Presenting a house for sale; are these deal breakers?

KatyMac · 29/12/2025 23:18

We have a bog standard 3 bed terrace

If we were to out it on the market would these be a deal breaker for the average purchaser?

  1. currently using the through lounge as a bedroom (disability)
  2. there for the kitchen diner is a little full of sofa and table & chairs
  3. the conservatory is a workroom
  4. caravan on one half of the drive

I could move upstairs short-term & turn the rooms back to 'normal' use, it would be annoying/somewhat painful but doable

I could rent a space for the caravan

I could put the workroom back upstairs

And I could also pay for storage to make everything more streamlined

How do I prioritise? And which would be worth doing?

I totally get "not picking another battle" - its awful that you feel that way but I've lived it - i have an mri found gallstone incidentally and I have to address it...but not yet!

We have to normalise talking about menopause and supporting each other through it - hrt is for "life" not the relieving of symptoms and osteoporosis is a killer and need screening and preventative medication

Hugs to you both (& everyone else) @Sortis and @HappyCrochetHooker

That's very nice of you to say @pencilcaseandcabbage I use MN as accountability as I'm convinced you all (MN i mean, everyone of you) care deeply just like you did in 2005 when i joined 😝🙄😊

So let's keep on going happy to support anyone who want a bit of decluttering

OP, nothing to do with your initial query, but how do you use half a patch, do you cut them in half?

And how did you get testosterone?

KatyMac · 07/02/2026 16:18

Yes diagonally as its easier to judge halves that way

I saw a private consultant (woman) who concentrated on my serial function 🙄I may have exaggerated then my GP agreed to continue

The 2 patches was an increase by a 2nd consultant but she was helping with my thyroid

So how is everyone today? Resting and taking some family time I hope?

I've got dinner with DD and her family tonight and I am sorting things into boxes to go away using the family, friends cousins method etc mentioned uptrend (or on another thread about moving oops!)

I made £30 at my indoor car boot, not sure its worth it

I'm never sure car boots are worth the effort... Why not try one more but have a plan for everything left at the end so you don't take it home? Plan a tip stop on the way home for all stuff which can be recycled then a charity shop to drop off anything else. Aim to have an empty car!!

NeededANameChangeAnyway · 08/02/2026 11:16

I think you're on board with the decluttering @KatyMac but just wanted to add my tuppence to keep you focussed!!

We went to see a house which had amazing views, very cool garden but inside was just a disaster zone. The poor lady was all over the place, piles of ironing in front of beautiful picture windows, an exercise machine on the landing, cat litter tray in the bathroom, tumble dryer in the middle of the conservatory. And just heaps and heaps of stuff everywhere. I could see what the rooms might be used for but you couldn't get a sense of space or whether there were any issues (damp, holes, rot etc) because you couldn't see much of the floor or walls.

Im sure your place isn't like this (especially after your amazing decluttering progress!) but make it easy for viewers to make (positive) judgements. We couldn't get out of the place fast enough as our snap judgement was 'nightmare'.

KatyMac · 08/02/2026 20:28

Im going to do at least 2 more car boots i think, I have a fair few antiques and if i price them low enough a dealer might pick them up - its such a niche market & quite a but of silver

Yes clean bare wall/corners spotless kitchens and bathrooms and minimal furniture is the way I'm going

Today I rearranged the (significantly less) furniture in the kitchen/diner - DH has a marginally poorer view of the tv until I sort it out tomorrow - our meal was lovely and the bath beckons

Thank you for your kindness everyone. @HappyCrochetHooker I have been on HRT for about 4 years, having had (in hindsight) symptoms since I was 38. It was a long battle, and took over a year to persuade doctors to prescribe me HRT. I think it saved my life. I thought I was losing my mind.

Last week got worse and worse, but I'm heading off on holiday today (almost there now) and really looking forward to some rest. Trying not to think of house move, but first job when we get back is to get a double bed for DP's house as cheaply as possible if anyone has any tips?

What are your plans for today OP?

KatyMac · 09/02/2026 12:42

The kids are coming round later to dismantle some wardrobes and move some furniture

I am hoping to reorganise and sort some drawers & photo and label the carboot boxes (so if I sell something on marketplace indont have to root around)

But so far I have drunk tea and eaten toast while sitting down

I find it go through periods of time when my hrt is less effective then it swings back to normal

I made the decision to not do a lot today. Last week was exhausting and I haven’t been sleeping well from the stress of everything. So I’m sat on the settee eating nuts and watching the Winter Olympics. Half thinking about putting the dishwasher on but can’t even make myself do that. I will when it gets to half past 😁

KatyMac · 09/02/2026 14:40

Seems like a sensible decision

I've also had to change some of the furniture about in my bedroom on top of everything else as it was setting off my adhd/menopause anxiety! Sensory overload!

