Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

Its priced too high. In this location, most homes are 3 beds so a 4 bed conversion just won't sell for more than a 3 bed. The floor plan is also labelled very poorly is unclear.

Pitch this as a 3 bed with study and playroom as opposed to a 4 bed. Price it accordingly at no more than 10% more than a neighbouring average condition 3 bed. 48 sold for 163k two years ago and was quite tidy. 20 was tidy and sold for 150k in 2020 for 150k. 165-170k could be a starting asking price for yours.

The other thing is presentation - these images would look a lot more inviting with an increase of saturation or colour temperature. This is a quick fix as it won't even require a reshoot - just 2 minutes on a photo editor. Done

I really don't think it's overpriced at all. I think once it has a few viewings it will sell. It has been extended and is much larger than number 48.

Thank you! You really do need to view it to appreciate the size and views... and it's really not as dated as it may look. It's just getting those first viewings in.

I'm waiting for my solicitor to ring me back before I instruct another EA

The existing photos have been taken from bad angles which can't be fixed by editing contrast, exposure etc. The lights are also on in all the photos which makes the house look dark.

It definitely needs new photos which the OP will have soon fingers crossed.

It is not 5, that is a through room so legally NOT a bedroom.

Even if it was stand alone though personally I HATE it when people count a reception room as a bedroom. Those houses struggle to sell because a dining room/play room is not a bedroom to most families regardless of labeling it that.

Its only really an advantage to people with mobility issue with is a very small market and the rest of the downstairs would need to be suitibly adapted to make that feesable.

Yes, very true - if that is an option, absolutely do it. Properly composed and exposed images with a suitably wide angle lens will make a massive difference - along with price and labelling revisions.

I have spent 2 YEARS looking for a suitable 4 bed house and half the ones that pop up as having 4 bedroom are pulling ridiculous tricks of labeling the dining room or utility room as a downstairs bedroom.

Its not practical or safe. We have small kids who also have SEN issue so from a pure fire safety perspective we are not putting one of them or ourselves on another floor in an building extension where we wouldn't be able to get to each other in an emergency. Most people searching large houses do so because of family requirements.

So yes its a waste of peoples time and gets bloody infuriating to list something totally unsuitable for purpose.

Okay? I have also had two years of living in less than suitable properties, with several children, some with additional needs. At least you're not on your own I guess?

Did he take the photos himself? Those really don't look like the photographer knew what they were doing. They're really not doing your house any favours at all.
Good photos and a bit of a spruce up of the outside (kerb appeal, etc) would help.

Are any of the walls upstairs stud walls so you can refigure?

It’s not 3 bedrooms only! It was a pretty bog standard 3 bedroom semi until the previous owner built the extension and added a large 4th bedroom. The smallest bedroom may be small but it’s roughly the size of the box room of a huge number of 3 bedroom houses in the U.K. The floor plan makes it look smaller than it is.

It is actually quite a large versatile house and bedroom 4 could be listed as bedroom/office, while the playroom could be listed as dining room/ playroom/office. It would also make a good bedroom for someone who’d prefer to be away from the main body of the house.

There is definitely a market for this house but Purple Bricks are not really marketing it!

I can understand the ex not wanting to spend any money, but 2 easy changes would be to get rid of one of the beds in the oddly shaped room and moving the enormous table and chairs into the playroom and using as a dining room. Then retaking the photos and redrawing the floor plan to scale.

Totally agree and I think @CinnamonSwirlLatte has nailed the reason why people are giving her something else to potentially worry about that is out of her control and could well be a non issue.

Ans did the en suite show as a double bed room

I think you can get a double bed in it if you move wardrobe and then person on left side of bed looking at it - will be near the en suite door

It wasn't the previous owners. It was done many many years ago.

Yes I thought it was weird, but I had 4 children and a small budget.

You can fit a double bed but you can't walk around it x
