We spoke to the EA yesterday to tell him we are most of the way through our mortgage application and he was likely to be contacted by a surveyor at some point. I also asked if our seller has appointed a solicitor and was told that they have. Except we still don’t have any evidence of that and still don’t have a memorandum of sale.

Starting to feel very uneasy about this. We’ve been promised quick action but two weeks form acceptance of offer with nothing happening at their end doesn’t really seem quick to me!

I don’t know how all of you are handling this. I had a cry this morning just overwhelmed by it all and nothing particularly complicated has come up for us (yet). Had the mortgage offer come through this morning, which is good I guess. I just can’t get excited about anything because I feel about ten years old and not in a position to be responsible for anything, let alone the amounts of money that are being discussed.

I feel very much like this when I start to see the figures being banded around. We are borrowing twice as much as we had to borrow when we bought our first place and there are some big old repayment sums!

Yes! Exactly that! Bought our current house for £150k twelve years ago and I can remember stressing over the mortgage then! And now we’re going to start again from scratch pretty much, and I’ve seen the repayment schedule and it’s that downhearting thing where it doesn’t go down for a long time despite making payments!

Right, just had the completion statement through and made the payment... Hopefully, the next I hear from the solicitor is confirmation of the exchange and then the completion on the 4th.

Our buyer seems to be flying ahead of us. We just had a call for their surveyor to come next week, is it standard for them to say anytime between 8-2 I felt that was a bit rude tbh. Maybe I’m being a bit touchy, I’m grumpy because our mortgage has been in for almost two weeks with no movement- except one evening an error on the system meant that we were automatically rejected ! That was a fun night.

The mortgage survey has been done? My offer came through quickly after that, it was the last part of the application. Which lender are you with?
Mine sent a text saying we have completed the valuation and then within an hour another text to say we have made a mortgage offer.
That was Nationwide.

We can probably afford it. and we’re planning on staying for at least 10+ years so we don’t mind investing and just hoping it’ll come out in the wash.
I suppose it’s just the upfront cost and being a bit fearful of moving from a shiny new build with almost no issues to something which is going to require ongoing maintainance and upgrading.
It’s just a fight to be positive at the moment. And I have a very small baby…

Bless you @TweezerMay i absolutely know what you mean! Although after 3 buyers and two houses since October I think I’m getting a little bit savvy!

We’re initially going to see if they’ll take less, and if not we’ll need to speak to the mortgage advisor and work out our options as they’re happy to keep us, just with different terms! I’ve got the valuation report and it’s all based on the fact there’s a flat roof on the extension, surely that’s just a risk to us?!

Honestly with surveys etc it’s all luck of the draw
on who you get to do them, some will value differently to others and it’s so frustrating!

We have exchanged completing on Monday which is a relief. Now feel a little emotional, I really hate our property but we've lived in it since I was 21, we've had 2 babies here, feels like the end of an era! Good luck to everyone else getting over the line the next few days!

Ive finally reached the point of a completion date being offered that everyone can do, except me 😭. There is no way round it as I'm moving a really long way and need more than one day and it's Easter..

Very confused why the top of the chains house is ready but they can't have it for two more weeks after.

Good luck for today to everyone who needs to exchange or complete! I wonder around what time I'll hear that we have completed? We don't get a 'warning' email like for exchange, do we? 😂

@Nextdoor55 to be fair, I think this is common practice and our solicitors did advise for a visit before exchange to make sure the house was still as we first viewed it. That was our intention, but with all the chaos and the rush in the end we dropped it.

Anyway, I wouldn't worry about the house being packed and untidy - as a buyer, that's what I would expect the house to be, for imminent completion! But I think if they haven't taken measurements already, it might be just that, really. They might want to start ordering furniture that takes time to arrive, maybe? Regardless, as PP said, I would be suspicious if I was refused the viewing! I hope it goes well and there are no hidden motives to visit.

I’ve had the call tonight with the mortgage offer 🎉🎉 can’t believe how long it has taken. So grateful it’s there now 😅 so solicitors are go!!

it’s with skipton the advisor has been brilliant but the whole process horrible.

Ahh the anxiety fairy is back 🧚… we are completing on Monday - I had an email from the lender on Tuesday to say ‘good news, your funds will be released on 28th’ which is as my solicitor said.

What happens now then - do you get an email to say ‘we have released your funds’ or do I just wait to be told you can pick up your keys, on Monday?

We completed this morning at 9.30 and got the keys at 11.30. So relieved but still so much to do before giving the keys back on our rental on Monday. Didn’t get much done today as my husband had work and there was school runs and baby to sort out. Hopefully tomorrow we can get plenty moved over.
