Going to view a house today that I want badly !

Gorgeous 1930s detached house, needs alot of modernising, huge garden, big drive and garage. It's on a main road into town but all the houses on this road are the same and just so lovely to look at.
We are not on the market yet but plan to get the same estate agents to list us asap. We need to move, we've outgrew this house in the last two years.
They want £450k. It was reduced in October.
Feedback has been the main road putting people off and also the work that will need doing.
How can we up our chances ?
We can probably go upto £430k but that would be the maximum.

What are you going to do today to distract yourself?? It's a lovely start to the day here which goes against the forecast (unsurprisingly) but it's supposed to be raining later on.. but who knows?

You need to plan something fun to distract yourselves. You can't sit round like pretzels all day.!!

When I was a kid, if Mum and dad were busy with chores and I was whingeing, I was bored, they used to say oh that's great in that case you can do xyz, guarantee to help me scaring to find my own entertainment 🤣🤣

You know we’d be happy with 210k to be honest and prepared for anything a survey might flag up, absolutely cannot go any lower than 200 though or we can’t get the house we want (might not be able to anyway 😆)

So, we haven’t heard anything off the estate agent yet ! Normally had feedback by now so I’m starting to worry a little bit!!

IMO, it's the ones who are non committal who make the offer. We reluctantly agreed to a viewing on a Sunday which we thought was a waste of time as the couple didn't seem interested at all. They offered asking price first thing Monday!

We’ve had 2 offers ! Both 5k under asking but absolutely happy with that.

Both first time buyers with deposits… the one we’ve accepted did say that was their best and final offer.

My DS went straight in with best and final. He couldn't be bothered with faffing around over a house he liked but equally he had a budget and was sticking to it.

Hopefully the agent telling the seller of the other house that you have sold and are proceeded will give him the kick up the bum. He needs to accept your offer.- if not his wife may do the courtesy of kicking him up the bum!! 🤞🏼🤞🏼🤞🏼

Given it’s been stagnating on the market for best part of 18 months OP… if you don’t get the house, then it really can be because the venders don’t want to sell and will end up in it until one of them passes

We got a positive vibe off them, young, no kids yet, perfect house for ftb and to raise a young family etc, just a feeling.

We’ve viewed a couple more, but we really don’t like anything else atm around here !

and your buyers will want to get the wheels in motion
I don’t think this very elderly couple will be moving out anytime soon
