Presenting a house for sale; are these deal breakers?

We have a bog standard 3 bed terrace

If we were to out it on the market would these be a deal breaker for the average purchaser?

  1. currently using the through lounge as a bedroom (disability)
  2. there for the kitchen diner is a little full of sofa and table & chairs
  3. the conservatory is a workroom
  4. caravan on one half of the drive

I could move upstairs short-term & turn the rooms back to 'normal' use, it would be annoying/somewhat painful but doable

I could rent a space for the caravan

I could put the workroom back upstairs

And I could also pay for storage to make everything more streamlined

How do I prioritise? And which would be worth doing?

Bathroom is sleek and fairly minimal - kitchen is quirky and niche!

But being disabled I just need too much stuff easily accessible - so the ground floor is full & upstairs less so

Reason for move is to make all rooms on the same level - so flat/bungalow & more accessible - such a shame as we have only been here 8ish years but things change

Also making lists of furniture we don't use anymore - like filing cabinets & do we really need DVDs and CDs?

Run all this stuff youo dont need down to the dump now (cds dvds old furniture before you list or it will haunt you all the way to the new property...

For photo day clear all ypur stuff away temporarily (or move for the photos)
Pro tip!!!! Make tge photographer show you the pics on the camera... you often spot something small and annoying that ruins the photo....like a wardrobe door ajar that looks like its hanging off its hinges in the photo

People alwaya say ooooh it doesnt bother me but subconsciously people cant move past it amd it does impact saleability or final price.

I sold at the same time as my neighbour - theirs was top floor so arguably "better" I achieved over 10% more as mine was well presented.

Indoor car boot booked for 31st January (table provided)

Sold 4 boxes of laminate for £20

Dd sorted out her cds and dvds and there are hundreds to sell!

At the moment I can use stairs (just not too often)

So I'll nap downstairs during the day & if I'm having a bad day on a sofa bed

But generally sleep upstairs

Another 4 bags to the tip - 5 boxes to shredding tomorrow

Sold 6 mannequins! (So much free space!!)

DH reduced his wardrobe by about a third & started moving his clothes to the upstairs bedroom

Three huge boxes of surplus stationery to go to the indoor carboot I have booked
I fixed a tv and all its connections
Ive moved furniture all over the place like one of those small puzzles where one space is missing and it makes a picture

Yep do all of that. People really cannot visualise well. The caravan would not be that much of an issue for me as I could see you have a drive and that’s all that matters (or if I had a caravan I’d know I could put it there). But the rest absolutely.

Clear some floor in the attic
Put boxes in the attic
Sort landing shelf

Oh and fix a big spreadsheet for so eone

Well not a fab day - the side quests got in the way

Declutter/Pack stuff in conservatory - umm about half, but i moved 2 cupboards and the ironing board out
Clear some floor in the attic - umm no
Put boxes in the attic
Sort landing shelf - umm no
Oh and fix a big spreadsheet for so eone

But

i went shopping,

i tried to drop spare stationery off at a community group (it was closed)

I argued with too many people on facebook marketplace about collecting an old tv

I had a nap

I made a fab tea - sweet and sour ribs

& I'm in the bath

So i think I came out on top generally

My weekend to do lists are often like that. Cooking and eating food and taking time to have a leisurely bath all important as this is a marathon not a sprint!

You’re doing great OP! I’m in exactly the same position as you right now. We’re moving abroad, so even more motivated to get rid of stuff.

Some advice that my very savvy real-estate investor DF gave me: Once your house is on the market, it’s no longer ‘yours’. It needs to be completely de-personalised so that the potential buyers can envision the house as their own. It needs to look like a hotel.

We’ve been doing a charity donation run with the car every few days, listing stuff online to be taken. Kids toys are already being shipped home, and I’m cutting the kitchen down to the bare minimum.

It’s so much work, isn’t it!?

So much work, I'm packing up my business too (although I havent started that yet really) and that really piles ip the stuff - I have cleared 'work' from 1 room so far and I keep dumping work stuff in the attic

And dealing with a funeral on Friday (bil) and end of life care (uncle) so today might be a pause day

It's also a babysitting day so small jobs only

Can't imagine travelling countries

I am a numpty

Yesterday DH and i moved all our clothes upstairs
Despite me having put my back out and having a dodgy knee
Stairs have been an issue for about 20 years for me

I am in such pain and I can barely move so I'm off to acupuncture to see if that helps
