Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Went to view that house today - was right that it wasn't the one for me, but was encouraging to hear the the seller had another 6 viewings booked! It had just come on the market.

Always worth looking even to just rule it out. Glad there's interest out there as you say!

We have chosen an estate agent so just need to finalise next steps for listing. How long between instructing and getting photos etc. done did it take you all? We have asked for a couple of weeks just to do some final tweaks on the house but feel giving a deadline will ensure we just get it done and on the market. It's just tough working full time and having young children to get things done. God help us keeping it tidy!

Ours is officially up! Feels quite surreal. Viewings next weekend so let’s see how many people we have.

@OtiMama we met our EA on a Friday, confirmed we would proceed with them on the Monday afternoon, photos the middle of the next week and listed by the weekend. That felt quite quick so I’m not sure if that’s typical or not.
The day of photos felt like a nightmare because had a scrubbed it top to bottom and done loads of last minute snagging bits and it felt like the 1 & 3 year old utterly destroyed it again in the one morning!

@OtiMama It took us about a week from instructing to being on the market.

We've got 3 young children (7, 5 and 3) and it's basically impossible to keep it tidy in between infrequent viewings. I have to do a full deep clean and tidy every time. Takes me a full day 😫

Mine has been on the market since yesterday evening and there’s already 8 viewings booked in for Saturday.
Annoyingly there’s nothing I would want to offer on even if mine was all wrapped up next week! One thing I was hoping would fall through seems to be progressing and another that has sat on the market for ages just had an offer on Friday. It might be a hard search!

Congrats!

A great property popped up on rightmove on Friday afternoon and I emailed immediately to arrange a viewing. Was told viewings were from this week so I booked one in. This morning I was told my viewing has been cancelled as they accepted an offer from a viewing on Saturday. Didn’t even get offered a Saturday viewing. Feeling annoyed!

Grrh, that's annoying. You never know, people do drop out. We've had several offers that have gone nowhere for one reason or another: the October budget, a change of mind.

Hi, can I join? Am in central Scotland. Been in our house for 20 years and looking for a move now. Spent yesterday and today painting and sanding and oiling the kitchen worktops! The house is in a good location and is in pretty good condition, with big garden, so I'm hoping there won't be any issues selling. The garden is beautiful in Spring/Summer though, but just looks dead just now. So, I'm swithering on waiting a month or two before selling. But, I'm ready to put it on the market now.
There's not too much coming up that fits our big list of requirements, so I'm a bit worried that we'll sell and not have a new home. Was considering not putting it on the market until we find something we like. Really don't know how to play it.

@IWasBornIn1989 that is super annoying for you especially as it's not even like you were offered an earlier viewing day.

@Completelyjo 8 viewings to start is great! Fingers crossed there's some offers from that. Would be amazing to sell so quickly you don't have to keep tidying up!

Thanks everyone for answering my question on timescales for instructing to listing. We are going to get our photos done in a couple of weeks, so it will motivate us to get things sorted! We aren't doing any paint touch ups etc. The estate agent has said he doesn't think we need to so hope that turns out right!!

@FriendlyLaundryMonster we have felt the same about not listing because there isn't tonnes out there for us but equally I don't want something to come up and them not consider us because we aren't in the position they want us to be in. Plus maybe we are all thinking there isn't a lot so aren't listing but if we all listed there would be more 😂

I’m in exactly the same position and in the same area. I just want to get on with it, but the garden is the main selling point and it looks awful at the moment. Where are you moving to?

@FriendlyLaundryMonster Same with our gardens - I've selected lots of photos of them in summer and had them printed out, to display when I'm doing viewings. We're listing first week of March so should be a few tulips and daffs out, hopefully!

@HilariousNames Well, we have a very large area we're looking at, as we both work from home and aren't tied to schools or anything. So, we've been looking near Edinburgh, Dundee, Perth and more rurally north and south into the borders. I think I've reviewed every 5 bed house for sale in these areas! We're also considering a place with an annexe. These are impossible to find and you don't seem to be able to filter for them.

My DM's house has been on the market since October, we were originally going to put it on this year but we decided to get it on earlier because of the stamp duty changes as it might have attracted some first time buyers from London, we are one of those commutable places that's still relatively affordable.

We've had a few viewings and a couple of people who said they're interested in making an offer but they also haven't sold. I'm not sure whether it's slightly overpriced, and at what point we might need to think about reducing. You can get a bigger house for less, but this one is right on the edge of town, so it just takes the right buyer, as my DPs were originally, to come along.

There's no pressure as I'm not moving, but I would like it wrapped up. My DB I think is probably more of the mind to get the highest price, whereas I don't mind losing a few thousand, I'm the one that keeps having to visit it to make sure things are okay. We'll leave it for a couple more weeks at least I guess and review later on in February if nothing much seems to be happening.

I think since it has been listed since October @KnutsfordCityLimits its probably going to take a price reduction to generate more interest.

Personally I would be reducing by now. But I know it’s difficult when you’re selling with family members as everyone has to agree everything.

@HilariousNames @FriendlyLaundryMonster Totally agree about the garden! Especially in Scotland, winter gardens can often look really unappealing if it’s been wet a lot. And after the recent storm our garden looks an absolute state. Getting the gardeners in this week to help tidy it up. We will list when we’ve seen 1 or 2 houses that we would feasibly want to buy and just hope it all moves at the right pace. We do have two DS in school so location is a constricting factor for us. We’re looking to downsize though as the bills are just getting too much.

We're also wanting to downsize slightly to a 4 bed. We have 5 plus a study, but my dp's son rarely comes to stay now, maybe one or two nights a year. He's of an age where he's too busy with work, his girlfriend, and mucking about with his mates, so dp drives down and takes him out for dinner, to play pool or go to the gym or whatever every week. So for the infrequent visits it seems silly to have a bedroom that sits unused for most of the year.

Fingers crossed things start moving - there are few viewers and very little coming on to the market just now it seems. Hopefully it'll start to move once spring comes along!

I ish we had done the same for our children’s teenage years. It was exhausting until they could drive!

Both mine are old enough to drive and would like to be rural. But we have always lived in a city with everything very easily on hand and I’m not sure they’ll really be prepared for such a big change. Ideally I’d like to be able to walk to a railway station and a few shops and feel there’s a bit of community. Fencer comes today to fix storm damage. We lost a well loved tree and most of our fencing was damaged as we were in the red zone.
