Can’t seem to find this property on Rightmove, ASPC is the aggregator for property in Aberdeen and surrounding area. House has been on sale for at least 6 months.

There's no storage at all. Where do things like the hoover go? This would be a deal breaker for me.

It looks like low storage, the bathroom (if that's the only one) is very very small and tbh the slightly strange office room with the tiled ceiling looks a bit daunting, one bedroom downstairs and not much garden to speak of. That and the price must be wrong for the area!

The rest of the house looks well decorated and maintained to be honest, the styling is nice.

No floor plan so diffcult to see what it actually looks like

Outside looks very different to the inside, is it mortgagable, it doesnt look like standard construction?

I tried looking at it on my phone - I always go to the floorplan first. On this site it's very hard to see which room is which because the font is too small and blurs if you zoom in. I found that annoying but I think it has at least one bedroom downstairs (with no bathroom). The kitchen area seems quite small and might be dark as it's internal.

All together now, it's price. It's always price. There's a buyer for everything at the right price.

It does look cramped and, to me, it looks like somewhere with basically crappy construction that's had shiny but cheap fittings plastered over it in an attempt to hide that. Pictures of seagrass baskets are a blatant attempt to make it look cool and contemporary which wouldn't be needed if the fundamentals were sound.

It’s advertising itself as a four bedroom, but two have rooms are in the loft. Therefore, it may be selling above the ceiling price of the road.

Two bedrooms in the loft. I wouldn't spent 300k on a house with two bedrooms in the loft.
Also the photos don't do it a lot of justice some of them make the room look small, also a random photo focusing on the basket on the bed... that has nothing to do with the house itself.

Because it's Aberdeen? I know several people whose properties have been for sale for ages. Nothing wrong with the properties or the valuations, it's just the market. Not many people are buying.

The floor plan doesn’t match the description. It says there are two bathrooms but they don’t appear on the plan. The washing machine is in the cellar. The outside looks a far cry from the inside. And finally, because the bottom fell out of the Aberdeen market years ago and you need to knock about £100k off the asking price.

It has a shower room too. However the bathroom is very small.
i do like the house, though, but think the price is too high.

Buying a house for DD as she’s starting her PhD at nearby university. Liked the look of the basement conversion as she has a small business which requires a space. Wondered why this one was on market for so long. Don’t need much space for storage as she has no kids so extra bedrooms would be storage enough.

Since none of the 2nd floor rooms are claimed as bedrooms, I would assume there’s something dodgy about the loft conversion.

There are then 3 bedrooms on the first floor and 1 room claimed as a bedroom on the ground.

The so called dining room looks tiny on the plan and I think the 3rd bedroom may be the ex-dining room (with the ‘dining room’ being a study).

Add in that, as a PP says, the Aberdeen market collapsed catastrophically a few years back and still hasn’t recovered, I strongly suspect it’s overpriced.

Edited to say: is the ‘2nd floor’ on the map actually the cellar? Because if so, labelling it the top floor isn’t helpful either.

It's nice inside. A few bits that make it look very cramped like the two lounges and the breakfast bar in the kitchen and just the galley kitchen overall. But nicely presented.
The outside looks like a different house. Totally incongruous to the interior and sorry to say it's pretty hideous. The green door. The privacy stickers on the windows. The garden looks forgotten about and a bit grotty

It looks very cramped.Low ceilings, narrow lounge. It's quite nicely decorated but the proportions aren't good.

The floorplan is basically unreadable. It won't expand, and zooming in everything goes blury

Aberdonian here.
It's the market - that's a fairly standard type of house and in a nice residential area of town. 6-12 months for a sale is standard at the moment unless you're lucky.
You'll want to check bus travel to uni though as I can't think of a direct route, but I could be wrong.
Although it says "offers over" you can negotiate to about 10% less at the moment.
Check out the hone report (you'll need to log in) to see the condition. Avoid 3s like the plague.

The floor plan is hopeless. The agent isn't doing the vendor any favours with it.
They need to put it in a format that works on mobile phones if they actually want to sell it. I want to clearly be able to see what rooms are and how big they are. If there are other options you overlook this property because it's too tricky to find out about easily.

Nobody buying in Aberdeen/Aberdeenshire would look on Rightmove.

Plenty of opportunities to develop that basement. West end location. Quite a lot of rooms for a small house, though. The back extension isn't very pretty and the garden is quite exposed. If that's north facing, it'll be brutal nearly all year round. Is there damp/subsidence?
The kitchen is nice, but it is long and there's only a bar to eat at. Separate di ing room. Possibly nit what families are looking for.

It's for sale via Aberdein Consedine. They used to have the reputation of sharks . Aberdeen is in a slump. There are beautiful west end office buildings up for rent all over the place.
If it's an area she likes, why not go and see and negotiate? She might get a fabulous bargain.
