Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

got my draft particulars through. im having mega doubts about my choice of agent. she can't write! the grammar is terrible. she hasn't described major features very well eg "gravel area at rear of garden" is actually a huge kitchen garden with greenhouse, shed, raised veg beds and is bigger than most people's whole garden! I've done a lot of editing. i hope she's not offended but i couldn't leave it.

and she's about to go on holiday for 2 weeks! leaving someone to cover her from 50 miles away. she works on her own, i thought it was a plus point because she does all her own viewings but i hadn't really thought about a 2 week break.

Last time we sold I wrote our description because the draft copy the EA sent wasn’t great and was full of spelling mistakes. I complained but then felt awful when the EA said he was dyslexic!

He turned out to be a great EA but would share your doubts about yours & working on her own.

@Completelyjo what a mess...it's just so unfair, they should sort their shit out before dragging others into it.

@StrawberryThief1930 I'm sure they are used to people making edits. I totally agree that difference in the description of the garden does matter!

Slow here...although someone is viewing our house for a second time next which so fingers crossed! We still haven't viewed a house in weeks. One came up but was sold the next day despite going on at 8pm, so was obviously already sold and they just put it up for their numbers! Eugh!

We're back on the market today with our new agent, new photos, the addition of a video and an extra 10k price drop.

I've also repainted all the kitchen units in the hopes that it will be more enticing for viewers. It's solid wood but had a fair few chips and really needed redoing.

I'm really hoping we get some views now. We've already been back on the market with our old agent for 2 weeks with no interest at all. We've only got 2 weeks until the our vendors reassess their situation and decide whether to wait longer or relist. I'm getting the very real feeling that it's slipping out of our grasp and there isn't anything else coming on the market that we like.

Oh and we also got our mortgage offer through today (we're both self-employed so it's more complicated). This was a HUGE hurdle and stress last time we moved so I'm thrilled at that good news at least.

Had a viewing today and she wants to come back tomorrow for a second viewing! I have 3 other viewings and another second tomorrow too.

Both seconds have sold - the other one tomorrow came and saw the house really early on, think actually they were the first to view 8 weeks ago, and got straight onto my agent when they sold this week.

I’m hopeful and fingers crossed this is it. Fed up of tidying!

Am lying down decompressing from a busy day of viewings. Had 2 on Weds night, 5 today, 7 booked in tomorrow and 3 on Sunday. One offer already from a viewing this afternoon which is a positive start! And the weather gods are on our side - lovely and sunny today and more forecast for the weekend. I’ll be a gibbering wreck by Sunday night!

Well done on getting one offer! Are they anywhere near your acceptable level?

If you get more you can, presumably, ask for best and final?

@Feelingstrange2Yes, close but we’d like a little more. We’re in Scotland so will likely go to a closing date if we get a few notes of interest, which is best and final offer scenario. But this one sounds fairly proceedable so that’s a big plus.

We have a little house by the sea with fab views that was our home until 4 years ago, when we had to move to be closer to a hospital for DH's health. Tenants in since then, in hands of an agent. We decided to sell, gave them the statutory 3 months notice, they moved out in early Feb. The place is dirty,the "outside" dog has ruined with carpet, with piss everywhere, they repainted the walls inside (horrible), broke stuff, moved shelves, leaving holes everywhere, stole our curtains and rugs, and even the gas stove. I've spent every day of the last 6 weeks waterblasting the outside walls, having cleaners and painters in, carpet replaced, picking up dog shit in the large garden, gardening...now it looks, and smells, amazing, and we have an agent lined up to sell...nothing formal yet, and the market is very slow just now. Yesterday, we stopped for a coffee at a little roadside stall, asked the lady who runs it, and who we know from the village shop, if she knows of anyone looking for a house to buy. Yes, her SIL abroad has been looking for months, has found nothing that she really likes, can we send photos. Viewing with the buyer's family members on her behalf today...Guess what? Looks like we have a buyer before we even had it for sale!

@pollyglot how amazing would it be if you could get a good price just from that person looking around without an EA, fingers crossed!

