Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

The (4th/5th?) bedroom issue.

The small size of the rooms.

The cheap furniture haphazardly arranged.

The multitude of (very personal taste...) wallpapers.

The garden needing LOTS of work.

For the purpose of selling I'd get rid of most of the furniture and price the property realistically.

The agent who has taken the photos needs some help!!!!

The shots are too high up so you are looking down on the room .. up on the corners get a wider shot ...

Leave out the photos of the room with the single beds they are practically up against the wall.

You may also want to consider painting it all out in a neutral colour if you want a good price.
Remove some of the furniture or hire a company that can dress some of the key rooms...

Also I would get rid of the book shelf wallpaper in the toilet.

The garden has lots of potential but could be off putting to buyers...some carefully arranged pots and some nice garden furniture and an umbrella would work wonders there.

The outlook from the garden looks rural??
That's a peaceful selling point.

Also the first photo isn't take straight on.
Take the front of the house photo...maybe even have some pots of flowers and a nice doormat for the photo..

Tell your ex if he wants a good price he needs to act!

@CinnamonSwirlLatte sorry just noticed that it is PB being used. Surely you can ask to get it removed given that you are a joint owner and didn’t agree to the listing? Then go to a proper EA. I’m sorry you are going through this. Xx

@CinnamonSwirlLatte you need to get the EA to address the issues with him because you obviously can’t. They won’t be keen to still be forking out for a RM listing that has no hope of selling..

For me:

  1. remove one of the twin beds in the twin room
  2. Get someone in to tidy up the garden
  3. remove the photos that show the rooms poorly (the box room one that shows it is a box room) the twin bed rooms.
  4. ask the EA to do a better job with the kitchen photos - they should be selling the house
  5. Rewrite the blurb yourself (you can include the fact that the rear land cannot be built upon etc) mention the flexible living space.
  6. redo the floor plan. No need for sizes on the WC and bed 4 should read as bed/study and the playroom bed5/ playroom.

Obviously the biggest thing will be the price. How much work did you do since 2017 to justify the £60k uplift?

It’s two things, one is that the fourth bedroom upstairs is hard to see on the plan and when you do find it, it looks more like a cupboard - maybe adding the sizes to the plan would help. The other is that it looks like a functional but unloved house. Like a safe house for spies on a gritty TV drama. I feel cold just looking at it.

If you want people to make the effort to read the terrible details you need to draw them in with the photos. I also don’t know the area but it seems expensive.

Does ExH not want to sell it? Is that why he won’t refuse the price and is making it look like a hostel?

Oh wow! Just realised there actually is a 4th bedroom upstairs!

OP the text for it doesn’t show on my phone unless I zoom out and scroll down. So I could see the floor plan, just assumed that bit was a cupboard off the corridor. But because I could see the whole floor plan I didn’t think to zoom and scroll to see the text.

I'm really not trying to be snarky, but isn't there a legal minimum size for something to be considered a bedroom? Because it looks tiny. It would be a great home office.

Would the playroom be better listed as a dining room? People can see that the only access is through the kitchen and utility that makes more sense. It's currently missing a dining room and the living room picture doesn't make it clear whether a dining table can fit in.

4th bedroom looks like a cupboard - i missed it first time too
No garden measurements.

If you dont HAVE to have 2 single beds in the bedroom rove one and reorient the bed.

OP I have no idea of the logistics and legalities of this during a divorce, but can you get it listed with a second estate agent? Preferably one that gives a shit and employs a halfway competent photographer?

The room configuration looks all wrong. Why have a small living room and then a gigantic ‘play room’ tucked out of the way only accessible via kitchen & utility?
Why is bedroom 1 so ginormous and then then bedroom 4 so miniscule?

I realise these aren’t things you can now change, but this is what would put me off. Also it all seems very gloomy and a bit depressing.

I don’t think the decor is a problem. Most people change it. The issue is the odd shaped rooms and the sizes of the bedrooms. If you are looking for a 4-bed, this wouldn’t be suitable. The 4th room is only 2mx2m - that’s the same size as my bed! It doesn’t meet the minimum sqm to be classed as a bedroom, so a bit cheeky they’ve labelled it a bedroom! For a tad more, you can get this, with decent sized bedrooms. I think it’s the price, your ex will have to drop it, otherwise it won’t sell.

It's just not very homely looking and there's no wow factor. Decor not in keeping with modern standards - patterned wallpaper etc. Front garden looks unloved - I immediately wanted to weed the hard standing areas.

Disagree about the floor plan - I easily saw the tiny 4th bedroom upstairs though only after I read the comments - label needs to be inside the room.

I guess there are many other similar houses around but others will have something yours doesn't- nice garden, modern finishings, neutral walls , whatever.

A tv property show would have you repainting, moving furniture out / around, putting in pot plants etc.

Also, I've just realised how off the scaling is on the floor plans - it makes the 4th bedroom look much smaller than it really is.

You're not selling to yourself, accept that people viewing the floorplan are confused and sse if you can change it. Don't simply say it's not confusing to me so it must be fine, that's daft

I can only agree with everybody else that the photos aren't very good

I'm sorry to hear about this OP, what an awful situation.
Wish all pps would read the OP and her updates: there's people calling the abusive ex 'D'H which is a bit insensitive!

I think the unclear floor plan, 'offers over' and using purple bricks are the main problems.
Is there any reason you can't list it with another estate agent yourself with a normal pricing, not offers over?
And I'd definitely be exploring legal routes re forcing a sale. It's outrageous that he's been living there all this time while you have 6 kids to house, and he can just obstruct a sale.

And I'd ignore the advice that the small upstairs bedroom shouldn't be listed as such. It's obviously a 4 bed with an extra reception downstairs. But it's misleading to put '4 good size bedrooms' in the listing, can that be changed?

Im normally really good at reading floor plans. It’s my job! But I’m struggling to work out the flow of the rooms because the photos are all jumbled up, it leaps from small room to twin room and I can’t work out whether there’s a photo of the playroom. It shouldn’t be so hard - viewers shouldn’t have to zoom in to try and work out whether the room is the en suite one, which room is which. Etc.
maybe a floor plan labelled properly to tally with the photographs being annotated/labelled.

You are being snippy when you asked. The fourth bedroom is tiny and I also missed it, on first glance it looks like 3 bed. So it needs to be labelled.

if I’m honest the main issues here are:

the floor plan, it looks like 3 bedrooms. You don’t wish people to have to hunt for the 4th bedroom. The fourth room looks so small as to not be a bedroom,

it is very dated. Someone’s gone a bit mad with the cheap wallpaper and it’s not done it any favours, it needs complete redecorating.

the garden looks bad, from the state of the fences on.

so you can either fix those issues or drop the price. Pick your poison.

Property is unattractive and needs top to bottom refurb, the floor plan makes it look cramped and there are no measurements on it either. Not worth the drive over I would imagine.
