Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

That’s an amazing number of viewings! Good luck! We’ve had 6 in just over a week since listing and have had/have 4 second viewings from that.

My agent says that shows price isn’t putting people off and I just need the one who loves it!

I’m fed up with constantly tidying but fingers crossed another breakthrough soon.

This is us. Lots of interest and viewings. Buyer pulled out within 9th day on the market. Today is day 11... sso many emotions :(

Well 5 weeks in and the divorcing couple who needed to and definitely would be selling have dropped out and taken it off the market!

People who purposely dick around and drag other people through their messes are so annoying!! And the estate agent for constantly repeating their divorce was irrelevant, it would definitely sell etc. So deflating.

@Completelyjo OMG, so annoying! I was thinking of your posts when I explained to our estate agents that we weren't 'one of those difficult divorcing couples' last week.

Our buyer pulled out few days ago because "my wife now wants a detached house". I mean why bother viewing second viewing and offering on what is clearly a semi detached house then?

Oh that’s so annoying. Surely you know what you’re looking for and wanting when you put in the offer?

This one has been on the market for 6 months! They’ve done at least 1 price reduction, we went in at asking when they had no other offers so far and suddenly they’ve pulled out after weeks jumping through hoops.

I honestly have realised that there are certain stresses of house moves that I'm ok with or even enjoy (!) ie the packing, organising, planning - I also have no issue with change/ hard work.

The emotional upheavals of it I cannot handle -

The pick me dance of finding a buyer
The feelings of disappointment
The heartbreak when things fall through
The helplessness

Often people say they hate moving houses because boxes/change/chaos but it's the non-practical, emotional sides of it I can't bear :;(

I’m not bad at planning and sorting.

It is the non-communication, the failure to have deadlines set and the uncertainty that does for me.

I completely agree with this!

I can't stand the complete lack of control over something that affects our lives in so many ways.

@Movinghomes i completely agree. the emotional upheaval is very difficult. we have raised our children here (2 of them were born here!). I don't like not knowing what the future house will be like or if i do fall in love with somewhere, if we'll actually secure it and make it through conveyancing/surveys/people changing minds etc.

im getting my draft particulars through today for approval prior to going live. im nervous!

I have the RICS surveyor in - told here could be a few hours! - I really wish here in England if before going to market a Homebuyers report is done before the house goes on the market - makes more sense to me as everything is out on the table. I think I am going to need a 'tin hat' when I get feedback from the EA as I know these surveys are going to highlight every single fault!

Hi all. Our buyer had the survey yesterday. Surveyor said nothing important wrong with the house, so hopefully full steam ahead!

We were renting for a very long time until we bought our first and current house two years ago, so moving has been something we are used to. This is the 5th house our 12yr old has lived in. Now trying to find our next purchase! Definitely more involved and more to lose when you are selling and buying at the same time though!

The area we are looking to buy in is super specific and houses largely go off off-market sales. Thinking of putting a friendly note through doors to indicate we are looking - as nothing there makes it on rightmove. My two colleagues there both bought theirs in the last few years through off-market sales. If we do this, do you recommend doing it now at the start of spring, or waiting to find a buyer first. The problem with waiting is that .... we had a buyer till 4 days ago!!! they can pull out at any time! We have a DIP arranged and ev erything!

I would advise you to wait until you have a buyer as I wouldn’t take someone seriously who didn’t have one if I was selling.

Theres always that risk that a buyer could pull out before exchange of contracts. But most of them don’t so as a Seller you will still prioritise offers from people who have a Buyer for their property over those that don’t.

Exchange of contracts is way down the line, something like 3 months. Both parties are free to pull out before then.
You can also pull out between exchange and completion but that's very rare and will cost you deposit money (normally 10% of purchase price).

Summary to a very long situation, we’ve managed to now find out through various channels that the couple we’ve been attempting to buy from haven’t been able to agree their financial split. It was 50/50 when they listed the property months ago, now she’s claiming she should stay in the property and he should pay 100% of the mortgage for her to remain.
She’s a sahm and they aren’t married.

What a disaster.

It is ....well you technically can but then would be liable for lots of fees & possibly a 10% deposit so effectively you are committed at that stage.

Unforgivable how other people drag us through their messes thinking only about themselves in what I appreciate is a very trying situation.