We've got a viewing for Monday! I'm so pleased. We re-listed yesterday and got the request today. While it's nothing compared to what some are getting on here, we were on the market for about 4 weeks before getting a viewing last time!
Viewer is an investor who is interested in buying our house as a holiday rental. I think it would be perfect for that to be honest. We're on the road near the bus stop into town and have a small courtyard garden which I think are the main negatives for most, but clearly a positive for her (or so she indicated to our agent). She's also chain free. Crossing my fingers for more viewings and that she likes it! 🤞

Good luck! Yes holiday rentals attract different requirements.

We are surrounded by Air b and bs. Some have so little storage! And mini outside spaces! But perfect for holidays.

Feeling nervous now as won’t get any proper agent feedback until tomorrow when they re-open.

The other second viewing from yesterday is now coming today instead, so I’m showing them around. They're coming from out of area.

The lady from yesterday who second viewed apparently still seemed really keen. She’s aware there’s a second viewing today, but didn’t call back into the agents yesterday so I’m not sure. I think if it was me, I’d have been straight onto them if I wanted it, but equally maybe she needs some thinking time.

Also the first people that viewed yesterday apparently loved it but haven’t sold theirs yet. Not sure about the other two from yesterday as I didn’t see the agent again.

Fingers crossed today goes well; I won’t sleep tonight waiting for the agents call tomorrow!

Having a dilemma. Saw a house on Friday that is perfect area, good size. Downsides are it’s been a rental for a long time so no updating in at least a decade. We were the first to view with another 5 viewings booked for yesterday, and the agent said they had a lot of enquiries but did think there would be some wiggle room on the price. Which I thought was interesting. Debating whether to offer or not. It needs more work than we wanted really. But not major, just a tired kitchen and bathroom, blown windows, old carpet, decor etc. We need to upsize so we are going to be increasing our mortgage considerably if we move. Just don’t know if it’s a good idea to go for something that is going to cost quite a bit more than our current mortgage and will take us years to slowly update. But it’s definitely liveable, just tired. Also not sure how much to offer if we do. The whole thing could be out of our hands tomorrow anyway if someone else has or does offer on it. In a better condition it would be £50k over our budget I reckon.

Right, that’s all 16 viewings done over 4 days - I’m knackered! Solicitors are shut at weekends so won’t know how much interest until Monday/Tuesday. Also went for 2nd viewing of the flat in the village on Sat, so now need to decide what to offer. Will likely go to a closing date so best offer. This is when being single is a bit shit - you have to make those decisions on your own, which feels a bit lonely. Not sure what the hell I’m going to do if ours sells and I’m not successful.

We had another viewing enquiry for this week but their house isn't on the market yet. Agent offered that they could come tomorrow after our other viewing but they can't make it. They wanted Thursday or Saturday.

I felt a bit unsure as to what to do with them being unproceedable. Our last buyers were actually in that position when they first viewed our house but were in the process of listing and theirs sold in a week. This lady doesn't seem to be close to being ready to go from what the agent says. We've only got 2 weeks left of our grace period before our vendors potentially relist so I think it's probably smart to only accept viewings from proceedable people?

Our agent suggested that if we get more viewing requests we can try and book them in for Thursday/Saturday and then offer that the other people can look round then. Otherwise we're frantically cleaning and tidying (with 3 young children) for someone who can't make an offer. I said that sounded sensible but now I'm having second thoughts and wondering if we're being stupid in this slow market to turn down any viewings?!

Personally I really wouldn’t be bothered about trying to accommodate people who aren’t even on the market yet. It’s a lot of work for probably no reward.

They can fit in around when it’s convenient for you, like on the same day as another viewing. Doesn’t matter if that takes a few weeks to organise- they are not proceedable anyway!

I agree with the PP re viewers who haven't listed yet. We had a few of those and it was a pain as the EA didn't tell us that until after the viewing so we wasted a lot of time making the place tidy and rearranging work meetings so we could vacate the house, only to find out after that they were anyway near being proceedable. I think if you are having an open house where you have a number of viewings lined up then it's fine but not as a sole booking. Surprise surprise that none of those viewers ever came back for a second look. A bit different if someone isn't proceedable but their property is on the market. Our buyer hadn't sold when they first viewed but they came back once they had an offer on theirs.
