Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Amazing @User93993993 ! Good luck. I can't believe how many houses I'm seeing in Scotland on RM going to a closing date, feels like there is demand there especially for renovated houses.

Totally with everyone on the lack of houses available. We live down south. This is why we haven't rushed to list ours, although equally I keep thinking but at some point something has to come up and we need to be in a position to offer.

Both viewings have cancelled 😭

One has had an offer accepted on another house, and one came a day early and decided they didn't like that it's on a working farm, something which is pretty clear from the listing/photos!

Just from this thread, it sounds like lack of homes on the market is a self-perpetuating cycle. Person thinks of putting house on market, but not much on market to buy, so does not put house on market, thereby exacerbating the issue of there not being much on the market 🤔.

Our buyers want to crack on with the mortgage survey, there is nothing we want to view at the moment. Still only a week since we accepted their offer though.

are you going to try and put them off? I don't think I'd want them incurring costs if there os nothing you even want to view!

im feeling overwhelmed by tidying/clearing out. My house is so messy. Just far too much stuff. We have a basement (full!) and lots of houses around here don't have basements so we need at least a double garage. argh!

It’s the mortgage valuation, not survey. I guess they and we need to know they can actually get the mortgage (they are first time buyers). So it’s on them if they want to start spending money after that. We have made them aware we are actively looking now that we have accepted their offer, but it is still very early days.

Photos just back from the EA and it’s looking good. A week of last minute snags, decluttering and cleanup have hopefully paid off.
I think the listing is up from this weekend so 🤞 let’s see what happens from here!

Going to view something on Sunday. Suspect it's not 'the one' but trying to remember that on home buying shows, there's a fair few folk who end up buying something they would have discounted when browsing online. Also feel like I need to try to be realistic that something I like and can afford may not come up where I most want to buy, and my STBEXH won't wait forever for me to get out of this place. Sigh.

OP - I have two friends who discounted houses they saw online. Slightly more modern and terraced than they had initially wanted. However the estate agent persuaded them to view the houses anyway, just for a comparison/context.
One friend fell in love with the kitchen - much more open, spacious and light than the photos, bought the house, loves the kitchen.
The other friend fell in love with the sitting room and its picture window...bought the house.
Both still in their houses 5 years on and very happy.
You never know!

@newhomein2025 totally agree, we are also going to look at things that might not seem perfect online as you never know and if anything it might help clarify what you definitely don't want as much as what you do.

I agree, view as much as you can. We should have viewed a lot more houses before buying the current one, but think we just panicked as gazumping was basically the norm in 2021. We now need to think about what we’re willing to compromise on - garden, location or house :( just can’t afford to tick all the boxes anymore.

We are in the right location but would like more space. So we don’t have to move, but we would like to. We have a decent budget now, more than we had when we bought this house, but it’s expensive here. Staying in this postcode area will mean we have to compromise on something if we want to move. We want more space, an extra loo and to share less walls with neighbours. We can get it all and more if we go outside of the postcode, where it is cheaper, but we don’t want to live there 😆. There isn’t much about at the moment so I suspect something will come up that will decide for us what our compromise will be, or we will end up staying put if we can’t find anything worth moving for.

Three weeks on the market and still no viewings! Our agent has advised against dropping the price just yet. I've been keeping an eye on similar properties at the same price going on the market and whilst they're on side streets (rather than a 'main' road but it's a tiny dense city so it's all much of a muchness and parking is a nightmare for everyone) they either need a lot of work, are smaller or have the family bathroom downstairs off the kitchen whereas ours is larger and has an upstairs bathroom, which I feel kind of balances out the location... it's just frustrating!

Can I join? We’ve been thinking about moving since having DC2 a year ago. Need more space and to be closer to a primary school. We went on the market this week and have an open day tomorrow - nine people signed up to view so hopefully we’ll have an offer (fingers crossed!).

I agree that there’s very little coming onto the market at the moment. Is it really the thing to do to go into rented if you can’t find anything? With a toddler, a baby, a dog and a limited budget, that seems very stressful! My preference would be to be upfront with our buyer (if we get one) that we’re going to put a lot of effort into searching for the next 3-4 months, but then take house off the market if nothing suitable comes up (and try again in a year or two). Is that the wrong approach? Not done this before!

We won’t be going into a rental if we can’t find anything. We rented for 20 years until we finally managed to buy a couple of years ago, I’m not going back to that, and it’s very expensive to rent where we live. If we can’t find anything suitable to buy we will probably stay where we are and try again in a year. We don’t need to move though, I appreciate some people do.

We were going between viewings next weekend or two weekends after that and now it’s set for the listing to go up this weekend and viewings on Saturday! To be honest waiting wasn’t a massive issue for us because we haven’t found anything even of interest so there’s nothing we would want to offer on. Hopefully that changes in the next few weeks but we’re trying to make peace with selling and renting if it doesn’t happen.

Can I join? Our 5 year fixed rate mortgage is up in June and we have now decided to move instead of remortgaging. We're currently in a 3 bed semi but we'd like a detached, and to move closer to town as we're pretty rural where we are. We've spent the last 2 weeks cleaning, tidying, touching up paint work and sealant, all of the little jobs.
The for sale board went up on Friday and the house went on right move on Saturday. I'm now worried that no one will want to buy our house...

@Moraelin Welcome! It's like having a party and worrying no one will come, eh. Hopefully your home is looking its best and is realistically priced, then you should get some interest. I think the main obstacle to house-selling these days seems to be when folks think they'll get inflated lockdown-era prices - I think it's often the estate agents who are to blame though. We had 3 valuations on our place - 2 were roughly similar and one was ridiculously high. But I suppose some people go for that and then that's what they expect. Good luck, hope you get lots of interest!
