Why is this house not selling?

Can’t seem to find this property on Rightmove, ASPC is the aggregator for property in Aberdeen and surrounding area. House has been on sale for at least 6 months.

If it’s not on Rightmove it won’t be reaching the large audience it should be. Plus the floor plan isn’t very good. Plus it’s Aberdeen which apparently is not a desirable area.

No dimensions on the floorplan.

Poor curb appeal.

The photos show strange angles of the rooms.
Possible disappointment after looking at the rooms when you see the front of the house and realise it all might be smaller than it seemed in the photos.

People moving to Aberdeen from England or elsewhere would probably look on Rightmove. It's a pity to overlook people relocating.

The floor plan is hopeless. The agent isn't doing the vendor any favours with it.
They need to put it in a format that works on mobile phones if they actually want to sell it. I want to clearly be able to see what rooms are and how big they are. If there are other options you overlook this property because it's too tricky to find out about easily.

Agree - can't read the tiny print on my phone.

Looks like there are built in closets on the landing, and the basement would be great for storage.

ASPC is where people would look they wouldn’t look on Rightmove.
Number 29 is on for £215k although I haven’t looked at the listing.
It is a nice area but not super handy for the uni. But 6 month in Aberdeen is nothing just now for property like this. It’s much smaller houses and flats that are flying out just now. My sister just bought in Aberdeen and was ending up in bidding wars on smaller cheaper properties.

I’m suspicious of dormer windows. Often results in a very cold room, prone to damp. So it’s being sold as a 4 bed but one is downstairs and at least two look like they’re dormers. That’s not a true 4 bed imo and if it’s priced as other 4 beds in the area it could struggle.

Saying the basement could be used “with the relevant permissions” makes me 🙄 because idk how easy it is to get that. Basements are often expensive to convert. If ceiling is low might not be suitable for living space. Again prone to damp.

The kitchen seems to have sink far from cooker and down steps, overall it’s an awkward kitchen and could be off putting if you’re looking for a family home.

Overall it does look nice, but those would be my concerns based on the pics.

Looks like a nice house inside but on the outside doesn't look quite as appealing. What's the surrounding area like, is it at odds with the quality of this house?

I've just been to see a very similar house which was lovely inside and had a beautiful garden, but surrounded by not the best-presented neighbourhood and on a busy road. Thus the house may attract a certain kind of buyer, but mismatching aspects may put them off.

If listed under 300K it may pop up in searches for buyers for who the interior outweighs the exterior.

Those saying low storage - what do you mean? It has that basement bit? Do you mean you expect built in wardrobes and cupboards?

If you’re thinking that buying your daughter a house might be an investment, for god’s sake don’t buy that. A) it’s been on the market 6 months and therefore nobody else wants it, b) as pp pointed out, it’s supposed to be 4 beds but is no use for a family due to that kitchen so seriously limits the buyers, c) the Aberdeen market is struggling so badly you could lose money over it even if you found a buyer. The city centre is literally falling to bits, the times of Aberdeen being a rich oil city are gone. Houses aren’t selling for 12 months because the sellers won’t admit they’re over priced and can’t afford to take less.

It's a nice property in a nice area. I don't think it's particularly overpriced for that area if Aberdeen.

But your right properties in Aberdeen are generally selling and 6 months is a long time.

What does the home report
Reveal?

It's a small kitchen which is a minus for me.

Imo, this is an absolute bargain. My house is £245k and it’s TINY! Like a lovely log cabin that you get on a holiday complex. Kitchen is like a box room🙄 In comparison, this house, for this price is perfect & cheap!

This, mainly. It's a granite house, so could well be harder to get a mortgage on.

Personally, I also find the refurb characterless, and that and the banality of some of the pictures (cake on on a cake stand wtf?) makes me think it's being sold by a developer and may be overpriced, but I don't know the area so I can't be sure.

And the garden is horrible.

Agree. "Lifestyle" pictures of bloody baskets and cake stands instead of pictures of actual rooms and permanent fixtures to me are a huge red flag that the agent is trying to bamboozle naive buyers into paying more than it's worth.

A lot of Scottish properties don’t make it on to right move. When I was house hunting in Edinburgh it was the ESPC rather than right move you looked at.

This doesn't seem to matter in Scotland, people use the local sites such as aspc , espc in Edinburgh etc.
It's nicely presented but I can't work it out from the floor plan which doesn't match the photos. The bedrooms upstairs are quite small once you take into account the sloping ceilings and if the shower room is ensuite then that will put off family buyers because the other 2 upstairs bedrooms would have to go downstairs for the bathroom (assuming the bathroom with the bath is downstairs). The outside doesn't offend me but I'm used to scottish brick and I think the price is reasonable given my 2 bed flat is worth about the same!
Could the school catchment be putting people off?
Looking at google streetview it's up one heck of a hill!! Could be an issue in snow and ice and I wouldn't fancy carrying the shopping back from the bus stop!
