Funny you said about cleaning, I’ve been looking up pre move in cleaning etc…

And yeh still annoyed with the seller’s solicitor, I have let them know my dissatisfaction. They obviously came back and said they didn’t receive instruction to split until this week… but I went back and said but you had a chance to clarify last week when I said the EA told me they were waiting for instruction to exchange. The seller probably didn’t explicitly say they will split because they were thinking their onward purchase was going to be ready. I’m not expecting them to admit their negligence but thought I need to say something for myself 😅

But anyway, all fingers crossed for the week ahead, we don’t have an exchange date yet as solicitor is waiting for lender to confirm the release is okay for Friday.

@Pops1985 my chain completed early November and we’re trying to exchange and complete next week.

but that’s with the seller splitting their chain, we had been ready since early March.

@Pops1985 house went on market on 6 October. This buyer (another dropped out) offered and accepted on 20 December and completed today, so 13 weeks. Probate house and he was supposed to be no-chain but was transferring equity in existing house and there were delays there.

Can I join? Our house went on the market on Wednesday afternoon, a viewing was scheduled for tomorrow but was then rearranged for next Saturday. The housing market in our area is currently fairly slow, and we were advised that this week was quieter due to the stamp duty changes taking effect from next Tuesday, hopefully after which we will start to see more interest.

We exchanged contracts at midday! Genuinely didn't think it was going to happen, as the buyer's solicitors sent some final responses very late in the day! Removal company is coming round tomorrow to start packing stuff in preparation for completion on Monday.

We've had a weird day.

Our conveyancer had some sort of epiphany after sitting doing nothing with the file for about 4 weeks, and decided the apartment falls under the remit of the Building Safety Act (it's a relevant building as it has more than 5 storeys) which means their insurer won't allow them to act.

I've lined up a new solicitor local to the apartment who are dealing with a transaction in the same building now, so can clearly deal with it. They've been quick on the transaction they're dealing with, so 🤞🤞 they speed through to make up some time.

My parents' house went on the market on Weds and sold today. 4% under asking, which is fine in this market.

I think they'll be relieved that they'll be liquidating their asset quickly after buying the apartment.

DH is stressing me out so much. His version of packing is to get everything out of every area then leave it there whilst going off to do something else. Nothing he is ‘packing’ is in a box, it’s just all over the place and looks like piles of junk. Whilst I am trying to pack smartly and make 2 piles - one to keep, one to throw away, he has 97 piles and no one knows what they are for

I was just coming here to write the same thing! Ours went up for sale Wednesday too. One viewing so far, loved the house but think its out of their budget - so I'm not sure why they viewed!

I keep checking emails in case my buyer has found something to complain about in the house! We were very careful to leave it clean and empty but you keep wondering what you might have missed.

Im annoyed with my solicitor. We started being queried on a rising damp report from a pre purchase survey in 2014 from when the last owner was buying. He then renovated the whole house, fixed the roof etc and the house dried up.
Our home report was a 2 because of a tiny area of damp on our bedroom ceiling but we replaced a roof slate and so when our buyers offered and we accepted, we then had a refreshed survey done which showed now damp at all and was upgraded to a 1.
My solicitor was asking if I had a guarantee related to the pre purchase report from the previous owner. I said I'd check with the company but I didn't think so as I didn't believe any work was carried since the whole house was renovated and it wasn't rising damp- it was a hole in the roof which was obviously repaired.
She then replied to say the home report had a 2 for damp. I said actually, it didn't. I then asked them to confirm if they had sent our buyers solicitor a copy of the refreshed home report I sent to her on the 11th Feb which showed there was no damp and the number had been upgraded from a 2 to a 1. She responded "let's see what the company say about the guarantee and take it from there"...so absolutely clear they haven't shared the refreshed home report from 1.5 months ago and because they haven't, it's now raising queries that are irrelevant and time wasting.
On the good side, I got our sellers to agree to us storing our stuff in the house on the Friday to save us storing over the weekend and buying it officially on the Monday. So that saves us about 1k.

Joining - we almost agreed a private sale but in the end they pulled out so we went on the market with an agent this week. Had a cheeky offer from a viewing that we’ve turned down. Waiting patiently to see what the next few weeks bring. I think I most dislike the uncertainty of it all, and we are just beginning.

We are in! Friday was absolutely manic, I couldn't clean as much as I liked but buyer was chasing for keys so so be it! I am exhausted, actually in bed (mattress) now but the house is beautiful, can't believe it is ours! Sellers were wonderful and evidently had cleaners in so the place was spotless, left us loads of information and some biscuits 😍 (and I could kiss them for leaving a surprise wardrobe as we have none!) Kids are loving life, the cat not so much.......

This is all so reassuring to read so many of your exchanging and completing. Can I ask how many weeks between a complete chain and exchange? I’m trying to tell myself it doesn’t have to be 5 months like our last move!

We just completed 8 weeks to the day from a complete chain which I know is unusual (we were due a bit of luck though!)

Morning all. Boxes everywhere - completion day tomorrow! Is anyone else going from rented with an overlap?

I am wondering how to best manage this as although a full months rent paid I know that I will be into the new property within a week or two.

What is everyone doing about utilities council tax etc? I will call the council tomorrow and see what they say (same council for both) but imagine it will be council tax for both properties this month.

This must be a common issue

@Limeandsober I will have a two months overlap if we complete this coming Friday. Won't be moving in straightaway as I need to replace the carpet but I plan to move soon after.

I will have to keep council tax and utilities at rental till the end of tenancy, but once I move out, I'm hoping the utilities won't be as much. It's just the council tax that's a bummer.

We had a month's overlap with rental to here. We could fill in an online form which gave them the purchase completion date and the end of tenancy date. We were then charged for both houses for the month once they finally got round to sorting it.

We spent a week decorating the bedrooms in the new house and then moved into it. We took a while to go and clean the old house as it was over Christmas. We were glad we had the whole month, tbh. It meant we could initially prioritise the new place.

Wanted to share this ridiculousness!

My DS owns very little as he is moving across from furnished. He's been looking at beds today. Been to one retail park....then another. Has made a decision but....is not allowed back in to buy because of the no return in 3 hours rule on the car parks!!

He has the phone number of Dreams so called to ask if they could do anything about it...no. Only option is to pop in again tomorrow!!

Luckily he has the week off but, honestly, no wonder people browse then buy stuff online!
