Presenting a house for sale; are these deal breakers?

We have a bog standard 3 bed terrace

If we were to out it on the market would these be a deal breaker for the average purchaser?

  1. currently using the through lounge as a bedroom (disability)
  2. there for the kitchen diner is a little full of sofa and table & chairs
  3. the conservatory is a workroom
  4. caravan on one half of the drive

I could move upstairs short-term & turn the rooms back to 'normal' use, it would be annoying/somewhat painful but doable

I could rent a space for the caravan

I could put the workroom back upstairs

And I could also pay for storage to make everything more streamlined

How do I prioritise? And which would be worth doing?

While looking on rightmove for a new property I am immediately put off by the amount of clutter in houses, particularly kitchens because I just think not enough space. Our house has an offer at asking price. We made sure no clutter- I’m a minimalist so not a problem. Fresh flowers to brighten up the space and also made sure the garden was neat and tidy with a few spring flowers around.
I don’t see the caravan being a problem unless you can’t get a car on the drive.
it occurs to me that if you can’t manage to take things up to the loft and not suggesting husband does, why not hire a man and van to do it? Also I agree with poster, put things in the caravan. Good luck.

I am a numpty

Yesterday DH and i moved all our clothes upstairs
Despite me having put my back out and having a dodgy knee
Stairs have been an issue for about 20 years for me

I am in such pain and I can barely move so I'm off to acupuncture to see if that helps

Oh no poor you. Hope acupuncture helps! DH was unable to move during a large portion of time when I was clearing the house ... it's a hazard. Hope you recover quickly this time, and take it as a warning not do overdo it again!

I've had a quieter day today and my back is loads better since my treatments (although it was a rough one)

Tomorrow a funeral and Saturday an indoor car boot

So a pause until Sunday

Hello OP, I'm in a slightly similar position. Currently decluttering and preparing house for sale. Trying to be ruthless so that I don't have to move things from home to friend's garage to new house. Getting a bit fed up of cardboard boxes everywhere, but I really think it's worth the effort for best chances at selling the house.

Like you, am also managing around disability and job. So just need to be careful about my energy levels and not overdoing things.

Estates booked for late February (I can only really do Fridays). One was supposed to be today but they've messed me around a bit, so that's also going to be late Feb now. Have you had any contact with estate agents?

Today's goals were to pick up some cardboard boxes (done) and try to box up lots of living room. This is half done. Need DP to make some decisions re. his books.

I need to pack the car today and see if i can get DH to do stuff while I'm out 🙄

He wants to move but doesnt seem to want to put in the work

I need to photograph my ikea wardrobes and put them on fb marketplace today, I already have 60 listings on there (& work out a price)

If you have sheds or a garage get DH sorting those out too. They'll need to be emptied for the move so make a start.

(I'm imagining your mannequins having a holiday in the caravan!)

My mannequins come to markets and festivals with me and wear/display the clothes i make/upcycle from household fabrics (curtain, bedding and tablecloths)

Me personally I would get a sofa bed in the 'bedroom' so that when you have viewers and the photos, it looks lke a living room but you can use it as a bedroom, get furniture that can double up, a sideboard can be a clothing storage for example

I would find rental for the caravan

I would tidy up the workroom so that it shows what capacity it has for other use

I was thinking about doing an indoor car boot in Feb, but not sure if it's worth it. At the moment I can't get buyers for stuff, so I'm giving it away. I'm not on to furniture yet though, so we'll see. Hopefully I'll get something for my pax wardrobe :)

Productive afternoon today. Deep cleaned the bathroom and decided what I will need to do for the photos. Also hoovered the landing and stair carpet and realised that if I get on my knees and use the nozzle I can get all of the pile looking much better.

I wonder if I can box up my summer clothing for the free storage or is that a daft idea I'll regret?

We are sat i front of the telly sorting paperwork - god I have kept so much!

There is another indoor carboot tomorrow but I think I'm too tired

I do have a sofabed & I'll def use it for daytime naps & maybe some nights if Im sore

No idea what I'm doing tomorrow - I think I'm going to put things away tomorrow - I have random half finished piles anywhere its chaos

So tidy anything I can and have a quieter day

If you could manage to sleep on a sofa bed and move bedroom style 'clutter' into the caravan on the days with viewings, I think they fact that you now unfortunately have a disability which means you need to sleep downstairs is actulally a very good reason for selling - you just need the lounge to look 'loungey' enough for any chronically unimaginative buyers.

Caravan also likely doesn't matter as long as it isn't blocking light from the house or making it difficult to get to the door with a car in the drive.

but yes to decluttering and yes to styling upstairs rooms as bedrooms (presumably easy if you move your bed back upstairs and use the sofabed for a while?)

The caravan will be full of work stuff; but maybe an ottoman or a side cupboard i can sweep everything into quickly - thanks @AuntieDen

DH will have to decide between kingsize upstairs or sofa bed with me - hmm if it were the opposite way round I know what I'd choose

The bedroom is normal sized - DH is 6ft2 so kingsized means his toes are warmer!

Today I am continuing with general tidying and getting things away, I have a fair idea of the storage I'm keeping so I'll fill it with things bike want/ need to keep

Big argument with dBro about my mums old teddy bear, I dont want it, I never wanted it, tried to give it away when I was 7. He want to keep it, so i said ill post it to him; but no he wants me to keep it - its going!

And it's been a complicated month and for the first time ever I will intentionally not pay my entire CC - gulp - emotionally hard

Someone came for a cupboard but it was the wrong size so they didnt take it

My wardrobes are empty and clean, I reorganised the boxes of stuff to sell so we can move around them

We sorted mine and DH's shoes and my bags

We cleared a pathway so we cam move other furniture

We sorted some craft stuff

I had help today, can you tell? DD & her partner came round cooked tea and helped
