Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

To be fair I’ve done that before to plan the work I was going to do on a property so it might not mean they have cold feet, although I imagine it’s stressful now I picture it from the sellers perspective.

I guess so. They do have measurements in floor plan though.
I'm always wary of people who make offer after seeing house once. They did have quite a long viewing so will see.
If this falls through, I'm plopping for new build and part exchange.
My brain can't cope with the messing around, I'm from abroad and you offer on house, sign contract and are in about 2-3 weeks!

@Completelyjo Ha, sadly I can't speak for any other divorcing couples, we're probably all a bit different. In our case, we're trying to agree the financial split amicably between ourselves (after getting a bit of advice from lawyers) and going down the DIY route (Scotland). And it's not huge sums of cash either - the only asset we plan to split is the house. And we're both keen to sell and move on. So, as divorcing couples go, I think we're relatively low-hassle 😊.

@rhubarb007 I don't necessarily think they're planned to pull out. I always want a second viewing once I've decided it's definitely the house for me, so that I can start properly visualising and planning what needs to be done, decorating, additional measurements, furniture etc. so hopefully it will be okay!

Buyer is having their bank valuation this week. Slightly nervous as they went in at our highest guess of the value, really hoping it’s not valued lower!!

Probably not. My daughter requested a second viewing after her offer was accepted- it was so that I could see it too!

Some people also feel they want to get a more thorough look as there’s so much to take in on the first visit. So it’s not the case that a second visit equals a problem.

Well that’s understandable. But most likely your buyer is just excited and wants to make plans for when the property is theirs.

Finally my house goes on the market in the next couple of days. Not sold a house since 1989 - so been a major decluttering exercise to get to this point! I can see why people get to the point when they can't be bothered to downsize as the amount of effort gets beyond them.

Looked at our first viewing today, just too much stuff needs doing for the price. An elderly lady lived there and she was in the house which was a bit odd but appreciate it's not easy for her to go out.

Viewing two more on Thursday and we are doing our photos here Friday so everything should be finalised for us to go on the market next week.

I thought this when our buyer had a second viewing after viewing the first time only 2 days prior. It went well though, she wanted to bring her parents along (FTB) and she just wanted to spend more time without being rushed as her first viewing, they were back to back viewings for only 10 minutes, she was in our property for the second viewing for 30 minutes.

We are having valuation visits done next week. In the interim we've started looking at a couple of places online. One had spalling, another had timber issues with woodworm and everything seems expensive. Feeling disheartened.

So they cancelled survey with no reason. They are still coming for 2nd viewing but I think this doesn't bode well.
We have cancelled at least 4 other viewings that we were due, which is annoying.
I won't do anything atm but if no surveyor rebooked the following day I will put it back on market.

I would say it's really commonplace to request to view a house after you've had your offer accepted. We've done it before when we wanted to measure up and check a few things.

It is common, but I seem to have 'the instinct' and can tell.
They only booked surveyor on Friday and then over the weekend decided to do seconf viewing and now cancelled surveyor, who was due tomorrow. It's just odd. EA is trying to get to the bottom of things atm.
I think they will do second viewing and if they still like it will book surveyor again.
I think that's what's ringing the bell, they haven't committed to spending any money yet.

@rhubarb007 it's hard not to worry isn't it. Maybe they just feel it's worth another look before they pay for a survey, right now doesn't mean it's a no. Maybe they felt they rushed it. How long until their second viewing?

If you put it back on I would be tempted to take all viewings booked that week before making a decision if there are offers.

I'm looking at two on Thursday, they were meant to be back to back but they've emailed today to say they need to move one to the morning which is annoying as my mum was coming with me but now will have to look after my kids. My husband works a lot so I'm doing first viewings to save time. Have many of you taken young children to viewings? I feel stressed about doing it but equally I want to have someone to bounce my thoughts around with which isn't possible on my own! 😂

It’s not looking good on our possible purchase either! The seller still living in the house is now ghosting the estate agent!
I’m not sure if their divorce financials have been agreed or if she’s trying to get an order to stay in the house in the background of all this.
If there was anything else I wouldn’t touch this one with a barge pole but it’s the only thing that’s been on the market in months that ticks all our boxes. So annoying!
I think I need to push the agent to share some of the details about the seller so I can figure out if I’m wasting my time. Surely it’s just wasting the agents time too at this point?

We've had to move everything back by at least a week as STBEXH hasn't quite completed his list of house prep jobs. It's like he wants us to get the house on the market and get sold so he can stop paying the mortgage, but wants all the wee jobs to happen magically. I've started outsourcing some of them, which costs more but at least they will get done!

I'm one month in to being on the market. Week 2 (viewing number 3) got a near asking price offer from people in rented, which I accepted, they went through all the qualification process with the EA, nominated solicitors - I viewed some preprties and had an offer accepted.

Last week, 8 days post offer, they pulled out as they had carried on viewing other properties and found something else! I've now lost my purchase too.

Have had 5 viewings (and 2 no shows) last friday / saturday, one is just not picking up the agents calls, the other 4 have rejected for reasons I can do nothing about - garden too small, don't like the estate, downstairs too small, had a bigger budget and realised that an extra £50k buys them nore (no shit!).

Three more viewings this weekend, so fingers crossed.

So stressful though!

Why can't there be some cash paid upfront that's not refundable if you change your mind? It would weed out timewasters. Obv refundable if survey is bad.
Or contract signed at beginning that unless survey is bad, you can't pull out. And give firm date for moving out.
It's crazy that sale can take anything from two months to a year or longer.

Or have sellers prepare all the legal documents and survey etc. before the sale so that buyers receive it as a package when they have an offer accepted (at which point it's then binding), just like they do in other countries. It would make everything SO much better!

Ah yes, this is what I mean! Just like the failed HIPs. I hate the fact that people in power with money get to make life so much harder for the rest of us.
