Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Well done - its such a relief isnt it - the fun begins for you!- Couldnt believe the palaver you go through to get your ID checks and where the funds are coming for the purchase - spent all morning on that!

our property is nearly ready to go on the market. photos yesterday so im guessing maybe next week? just need some new properties to come on for us to buy too.

@BunnyMum2000 that's great news, you must be thrilled.

First viewing on our house today, I have never cleaned so much and now I'm paranoid it smells too much of cleaning products. The house has had a good airing but as it's nearly the end of the day I don't want it to be cold either! Just seems like so much effort if they're not interested. Have to keep telling myself but if they are then it's worth it!

Do people just hide their washing basket? I think I need one with a lid! I'm taking it with me today but just seems like a faff! I am totally overthinking this.

Another day and still no decent houses for us to view on right move! Arghh

@OtiMama Our washing basket has a lid and fits in with the decor so looks ok - could you try something like that? But most of our bath-side toiletries are currently in a box in my car, along with all the dog paraphernalia! Allowing me to have only 2 tasteful matching body wash/bath foam bottles displayed perfectly in the shower caddy 🤣.

@newhomein2025 I think I will do that, I feel with a lid it's fairly obvious what it is so you wouldn't have a need to look at it...plus could probably hide some other bits at the bottom of it haha!!

Slightly shaking but we have an update ..

House is up for guide price 550. Our "sweet spot" to be able to move and upscale is 525-530.

The second viewings are booked for Saturday BUT

In the interim two people have offered...

One in a chain has offered very low at 510.
The other - currently renting and cash buyers mortgage free have offered 520.

We've told EA to go back to the second ones and try to bring the offer as close as possible to 540 with the hope that they will settle in the middle at 5:30. The agents think these ones being rent free and cash buyers are more reliable than necessarily waiting on the two second viewings who are both in chains and need Mortgages. Feeling very anxious now till we hear back from the estate agent and worrying whether the counter offering will annoy our prospective buyers and whether they will just walk off. But it is totally normal to not just accept an offer and go back with the counter offer right?

Definitely normal to counter offer and I wouldn't be annoyed by it if I were your prospective buyer. Far preferable to a straightforward No.

They may say they just want to leave their offer on the table rather than immediately increase it. But that's ok - would buy you time for weekend viewings to go ahead.

Pls check your cash buyer is definitely cash buyer. Very few actually are.
I had one (originally from HK), who ended up not being, because they had a few things to sell first!
Agent apparently checked that he had funds too.
Their offer was higher that FTB, but in hindsight I should have gone for FTB.

Yeah our last sale was actually to an HK cash buyer so we know this type and it went smoothly...

We've now accepted his offer.

The key thing is that we are in no rush to move. We are quite happy enjoying getting our equity up and overpaying our low rate mortgage to its max currently so every month of stalling is great. Even if this one pulls out or drags we are not particularly fussed. The secondary schooo application deadline is 1.5 years away and 2025 was always our year to "try to move" and assume it collapses/restarts etc over a year. We just didn't want to leave it till next spring and start the process late

We had first viewer on ours last night, so stressful as I left a key for my husband to give to the estate agent and it just disappeared. He sorted something with his key in the end and then I had to drop another spare round this morning. Haven't had any feedback from that viewing. Got another viewer coming tomorrow and the house is already a mess again! Our kids just cause chaos 😂

Is anyone else noticing that all the houses in their area seem hugely overpriced? It's shocking to see homes sitting on the market for months, yet new listings keep coming up at the same or even higher prices! I've even spotted some properties that didn't sell last year being re-listed at a higher price.
When I check estimates on Zoopla, many are listed for £100k or more above the estimate. Seriously, what’s going on? Why?

Could I ask for advice please? We have a holiday booked for the first two weeks in June. Should we wait until we are back to put the house on the market, or do it now with a good run until the end of May? We would have to stop viewings during the holiday and then start again mid June. We have to be away for the birth of a grandchild mid July for about a week, so if we wait until mid June we will only have a few weeks before having to stop viewings for a week in July. It's so difficult to know what to do. I have only paid the deposit for the holiday and am now thinking I was stupid to book it at all. I need to pay the balance by today at the latest. If we wait until June we would get the photos done just before we go on holiday and have it ready to go as soon as we get back. The problem is the home report which needs to be redone every 12 weeks I think, and if we are away for two weeks, that's two weeks lost. We have to do the viewings ourselves as the agent charges £20 an hour for them and we have a cat we leave in the house when we are away.

I am imobolised with indecision. The garden looks best from now till the end of June, after which it looks quite drab.

What would you do? The agents have said that most people looking for this type of house would want to buy in time for kids starting local schools end of August, so leaving it till June is risky. They said most people do not view in July and August.

I would not hesitate to do it now. There's plenty of time until June. You could even be sold by then.

Yes the problem is if we are sold by June we need to be putting all our energies into finding somewhere to buy. We are planning to move some distance. I shouldn’t have booked the holiday but at the time it looked like we wouldn’t be able to put it on the market till June//July

Went to see the lovely flat in the village today - I love it. Could work so well for me and the teenager. Close to all my village pals.
But there were lots of 60-plus folks also viewing and it's only been on for 2 days. They likely have more ready cash than me - and also might be looking at it for a wee holiday flat, rather than a home. And it would be top of my budget. But I think I'm going to throw my hat in the ring.
Had a lovely chat with the owners about the family history of the property - I love a bit of local history.
I guess if we get a decent amount of interest next week, it's possible? But feeling pessimistic and like I'll get outbid by the wealthy folks.

Yes. People haven't woken up to market realities.
Saw one house that's been on the market since june 2023! Now on with 5 agents. No way they will get the money they are asking for, specially as layout is very weird.
