Going to view a house today that I want badly !

Gorgeous 1930s detached house, needs alot of modernising, huge garden, big drive and garage. It's on a main road into town but all the houses on this road are the same and just so lovely to look at.
We are not on the market yet but plan to get the same estate agents to list us asap. We need to move, we've outgrew this house in the last two years.
They want £450k. It was reduced in October.
Feedback has been the main road putting people off and also the work that will need doing.
How can we up our chances ?
We can probably go upto £430k but that would be the maximum.

It’s always the price. Always. Can you drop your price at all? I would be communicating with your vendors: you’re very keen, you’re doing all you can to be proceedable, would they consider dropping their price so you can in turn drop your price and everyone get the deal done?

We are thinking of dropping it if we have nothing from tomorrow’s viewings.

Not read thread in entirety - have you asked EA if there have been any offers before? If they say yes, ask them why they fell through. They have to tell you. If they say: "Because a survey came back with loads of asbestos, the roof needs replacing, and there's planning permission for worst thing you can think of 500 yards away, you know not to waste money on your own survey, and not waste any more time, money, and effort.

Are you timings your viewings to suit the house? I had a house once where the kitchen and garden were full of sun until lunch time, after that it felt like a completely different place. We had all our viewings in the morning so the first impression was good.

They’ve had no offers so far apart from ours ! Myself and dh have said once we sell this we’re going to offer again and then say we’re walking away, we can’t keep wasting our time can we

I think so, I mean we’ve been lucky and they’ve all been on nice days, mid day/afternoon is probably the best time, ours have been late morning.

It seems a bit excessive, even if you're going to use the area as a granny flat, is the rest of the downstairs set up with an ensuite and everything else?

Was the downstairs bedroom previously a garage?

No the houses are just built that way..
and it does actually have the downstairs toilet in the same room/come out the door and to the right there is the downstairs toilet straightaway. So it could definitely have an en-suite, or something could be set up that way !

If you were to consider the £20k under offer, could you use this to renegotiate on the house you want to buy.

We managed a house sale and purchase that way.
Perhaps the female of the couple might support you in this. Worth a try.

Given that he won't accept her offer right now (and he's been on the marker over a year). I can't see anyone persuading him to take an offer 20 K lower🙇🏻‍♀️🙇🏻‍♀️

I would view. Our perfect house got put on the market and our current house wasn't up for sale. We went to view, put an offer in based on selling our house and sellers offered to part exchange - you just never know other people's circumstances. Hope it goes well

What are you on about?

I live down south, I can't afford to move, I have no ability to buy the OP's house & I'm not savvy enough to find the house she's interested in buying, aside from the fact that even if I could, even if I loved it, I'm not the sort of person who would even consider offering on the house she is interested in.

A. I just enjoy helping someone out.
B. Quite often the threads to help someone do something to their property that helps sell, do work and if not, nothing lost (if you can deal with the shitty posts).

So I have no idea what you're on about. Would you care to explain?

The first couple we felt good about too, young, ftb, no kids. They said they hadn’t seen any other houses they like apart from ours

Oh, that's really good too. Even if they don't put an offer in, it's good to know that there are at least a couple of couples that really like it.
