views means it might overlook a park but there is an eyesore there
whole house is cluttered
front garden looks like a total mud bath
neighbours drive looks higher - does water run off it
the previous owner made a huge profit and didn’t invest in the house
you haven’t owned it for long - why are you moving
the photos are shocking unmade beds, clutter and boxes everywhere

part of me is thinking 🤔 bad neighbours or planning application on the nice views- it isn’t but it looks small.

Like many people Astro turf for me is a put off but honestly it seems a lot of profit in the last 5 years for nothing. The market is coming down,

The floor plan isn’t helping. Get them to add measurements for the room sizes and garden. Also get them to add the outbuilding.

if you paid someone to cut the bushes back you need them to come back and trim the top.

you have a particular style. Wouldn’t put me off but all the pink might put someone else off

remove the cushions and throws. The day bed in the office looks messy. Get rid of boxes and as much clutter as possible.

the photos are not good - I’d ask if someone else can come and take them.

If there is a shower then that’s another problem with your photos, I can’t see it, just a bath. Get the agent to take photos showing all the important things clearly.

I think the fact that you think the garden is large just shows that there’s a house for everyone and everyone wants something different. I’m currently looking for a house but I won’t consider anything with less than half an acre - there will be others who would think that was too much work.

I’m sure you will find someone who wants a small town house, especially if you have already had an offer, but definitely get a photo of your shower!

I know people aren’t buying your stuff etc but the problem with clutter /mess is it distracts the eye and implies there’s insufficient storage.

Remove all clutter
Make beds,smooth covers, iron that table cloth!
Clear windowsills.

Its a pain but if you want to sell you need to do this sort of thing.

And could you get the agent to replace the AI waffle with a proper description? Claiming that the kitchen has plenty of storage is nonsense when the photos show it piled with clutter, and a bath with a shower attachment is never going to be 'sleek modern and finished to a high standard'.

It’s 710sq ft. That seems quite small, is it right? It looks as though it should be bigger iyswim.
If it is correct that could be putting people off as it’s really a starter home rather than a family home, so a more limited pool of buyers.

Your aspect out the front is beautiful!

The website kept crashing for me btw, had to look at it on Rightmove.

theres no stains, there’s two rugs that covers most of the floor but I think if you mean the darker areas on the pictures that’s just from hoovering (doesn’t look like that in person, assume it’s the saturation of the pictures of something)

It's a nice house, if it's in the right location and a good price, it will sell. Wrinkled duvets or not!
It's getting to the time of year when more people will be looking at houses. I'd be tempted to sit tight.
Location + price.

I think the living/dining room looks cramped. I wonder if it would work to swap the furniture round so the sofas are at the front and dining table is at the back next to the kitchen? You could move the smaller sofa up to the empty room, or put a single bed in there and hang some pictures. Also good to include a photo of the view. Get rid of the pallets in the back garden. Could you change the taps on the bath to a set with a wall mounted shower? And hang the freestanding mirrors.

Personally I think the porch devalues the property, as does the kitchen because it's not a fully fitted kitchen and the oven is too big. You probably won't want to make big changes like that though, so you just need to make sure it's priced accordingly and dressed as well as possible.

As other posters have mentioned, declutter, I would also make the following changes

  • jet wash drive, first impressions count
  • Remove green sofa and move chair over, perhaps put sofa upstairs in empty room or garage, will make living area look less cramped
  • remove boxes from dresser, declutter dresser, remove stuff behind door, take the table cloth off or iron it
  • Declutter kitchen, box up every thing you don’t need and store in garage
  • Same with bedroom, buy some nice bed covers. Sort out busy windowsill
  • Make bed in spare room and hang one mirror, store the other
  • Declutter bathroom
  • paint pink skirting board in hall white and put a plant there
  • in the garden jet wash patio and remove wooden pallets
  • get some dimensions on the floor plan
  • if budget allows, remove astroturf and put grass down

Add some fresh flowers and plants around the house and then ask for the photos to be redone, Whilst some can look past clutter and visualise the house with their belongings many can’t.
