Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

I find it really strange that so many people on a Property forum can't read a floorplan correctly! Of all the comments I was expecting about the house, people saying I've lied about how many bedrooms there are was not one of them 😂

And yet loads of us have read the floor plan incorrectly, so loads of people clicking on Right Move will read it incorrectly too and not bother looking or reading any further.

I always look at floor plan first and if it doesn’t work for me I don’t even bother to click onto the photos.

It’s a basic admin fail by your estate agents and quite easily rectified.

You asked for opinions on why it’s not selling but don’t want to take any opinions on board 🤷‍♀️

OP the point about the bedrooms isn't that people think you are lying. It's that it is super easy to miss the 4th one. Many of us did. Your potential viewers are likely to be making the same mistake and so discounting the property. And this is something you can fix. Get the agent to do a better floor plan that is super clear about the rooms.

@Tulip8 there is this really weird attitude on MN that if a room is downstairs it can't possibly be a bedroom. I would however have the plans amended so that for the playroom it says playroom/bedroom 5. Is there a door missing on the plan too - to get into that downstairs bedroom/playroom do you have to go through the kitchen/utility or is there a door from the hall?

I think part of the issue is the mis-match of bedroom sizes, bedroom 1 is massive, bedroom 4 tiny. But there is nothing you can do about that. Also the shapes aren't standardly square/rectangular which gives you more space but does look unusual on the pictures. Picture 14 of the twin room makes it look very narrow at one end.

I'm sure you'll get all sorts of rude comments about your decor choices or kerb appeal but honestly there's nothing which people are going to look at and think they can't live with. Yes you might want to change the bathroom or kitchen eventually but they're fine. One question i'd have is the open land which appears to be behind your garden - is there any chance that could be built on too?

Ask the estate agent to retake the photos, they're awful. And to remark the plan more clearly with bedroom 4, although it is tiny and maybe better labelled as a study.

If everyone on this post struggled to notice bedroom 4 (as I did too) then guaranteed all your potential buyers have struggled too.

If it's impossible to reason with exh about redressing rooms, moving furniture etc in order to achieve his desired asking price, there's not much else you can do. Are any of your DC living there and old enough to intervene?

The lack of viewings is telling you there’s a big problem somewhere. People have pointed out that a downstairs playroom accessible only via the utility (why isn’t there a door from the hall?) is not, for most people, a ‘bedroom’ (especially when the listing says ‘two reception rooms’, which presumably includes this ‘playroom’) and a tiny room that might just about be usable as a baby’s nursery or a home office isn’t a viable bedroom either.

What a pain for you not having control over this. I now notice that DH has used Purple Bricks who are famously unprofessional and terrible to deal with, as well as allowing poor quality photos. Is there any chance DH will let you help with the sale if nothing happens?

It's really, really not op.

It's listed as four good size bedrooms. It's not that either. It's three good sized bedrooms and one very small single.

Downstairs I'd count those rooms as kitchen/breakfast room, living room and dining room. You may consider one of the receptions as 'bed 5' but most people really will not.

As someone looking for a four bed house right now I'd discount it immediately because bed 4 is not large enough.

I'm totally open to using a downstairs reception as bed 4 - we do that now! But if so I expect to be paying a 3 bed price. I wouldn't pay the premium for 4 beds when the 4th upstairs room is far too small to be useful (for us).

The open land won't be built on thankfully. Horses in there currently.

I agree about the odd shaped rooms - they drove me mad!

It is because it is easy to miss the tiny little square that says it is a bedroom. I had to go back and have a look for it after reading your subsequent post. It doesn't look big enough to be a bedroom. Could it be marketed as a study?

The twin beds in the bedroom look like they are touching the walls at both ends. I expect it is the odd shape of some of the rooms, the neglected garen and the decor that is putting buyers off, not helped by the poor photography.

I know all these negatives can be rectified, but sometimes people don't want to move into a house that needs immediate attention.

I think the fact that so many of us can't see bedroom 4highlights one of the issues. The labelling on the floor plan makes the layout look confusing. Usually the room descriptors are inside the rooms.
The front really could do with cheering up, a bit of weeding, a pressure wash of the concrete, a couple of plants outside the front door.
The windows look very bare, at the very least you need something on the upstairs windowsills.
Some of the photos could do with editing to make them look a bit lighter.

That mattress in Bedroom 4 alone would put me off.

It looks dark, a bit grubby and unloved. It has a weird cold feeling.

It's five - although rightly or wrongly one is labelled as "playroom". We lived there with six children and there was ample space.

I can only see 3 bedrooms and a playroom? Where's the 5th?

The photos aren’t great as other posters have said.

Whether you agree or not, the floor plan is unclear. Many posters have found it hard to locate the 4th bedroom, so it’s fair to say potential buyers would struggle too.

I also hate “offers over”. I’m not about to get into a bidding war, put the asking price clearly. I also think it’s overpriced, but understand you can’t do anything about that.

What a shit position to be in, I hope it sells soon for you.

It just looks a bit tired , cold and dated. I know you've said you can't change anything , so I wouldn't expect a sale any time soon. Not at its current price

Well it is easy to miss the fourth bedroom because it's the size of a large cupboard. Not sure what you'd use that for other than storage or Harry Potter.
If there's nothing you can do, just let your xh sort it out. Were I looking, I would not view it on the basis of the fact you need a crane to get those twin beds into the bedroom and the house appears very gloomy.

Honestly I think people are covering the main points - looks fairly dark, the kitchen configuration looks slightly odd - downstairs bedrooms don't really swing it as bedrooms, along with the inside needing some renovation, the outside also looks like it needs lots of work. It looks clean and not too cluttered, but the furniture doesn't fit well in a lot of the rooms which is giving the impression it's very small.

Hopefully someone will see the potential though!

With out even looking at the pictures or opening the listing I would not touch any property purple bricks are selling. Read the reviews. Use a proper estate agent
