NC for this for privacy! My house has been on the market for just over a month and has only received one low ball offer - does anyone have any tips on how to get it sold?!

I was going to ask if you have dogs. Hence the coverings on the sofa. TBH - it does look a bit like the pets are in charge. Does it smell fresh and airy?

I have a dog so not against dogs btw. Tidy up the bed linen and get out the iron. Dress the rooms and get rid of all the clutter. Unlike others I wouldnt be put off by astro turf. Saves mowing the lawn!

part of me is thinking 🤔 bad neighbours or planning application on the nice views- it isn’t but it looks small.

Yeah we just want to move closer to our parents, health issues over the last year. Unfortunately.

drives the same height as the others. the pictures where taken on a wet day and the muds from the car tyres. But I think we need to move some clutter and get the photographer back, thanks all.

It all looks a bit like a renovation project. The kitchen isn’t a proper fitted kitchen. The garden needs work. The walls are all brilliant white paint that looks old. Which is fine for a starter home, someone without kids will buy it and fix it up but that will be reflected in the price.

theres no stains, there’s two rugs that covers most of the floor but I think if you mean the darker areas on the pictures that’s just from hoovering (doesn’t look like that in person, assume it’s the saturation of the pictures of something)

Yeah then the photos are bad - it looks stained and the throws etc don’t help - it looks a little unloved and I know from your posts it’s not.

mines going on the market in 12-18months - I will be hiring a skip and a storage unit. I’ll repaint, professionally clean all carpets and ‘show’ it so it’s homely but not full of my tat.

some people lack imagination and cant see part personal taste - so they won’t view if they don’t like the pics

You don't even need to move them out of your house - just move them around for the photos. It's about getting people through the door for viewings.

Is the size really correct? 710sqf is tiny. I can't imagine you can fit 3 bedrooms, a bathroom, kitchen, hallway and lounge into that floor space. I once lived in a 2 bedroom flat that felt unusually tiny, and that was that size.

Your home is lovely.
Its clean and not cluttered - but still too cluttered for an online estate agent.

Look at other listings and it will look like no one lives there because they remove as much stuff as they can.

In the front room, remove the extra chairs so that you only have the sofa.

Remove as many ornaments, cooking utensils etc as you can.
The idea is to make the space look big, not cosy.

The more of a blank canvas it is, the more people can see themselves living there.

Also if you have a beautiful view from the window, then show it properly - people would pay just for a lovely view.
There are houses that sell for millions all because they have a sea view.

What you don't seem to understand is it's the perception given from the photos. So when people see clutter their perception is it might not be clean underneath the clutter. It's probably an unconscious perception but it's a perception nevertheless.

You are getting offended by people's comments, but they are sharing what they see from the photos. Big examples "but we do have a shower!", "I cut those trees last year!". The fact is the trees make people not want to take them on and the photos appear to some people that there isn't a shower

Get rid of all the boxes and other clutter, dress the empty room as an office. Sell a lifestyle.

If you want to get it sold quickly, you might get more traffic if you listed at 199,999 as some buyers will set their price cap at 200,000 rather than 210.

Firstly it’s a lovely house - but I’d be offering below £200k

id need to replace the carpet down stairs- it looks very stained

redo the kitchen- the range cooker looks misplaced and makes it looked cramped

rip up the Astro turf and those bloody lilandi

install a shower

the stone cladding would need to go and the dark staining under the bay window would concern me

BUT I’d be interested in viewing.

it does need a declutter and a tidy but that doesn’t put me off - but it will other people

How much do you reckon re-fitting a kitchen would cost in relation to a £200k house?

OP rent some storage for a bit so you can get rid of stuff off the top of cupboards and some of your knick knacks and pare down a little bit. It doesn't have to be drastic but just enough to help potential buyers visualise how they could live in the house without being on top of each other.

And I would insist on better photos.

Yeah there is just so much going on. Clear that dresser of drinks bottles and suitcases, take everything off the top of cupboards. Take the tablecloth and candles off the dining table. Take the cushions off the sofa or at least straighten them.

Get a cardboard box and remove all the trinkets and ornaments and shove it in the garage. I might even be tempted to remove the green armchair and shove it in the garage to make it more spacious.

Another thing to remember is that those people who are put off by clutter etc .are not necessarily lacking in imagination. I can see past it but if Im struggling for time to fit in viewings, desperate to buy etc. I’m going to prioritise seeing those that immediately appeal to me, before I move on to the “maybes”.

I’d get rid of of coffee table and take the top off the dresser it’s too dominating
look at swapping it round putting dining table at bottom end

I think it could be the kitchen tbh there really isn’t one so straight away I’d be thinking there 10k gone minimum

Agree. A killer view would make me more inclined to view a property I was on the fence about.

I don't think its that bad, and 1 offer in a month is good, ours has been for sale for months and still only 1 low offer. There's nothing that a good declutter wont fix, best of luck!

I found that putting stuff into the car and parking it round the corner helpful. so like the boxes with the dog bedding, the plastic step that looks like its blocking the washing machine, your bins etc

I like your house, it's just the AstroTurf that would put me off, also whilst I love pink, and have pink accents in my home, I would tone it down a little. the cushions are lovely but a little childlike.

Not UK so my thoughts may be culture clash as well, but:
• first picture, all I could see was the muddy driveway
• bathroom - why have all the toiletries etc on display, put them away!
• floorplan - really needs dimensions
• upstairs - declutter, put things out of sight
• downstairs - it felt really small and cluttered, like there’s too much furniture for the space and it’d be difficult to move around. Declutter, perhaps take out or reposition furniture?
• kitchen - this was a real weak point that I’m not sure I’d bother viewing the house. The oven/stove is too big for the space and it looks like you can’t open the washing machine drawer fully. There doesn’t look to be sufficient cupboard space (evidenced by the corner of clutter), there also appears to be near zero bench space and is there really only a bar fridge? Or have I missed the full size fridge??
• outside - I’m fine with fake grass, gardens can be fixed up to suit new buyers far more easily than internal things

key message - the pictures are terrible, you need to look at other real estate listings (especially ones that have sold quickly!) and see how you can improve yours. It may also be price, and that may not be a reflection of your property but in the current economic unknown, people may be reluctant to spend at present.

I'm not that poster but the kitchen is really underwhelming. I thought it was a utility room at first, then I saw that abnormally big cooker that is way too big for the room. It only has one cupboard that is under the sink plus the welsh dresser, that I assume OP would take with her, so it doesn't really feel like a full kitchen.
