Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Back on the market for the 6th time today … getting fed up with buyers who change their mind. This is only the second time it’s our buyer changing their mind, the other times it’s been issues down the chain. Not really sure what we can do. We’ve “sold” quickly each time so not sure it’s the fault of our house or a price issue. Our sellers (end of chain) have been patient because we’ve resold so quickly each time but feel we’ll lose our purchase soon. It’s taking its toll on us now.

@FriendlyLaundryMonster I wouldn't go with Yopa. We purchased our current house via them and really didn't rate the agent and thought it was a poor service.

@HowDidItEnd sorry that's so rubbish for you. Frustrating how the system works. Hope the next offer is the final one for you!

I also use property log to see the changes in listing prices, it's really useful. I would offer under if the house hasn't had a single offer and been on a while, you can always go up if you really want it.

I've booked to view two houses next week. We aren't 100% sure on location but know roughly what we need so trying to whittle down options. Just so hard to think for next few years or longer term as we don't really want to move again if possible.

They’ve had lots of viewings but not one offer. It needs a lot of work doing, but is priced more mid range rather than factoring in the work.

You want to get the property for a reasonable price particularly if there’s a lot of money still to put in, but you don’t want to go too low and put them off negotiating.

I’m in exactly the same position. Do you think 10% feels like too much of a drop? I don’t want to insult/annoy anyone. I’ve SSTC, if it makes a difference.

Had three viewings last week. Nothing booked in so far this which worries me. Trying to be zen. Just need the house sold so I can finalise the estate and move on with my life.

@HowDidItEnd sorry things are so rough with your sale. Hope another buyer springs up for you.

I don’t know!
I think 10% is a lot! Although I guess in my case it could be 10% from their initial inflated asking.
This one is listed at 400, I’m torn between 375-385k.
Is their harm going lower? I don’t want to put them off, but maybe that’s not a thing!
We’ve already sold ours and they are FTB so not a long chain on our end.

Does the one you’re looking at need work?

For those of you who got three valuation quotes - was it worth the effort? I've just booked a couple in and it seems they take about an hour and a half when they visit and like both partners to attend (to the point one has suggested rescheduling if this isn't possible). Thinking to get a third will maybe be excessive, and not sure the offerings will vary very much.

375 to 380 is what I was thinking … ie where I’d like to end up, so I suppose I’d start lower (if I like it when I go to see it this afternoon). I don’t know whether too low is a thing! This one doesn’t need work, which I think makes things harder, because they’ve “done it up to sell” so obviously want a return on that but unfortunately it’s not my taste AT ALL, so it’s going to cost me, but I can’t really factor that into the offer.

@FriendlyLaundryMonster we just had one and went with them, their value matched my own research and they are the top seller in the area so we didn't see the point in spending more time for similar % on fees.

@StellaOlivetti yeah the house has a value and it's whether that's a fair asking for what is there rather than sadly because you just want to change cosmetics. That being said you would have nothing to lose from trying to offer lower rather than not doing it at all.

Been waiting 6 days to try and book a viewing on a tenanted house. Only went on the market last week. Agent said they are still waiting for the tenant to respond to the request but they have already said they won’t permit any weekend viewings. And they have 3 months left on the tenancy. I said well that makes this difficult doesn’t it so we will view other properties for now. Can’t blame the tenant really, another landlord wanting the best of both worlds.

We were in a similar boat very recently.

Saw a house that was on the market for 4 months, we offered £20,000 below reduced asking price (property was reduced £25,000 a few weeks prior), it got declined and offered again two more times, we finally settled £10,000 below asking. We did look at the area before making our offers in as much as is the house worth what we would like to pay? We had a budget in mind and negotiated very close towards that, my husband was happy to pay asking from the offset but no way would I love the house as much if we did pay asking. I'd like to feel like we got a "little bargain".

The average house price in the area is £80,000 over our offer so we feel we've made the right decision and we have no intention on moving for another 10-15 years.

It's definitely not cheeky to offer if it's been sat on the market for so long, if the sellers agents are good they would advise you accordingly whether you're wasting your time or not with your offer. Express your keenest but also play it cool at the same time.

So the house we’re interested in is proving difficult. Seller is moving and cancelling viewings. It’s been up for so long now, in part probably because they aren’t motivated enough to sell.
I’m still going to hold out on it because there’s nothing of any more interest but I’m losing hope!

Question, I’ve been signing our solicitor form and seen the bit about 10% exchange deposit … how does this work with buying and selling? We would be buying with around a 40% deposit but it’s almost all in equity.

same @IWasBornIn1989 ,, we accepted an offer 3 weeks ago - but cant find anywhere to buy.

We are considering either expensive - but all done .. or cheap - but needs work ..so we're pretty flexible, but there's just nothing on the market at all.

We've found one - but its expensive AND needs work! .. so not ideal .. but going back for a second viewing at the weekend.

Yep going to see two out of budget houses this week that I’ll probably love. I do think they are overpriced though and would be in our budget if they came down about 5%

Don't worry about the deposit. It's only the poor FTB at the bottom of the chain that has to actually have the cash for a deposit. It then moves up the chain at exchange of contracts.

I have painted some radiators today! Also heard back from an EA about a house we'd put a low offer in for, that it's gone to someone else. It was expected and our home isn't quite on the market yet, so it's obviously not the one. One of our reception rooms has very dark walls (think dark neutral). So, am considering painting these a much lighter colour. We like them, but I don't want to put off buyers. Not sure.

we've had our first agent over for valuation. not v happy with price or the comparable used (compared to 3 bed, no ensuite. Ours has 4 beds & 2 ensuites. plus home office and basement). Got 2 more agents coming tomorrow. i suppose if they all say the lower valuation then I'll have to accept that. hoping the first was just a bit low.

rate quoted was 1% plus vat.

It’s definitely worth another 1 or 2 agents doing valuations!
One agent valued mine at 475k and showed poor comparable and the other 525-550. I know people might say to maybe go low when they’re two extremes but I knew the market and went for the higher one, well they got several viewings for the 1st day and several offers, one above 550k! Sale all agreed 1.5 weeks after listing and 1 day after viewings, so don’t be disheartened by one low valuation.
