Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Yes the problem is if we are sold by June we need to be putting all our energies into finding somewhere to buy. We are planning to move some distance. I shouldn’t have booked the holiday but at the time it looked like we wouldn’t be able to put it on the market till June//July

Put it on now. If priced right you could sell in a week.
Gives you enough time to look or even rent in the new area.

Are you in Scotland? When I got involved in offers over last week here in the South - I had no idea what a nightmare that would turn out to be. After my failed BAFO - I liked the look of one which was top end of my budget - agent advised it would go to a bidding war. No thanks. Quite happy what offered on in the end - apparently people had rejected it due 'needing work. Which translates to - needing to be repainted in my book and flooring replaced.

@Gunz Yes, in Scotland - so very used to the awfulness of the offers over / BAFO system. It's a bit soul-destroying! Especially in a popular small village 😞.

we have been on the market for 2 weeks. Had one viewing which was positive but they weren’t proceedable. Had no other interest which was worrying me.

Just noticed our house has been incorrectly listed on Rightmove as a bungalow (it’s not!) so if people had the detached filter on, it would have shown. I’m hoping this explains the lack of interest. we live in a very rural area and the market is its own bubble and quite slow and old fashioned I think.

Unfortunately, I think it's just some areas of the country. We first went on the market in September and only had 4 viewings between then and January when we accepted an offer. We lost our buyer and have been back on the market almost two weeks with absolutely no interest at all. Not one peep.
We'll be on with a new agent on Saturday and with a second price drop so I'm hoping in vain that might make a difference.
Every house here seems to hang about for months on end before it finally sells. There's hardly anything coming on the market either.
I hope it picks up for you! This thread regularly makes me envious and sad that others are selling so quickly and we aren't!

I think it is the current market, we haven't had
anywhere the number of viewings we thought we would. We are tempted to say only viewings on Saturdays at it's just a lot of stress with family stuff going on right now (not expected when we put the house on the other week) for us to get the house ready all the time for one viewing. Not sure how many people we will be putting off by doing this. I would just prefer where possible everyone at once when the numbers are low.

On the flip side we still haven't found a single house to view in the last 2-3 weeks. So even if we sell, where are we going. It's got to be right.

Right, that's us live an hour ago - I feel a bit sick w nerves! 2 viewings booked in already. There's a portal you can check every day to see what's happening, I suspect I'll be a bit obsessed.

Good Luck - its all the cleaning before a viewing and making sure it does' nt look like a bomb site that makes it rather stressful. I was on house cleaning duty again this morning as my buyers wanted another viewing to measure the kitchen.

So last week I was super happy - we had our offer accepted and that completed our chain ... but now just 3 days later - it has fallen apart :-(

Our buyers, buyer has pulled out.

So we now need to decide what to do.
Our buyer very patiently waited over a month for us to find our onward purchase, so I feel its the right thing to do to give them some time to try and find another buyer, and not put ours back on the market yet.
But we may lose our onward property - there were other offers so they may well decide to go with one of those instead.
Absolutely gutted! :-( :-(

@Gunz I know! I've told my teenager that the nice white fluffy towels are to be unused 'bathroom accessories' for the next couple of weeks, and we'll be using the spares, which I can whip out of sight, along with all the shampoos and conditioners, in a box in the car when viewings are happening 🤣.

I am losing the drive to sell now. Just nothing on the market that looks appealing. We would be using savings to buy in a more expensive area and it just feels like too much of a gamble. I dread ending up in rental with everything in storage.

Nothing happening here. Haven’t viewed anything for 3 weeks now. Spoke to our agent and they said our buyers are happy to wait and v keen. Not sure how long for though 😆

Sorry to hear all these struggles :/

Our buyer pulled out and thus we are back to square 1. Nothing on Rightmove but we have found private sale through someone we know ... it's a great house but equally not necessarily the only option.

But hate that buyer pulled out and we are back to square one.

Eurgh we’ve been on nearly 3 weeks now and only had one viewing, no more interest. Very jealous of those in areas where the market is better! Feels bleak to have nothing on the horizon.

5 viewings sounds good.

im not expecting that many when we first list.

i sold a house last year, no viewing for 4 months! then suddenly lots! and offer from about 3rd person to view.

I think 5 viewings booked in first 24 hours sounds good. We haven't had many. Someone turned up today for a viewing we said we couldn't do/the agent said they cancelled. My husband was half way through a work call so couldn't show them round and they said they came an hour away!

Sorry to all those who have lost buyers. That seems very high considering there aren't very many of us on this thread that have accepted offers.

I curse our ex-buyers that pulled out for no good reason. I have to admit I've been horrible in hoping their sale falls through for them too so that they can experience what it feels like.

5 viewings in 24 hours is good. Priced right etc.
In our very desirable village in Surrey where normally you can't buy in, properties are just hanging on.
Our buyer's survey is tomorrow so fingers crossed.
I don't believe there are any weird issues with house.
No idea where we want to move.
Torn between abroad (no house rentals available so have to buy, but luckily only takes a week) vs away from commuter belt.
Simple life vs simple life but different.
Decisions, decisions