Just had an hours nap

OP posts:
KatyMac · 10/02/2026 00:01

I labelled about half the car boot boxes

DH & son-i-l dismantled 2 wardrobes - just one to go - we swopped the bedside cabinets round as they didn't fit

I've been trying to work out the smallest bedroom I can cope with and its not small!!

How’s everyone doing today?

I hope you don’t mind me loitering. I’m in the weird position of having my last house still to sell, having bought and mostly moved into the new one. Last week was getting the old one ready for the photographer, and sort of viewing ready. I needed a break from that so this week so far has been starting things in the new house. I’ve mainly been looking in the many, many black bag that we didn’t differentiate between clean clothes, clothes that needed washing, clothes for charity, and straight up bags of rubbish. Organisation isn’t my strong suit and packing was manic. I’ve done so much washing and drying but the spare room is starting to look a bit less like an
actual rubbish dump.

KatyMac · 10/02/2026 15:36

That sounds fabulous, well done you

& its so positive, I'm finding the destruction a bit negative butties keep concentrating on how nice ut will look (while reminding myself then old way was more practical for me)

Not much today as I'm babysitting

Are you OK @Sortis - jow is everyone else?

Sortis · 10/02/2026 16:05

I'm on holiday in a lovely location, but had a nightmare about work and woke up feeling a bit low. Then I felt guilty and ashamed for feeling a bit low whilst on a lovely holiday. Went for a swim earlier but my disability flared up and left me a bit wobbly. I am now nursing a packet of biscuits in the hotel room, chatting to GPT about improving my life and feeling a bit better.

I love reading about everyone's progress, step by step.

KatyMac · 10/02/2026 18:32

Don't beat your self up, you feel what you feel irrespective of where you are

If you are having a flare, it will affect your mental health too

I sold a cupboard and its gone - another 2 going maybe next Tuesday

Good stuff OP!

KatyMac · 11/02/2026 08:50

Today some fabric is going; I may retidy my bedroom and tweak a few bits then, I have no idea

I am in huge pain with my back - i have taken a small dose ofnpai relief and may take a larger one

OP posts:
HappyCrochetHooker · 11/02/2026 09:06

Are you a fashion designer @KatyMac? You don’t have to say, obviously! Just the mention of the fabric and the mannequins 😁 whatever it is sounds very cool! I dabble in making things (not clothes, usually just a mess) and had accumulated a fair bit of fabric. I know it’s in some boxes somewhere… I was thinking of making some draft excluders the other day but don’t know where the fabric stash is, I think the sewing machine is in the spare room at the new house, but weirdly I know exactly where a load of stuffing is. How’s that for priorities 😁Hope your pain killers kick in and your back eases a bit.

KatyMac · 11/02/2026 15:00

Not fashion i call.myself an eco-designer and I make clothes and costumes/cosplay from upcycled and vintage fabrics so I collect a LOT of fabric, then I go to festivals/markets and sell them (menopause has a lot to answer for!!)

It's horrid not being able to remember where things are i have a fab whatsapp trick ill write down later so people know/ can remember where things are

Cleared the futility/conservatory moved a shit tonne of car boot boxes, had a nap, going to prep tea and start again the family is round again as they have a viewing at their house and want to keep it clean and tidy

OP posts:
KatyMac · 11/02/2026 19:44

Last wardrobe is down and the pieces packed away - 5 of the buggers

Now i have been sorting doom piles into doom bags (sewing/stationery/diy etc) and I think I'm at the point of putting the piles away!

I needed 2 naps today and quite a few painkillers that I couldn't avoid taking

OP posts:
KatyMac · 11/02/2026 19:48

Putting things away " somewhere safe "

Statt a whatsapp group with 2 other people; rename it "somewhere safe" remove the other people (unless they help uou.look for things)

When you put some things "somewhere safe" take a pic of eg 'passport going in filing cabinet' label it passport then when you want to find your passport you type it in to whatapp and find a pic of where it is

OP posts:
KatyMac · 12/02/2026 09:25

Day off!

Acupuncture appt for me & DH although he has reflex and Acupuncture 'light'

I'll see what I get done later- sometimes I completely flake after my appt

How is everyone?
