Good luck to everyone hoping to exchange today! We're preparing for our last weekend in this house (sob it feels VERY emotional - been here a long time and a lot of life has happened here) ready to move Wednesday eek!

Is it over the top does anyone think for us to send a thank you card to our solicitor? She has been so good - and when I read some of the horror stories on here, I realise how lucky we've been that she has kept us informed all the way through, has always been really clear about what is happening, and was very patient with my almost daily 'any news?' emails towards the end! But then I also think she's probably just doing her job and ours wasn't a particularly tricky transaction, so maybe I'll look a bit odd sending her a card!

I think it would be very appreciated. A good solicitor makes a world of difference. Mine's getting a bouquet! And my broker a bottle of something. They've both gone the extra mile, including handholding and listening to my anxieties as well as just doing the nuts and bolts efficiently. From offer to completion will be less than 10 weeks. There was no chain tbf but the transaction wasn't without its complexities.

Urgh I just heard that our buyers contract has been received but not the sellers. Not sure what they are playing at!

I don't know if I am about to annoy everyone in the legal process and chain but I've just sent my solicitor an email saying I need to know today where we are and especially when we are exchanging and completing otherwise I might not be able to agree to it.

It's not okay that developers and solicitors can just refuse to answer and inform.

I’ve just done the same. We are literally being put on hold not because of our fault. At this point I don’t care if people are upset because the stress of this all is just too much now!

Right, my solicitor has gone radio silent... so my guess is because the seller's solicitor said they are still chasing responses to their queries on the onward purchase so meeting the deadline is unlikely, everyone has now gone back to relax mode..

Have asked for an update/ next set of proposed dates as I'll be away for a week or so during Easter break.

I'm sure that will go down well. I hope my DS does the same for his solicitor. When I saw one of the replies she'd received yesterday following a simple request for an in date warranty copy I was shocked. Dreadful behavior from a fellow professional.

Got a reply. Having been told last week new house was hoped to be finished this week it is now another two weeks at least. Some twat who took my call said how busy they all are and if they are talking to me they can't do their jobs. I said it might be their jobs but it is our lives. He was such a snotty git. My kids are telling me to pull out. I want to cry.

I'm trying to work out the logistics of exchanging and completing next Friday when I live an hour and 50 minutes away from the probate property concerned...

If I have to get final meter readings and return keys on completion day, I'm going to have to hang around the house all day, waiting for the lawyer's call so I can do these things. The traffic can be appalling on Friday afternoon so I can't risk staying in my own house.

Could be a long day working in cafes and possibly a fruitless one if we don't actually end up exchanging and completing on the 28th.

No exchange today. Vendor has dug heels in over a boundary and Monday is the latest we can exchange to have any chance of mortgage funds being ready for 31st.

Vendor won’t even communicate with solicitors today. All week I’ve been waiting to exchange, I’m mentally and physically fcked.

If they aren’t ready today they aren’t going to be on Monday let’s face it.

What can I do now ? Ask for a reduction to the value of the stamp duty difference? Go and bang on the door? (I won’t but tempting) Pull out?

WHAT A DAY!!! Took it to the wire but we exchanged at 17.01 🥳 We move next Friday which is 8 weeks to the day that the chain completed which I think is nothing short of miraculous! Our solicitor is a legend and I think she deserves the "love you" I said to her by mistake!!

Hi everyone! Weeks into the process our buyers have asked us to reduce the price of our house (first time
buyers) because we won’t complete in time
for the deadline 😢 they’ve been told since the start it’s unlikely to happen but now they want us to reduce. I’ve said no, let’s see what happens.

@PoppyViolet1 don't blame you. I imagine my buyer will try something similar if we don't exchange and complete next Friday, even though ALL the delays have been on his side as I am not buying another house and provided every piece of information promptly.

My son's come out of work to a snotty email from the sales progressor about the final enquiry and asking him to effectively sort his solicitor out! She's just fighting for him to be given the correct documentation for the final enquiry.

The vendors solicitors are sooooo lazy. Just get an answer!

He's off running for the weekend. I think he feels like throwing it all in too and staying in his too small, messy flat, with a lovely landlady and sharing her pets!

Told new house would be signed off on a set date then we agree to completion but the top of the chain wants everyone to wait a minimum of nearly two weeks extra so she can have the removal guy she wants. Waiting to see how long my buyers can wait. It's not a choice with them. It's what they have tomdo. So I'm expecting it all to fall apart.

Congratulations! That was super quick, your solicitor deserves all your declarations of love 😆

We had received the surprising authorization ourselves to exchange today, but bearing in mind all the failed attempts on this thread, I didn't hold my hopes up... Still, I'm somewhat disappointed.

Do you usually get an explanation email if exchange doesn't happen? I've got nothing, so am just sending an email now asking for explanations.

Might it be that if the chain risks falling apart they'll just stick with ANY removals and not the GUY THEY WANT? Honestly, some people are out of touch with reality.

My solicitor has also been amazing. Chasing & pulling everyone together. No fault of my solicitor at all. More my buyers who have caused this delay by raising things last minute🙃😒

@2025willbemytime I think there was a whole ding dong as the estate was being managed by 4 siblings that didn’t talk to each and hadn’t for years. It went through in the end but only when they realised they would have to pay for all the fees involved. It got dragged out.

if you need a weep I totally get it, it’s so hard this whole process and it depends on not just you but others in the chain !!!

@WimbyAcecongratulations !!! Seems a lot of these are running to the wire time wise ! We have same move date for our onward property! Looks like a few of us are going for 28th !!

@2025willbemytime for the love of god that’s not fair on you, if she wants to wait two weeks to have her removals then I suggest she pays the stamp duty for the delay. I will say this though new builds are like this my pal was told a week and the house would be ready and she spent 4 months in various Airbnbs

@PoppyViolet1 welcome tell them to bog off,I get it on certain circumstances but not ones who have been told and are trying it on. It’s a game of chicken sadly !

@Limeandsoberahh love I’m sorry your vendors being a knob, take the weekend to reassess. It’s hideous it really is. If they don’t do a reduction due to stamp duty are you happy to walk away from the house ? If it’s your dream house I get you might want to hang it out but if it’s just a meh I like the house it may be worth taking the gamble. Saying it may prompt your vendor into responding.

@Abra1tsee I was told we needed to vacate our property by mid day on completion day but I also think that it depends on where you are in the chain!

Just heard that if it goes on much longer my buyers can't afford my house so they'll pull out. So we all lose because these builders are liars.
