Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

I now started to look at houses online in hope of picking three to visit next weekend (we are relocating).
I found the weirdest house with weirdest bathrooms!
Owners clearly spend lots of cash on it, but omg 😂.
It's not suitable for us due to other reasons.

Just back from viewing a few heavily overpriced houses. I thought this time around our house hunting experience would be a bit better as we have a much bigger budget than we did a few years go. But no. Still viewing over priced, slightly grubby houses that just cost even more. 🙄

I'm viewing one on Monday I can tell is overpriced, we couldn't afford it without a drop but it has been relisted with another agent for the same price despite being on for months and dropping to that end of last year. It's dated and one with an extra bedroom and far more modern larger kitchen, bathroom etc was £10k less sold quickly the other month so I don't see how they can value this so high. I expect the owner isn't willing to drop much!

Yep we saw one today that has been for sale for 3 months. They’ve said overs over XX but in essence they still want £15k over that, so it’s a £10k price reduction. Photos made it look a lot better than it is. One of those that looks nice on arrival but then you walk around and look a bit closer and see broken skirting boards, doors with no handles, a once-expensive kitchen that looks tired and grimy, a fitted hob with cracks all over it, stained carpets, ancient windows. And then it’s on a busy road with 24 hour bus route, and on-road parking only. It’s £30k over where it should be really.

The second one was tenanted and they literally left 1 minute before the viewing time. No curtains open, beds unmade, stuff just everywhere. Hideous conservatory that needs demolishing. Garden a total mess, new windows needed, new bathroom and kitchen but all cheaply done. £50k over priced. And tenanted for another 3 months anyway.

Third viewing. Lovely house, listed yesterday. Nicely refurbished, would need nothing doing to it. A little bit smaller than expected but would suit our needs. Ok road, could be better. I think it’s probably £20k over where it should be. Need to mull it over as it ticks a lot of boxes.

We need to see more like the third one. But it was nice to come away from something not feeling disappointed. It was nice to see a house where someone has taken some time to make it look nice for viewings. I hope we get asked for feedback for the first two but I doubt we will. They are definitely over promising and under delivering.

We bought a house once with beer cans and ashtrays on the coffee table in the living room and a blowup sex doll on top of the wardrobe.

It's the only house I've ever regretted buying, should've been a warning. Though we made a lot of money on it.

Over half a million quid and we are stepping over dirty boxers, looking at a damp conservatory and old toast floating around in the sink 🤣

Ugh, we looked at some horrible houses this time around. One of them looked so lovely on the listing. When we turned up, there was a flowerpot filled with cigarette butts at the front door. We should have turned around and left then! A particular highlight of that viewing was the vendors' adult son doing an stinking number 2 in the bathroom a few seconds before we walked in there 🤢

When our buyers came to view our house they commented on how nice it was to walk around a house that had been tidied for the viewing. I spent about 6 hours preparing for each viewing to make sure it was absolutely spotless with no sign of our three children, cats or dog!

Yes viewing number 3 today was immaculate and I told the estate agent to tell the seller I appreciated their effort 😆. The other two houses I felt I should have wiped my feet on the way out.

I really want to have several options to look at to compare but right now that isn't really happening. It doesn't help we don't know exactly where we want to be.

Spent last few days on RM. It's ridiculous, some of the overpriced s**t.
We priced well and it sold quickly. Some people have houses on for year or two.
One which I like was sold for 645k in 2022 (height of covid madness). It was newbuilt and they lose value for a bit.
They now priced it at 750k, because clearly market is that healthy atm!

Yes we were looking first time around during the Covid madness. Back then it was one day of viewings only, then best and final offers (over asking). We went £20k over on more than one occasion and still lost out. Think we were outbid 5 times. Those were crazy days. Now is very different!

Specially in countryside as lots of people have been recalled back to work.

The viewing went well and she made an offer for the asking price! I'm glad we listened to the EA and didn't drop the price when we'd had no interest at first.

We saw two houses yesterday, neither of which were 'the one'. The house we viewed in January and fell in love with is still on the market, the house is perfect but we've done some research and discovered that it's grade 2 listed (not mentioned on the advert!) and there's currently a planning application in progress for 17 self builds on the field above, and all the public comments say how it's going to increase the flood risk so we're in two minds on whether to offer or not Sad

We finally managed to view something yesterday as we are under offer - unfortunately I have no idea if we actually like it or not due to how bizarre the viewing was - shown around by owner who I think had decided on sight we were some kind of scruffs who couldn’t afford the house, house filthy, dogs in the house who barked the entire time we were there. I normally ask if we can do another look around ourselves to save coming back but had a headache from the noise and couldn’t face it. Its a house with a lot of potential so this was very annoying. We have dogs ourselves and I cannot tell you how much we cleaned ours before viewings and made sure they were out. Even if we do decide to make an offer I worry the owner will be a complete pain to deal with if they are the type to insist on their own viewings in such circumstances.

@Blackchaircushion doesn't sound like they're motivated to sell if they're not doing the basics for a viewing.

All gone quiet for me, no viewings at the weekend.

We did a second viewing at the weekend, and are putting in an offer today ... a really low offer though as it needs loads of work, that we don't believe is reflected in the asking price - but pretty sure it'll be a no from the seller ...... but you never know!! Fingers crossed

I know! The one we want is being sold by a divorcing couple and they cant decide if they’re coming or going. House listed for months but they cancelled our viewing and now won’t reschedule. Like if it on the market or not?! What a waste of everyone’s time.

@Deucebumps Hmm, I think personally I might give that one a swerve. It's so sad when you love a place but you can see that it probably won't work in the longer term because of external factors. Let us know what you decide!

We are a divorcing couple and I said to my STBEXH yesterday that there's no point in going on the market if we haven't agreed financial split in principle first, as we can't accept an offer if I don't know what I'm going to have to put towards buying something else. It's absolutely not fair on potential purchasers. Hopefully that will help to move things along smartish, as he's keen to sell! We're still in house prep stage, hoping to get photos done next week. Weather looks quite mild at the weekend so I'm hoping I might be able to do a mow of the grass on a high setting, just to tidy up the winter tuftiness a bit. I planted loads more bulbs last autumn and they are starting to appear, which is good.

Sorry to pry then but do you any idea on anything I should be aware of if trying to buy from a seller in the middle of a divorce then? Is there anything that should be done first or that I should ask about before offering?
