@2025willbemytime, are your movers loading and driving on day 1, staying over and then unloading / driving back on day 2? And your problem is that the chain wants to complete on Thursday, leaving your removals needing to work on Good Friday?

A solution, assuming you've exchanged, is to have the loading / driving take place the day before completion, then unloading / driving back on completion day.

I know you have pets, but can you get an AirBnB for the Weds night? Or have you a friend you can stay with where you are now, then drive up really early on completion day? Or maybe even a Z bed / blow up mattress in your current house?

I’ve been told to not touch any credit until after completion. But I’ve seen other people say it’s fine once the lender has released funds which can sometimes be the day before completion. Hope that helps🙈

Good luck to everyone today!!! Fingers crossed for all of you.

Got our keys and completed yesterday. The house was in a state... I can't believe human beings were living in there till yesterday morning. Human decency is clearly a lost trait, isn't?

Well, much cleaning and organising to do now!

Hopefully, you will all join in the fun in the next few days.

@MelodyJ so infuriating that they let the thing slip! But at least you are almost there and it will be over soon. Only one week to go!

@Limeandsober so basically your funds get released and then need to be confirmed by your onward purchased they have released it then they “should” realise the keys.

the main problem is that for instance we have had our funds released and confirmation from solitors it’s been received other end and that keys can be given…. But our vendor is still packing and needs a few more hours.

the EA tried to fluffy this up with “we will let you know” and “we don’t have the keys” and I had to say “legally by 12 the property is ours” as he said that the vendor would be able to release the keys at 4pm due to needing to pack….

que him doing a reverse and saying oh yes they will be done by then. They push it to the end of the rope they have been given … I will be calling my team if this lingers past 12 and they play silly buggers.

Love reading everyone's updates!

Our buyers mortgage got declined however they have just secured another! Phew!

Searches are ordered , both sides.
Contracts packs given both sides.

Our LA search taking place 8/4.

Waiting for our solicitor to now send some lovely enquiries our way .
Haven't yet had the draft contracts to look through , have chased today .

Congrats on anyone exchanged ! And completed.

This is my 3rd house sale in 5 years and I'm still no calmer with any of it ! Even worse actually 🙃.

We’re waiting on our mortgage offer. Valuation took place on Wednesday and they were all happy with that so I was really hopeful it would come through today 🤞🏻

That is the problem and I asked for that solution but they said it won't work as we won't get the keys until mid afternoon and then it is a five hour drive back which they won't do on top of unloading.

Even if I could stay somewhere on the Wednesday the removals are saying no as it's the drive back for them that is the problem. Can't even pay for them to stay over Thursday as then they are "working" on Good Friday.

Ok. New solution: a firm local to where you're moving to, so they do the trip in reverse. Down to you the day before, then back up the day of completion.

I really want to stick with my firm as they have gone above and beyond and this is the only thing I've said no to, and not on a whim like others. I've done all the compromising and this move is months behind schedule which had made my illness much worse. At one point I did think they might have to do probate rather then conveyancing.

Hi all. I exchanged today. What do we reckon to delays with funds on Monday from so many completions? Lender says 12 but who knows! I am worried about our sellers not being out of the house as it’s all been such a rush and they seem to be pretty disorganised.

@Doornon I hope no delays, but I think its entirely possible. We have been told to meet the estate agent at 3.30 to collect our keys.

I wonder if mortgage funds will be sent over today or at the weekend. Surely banking is 24/7 nowadays? My son's funds arrived yesterday, for this morning. (Lucky they did there was a £12 error!)

DS has completed! The agent is as useless as ever and he had to call him after the completion call - and got a snotty answer "not until 3pm earliest as they have a baby"!

As he said, fair enough, but being advised of the timings and process would have been more professional.

So he's gone back to work!

I’ve also had a terrible EA can’t wait to see the back of her. 3pm is so annoying as it’s school break up time, DH doesn’t want them to go to his parents as he wants them to be part of the experience of the house but I think they should go to his parents and leave us to get on with it.

The money came through so quickly after the call that we were technically trespassing on the buyer's house as my husband dashed in to wash his hands after fiddling with the mucky water meter outside to turn off the stopcock, as requested by the buyers.

We had to say good-bye to various neighbours and only just made it.

Thanks to all for the support. Will now read up the thread to see how everyone else is getting on.

Just arranged chocolate deliveries for estate agent and solicitor team as they were great throughout.

I was under the impression that, on completion, the transfers would be pretty instantaneous in these technologically savvy days. But it doesn’t seem that’s the case. We were a chain of three. The FTBs completed at 11.30 am, leaving our buyers sitting in a car park waiting. They completed at 3pm, which meant we had to leave without completing on ours. We went to the new house, but couldn’t have the keys because we hadn’t completed. The removal van had been there since 1pm.

We finally completed at 5.15, by which time the removals people were out of hours and had to leave. We had to find a hotel for the night and be back at the house early morning for various tradesmen. We also had to pay £350 to get the removal company to return with our belongings.

We’re not sure who messed up, but it was not a happy experience. We’ve moved fairly often and it’s never happened before.

Same thing happened to us with one of our house moves and we also had to spend a night in a hotel (luckily no pets at the time). Were told it’s rare but it does happen!

This is all so reassuring to read so many of your exchanging and completing. Can I ask how many weeks between a complete chain and exchange? I’m trying to tell myself it doesn’t have to be 5 months like our last move!

DS complete chain just before Christmas and completed today. I think if there hadn't been the SD deadline it would have been a few weeks more and Christmas is a non working period. I'd say 4 - 5 months.

DS got in at 6pm but I think they moved themselves as they took 4 van loads about 4 miles away.
