Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

ExH is still as stupid as I remember, doesn't listen to anyone and doesn't read anything properly.

His stepdad has responded.

Are you planning on contributing towards the costs of an estate agent?? The reason "ExH" went with purple bricks is the cost"

It's written into the court order that any estate agent fees are to be split 50/50 between us from the proceeds of the sale...!

She can't do anything, but it's something that could be either a positive or a negative for people - perhaps something to either mention in the description or for the person doing the viewing to be prepared to answer questions about.

Of course. And planning would show up anything in the immediate pipeline usually anyway. But debates about horses vs builders vs kids playing, and someone even asked OP to demonstrate how she knows for sure nothing will be built etc… batshit. Just people being argumentative.

Personally, as I’ve said before on here, I’m always wary that you never buy a view but you’d have to hope that her ex would respond to any questions about the fields appropriately, if he’s genuine about selling.

OP I’m so sorry you’re going through such an awful time. I hope you and your children are able to move on from all of this as best you can.

These are my own thoughts, and others may disagree, but:

  • could you ask Purple Bricks to completely remove the photos of bedroom 4? The angles of both photos make the bed look very wedged in, and seems to protrude across the window and make the room look very cramped.
  • for the wedge shaped rooms, would you consider including the minimum width measurement as well as the maximum? Because those two rooms are so much wider at one end than the other, I would want to know what the minimum width is as well as the maximum.
  • as others have said, I would ask PB to add measurements in imperial as well as metric.

I hope you get viewings and a sale soon.

In the first instance, you don’t have to reduce the price, but you do have to get rid o the ‘offers over’ nonsense. It’s not normal in England anyway! That way it will be within the budget of buyers whose maximum is 200k. You may get some low offers but it will give you a basis for negotiation.

The smallest bedroom is slightly over 2 x 2m square. You can fit a single bed in so is more than a cupboard.

Also the field at the back is a selling point to many people.

It’s a very difficult shape with awkward rooms, the floor plan is deceptive at first glance, which would have caught many viewers out, just as it has here, and the fourth ‘bedroom’ is absolutely minuscule, people don’t want a downstairs bedroom and it does look quite dingy in the photos. I don’t think the estate agent is particularly good or motivated to sell it based on the photos alone.

It won’t have much use as a bedroom to some people though. Especially if they don’t have kids. That’s why it’s probably best as an office study or a walk-in wardrobe of the like.

A field with horses would put me off with the smell of manure.

Honestly, I don’t think you should respond to stepdad. Your exH is a twat, has already behaved badly by listing g it behind your back and now needs to behave like a grown up. That means listing with a reputable estate agent who’ll take proper photos, do a proper floor plan and write the description in English (honestly, I think that’s actually the most off-putting part of the whole listing). He doesn’t get to moan about cost when, due to him being a violent pig, you’ve had to move out of your home with children in tow and pay rent, you’ll be paying half anyway and you actually need the place sold. If I were you I’d communicate solely through solicitors.

Your ex is refusing to make any internal changes and you are unable to. You could be in the same situation in a year unless the price is reduced or changes are made to the listing.

But if you’ve informed him and your solicitor has that in record then you can just go ahead and do it anyway. If he won’t open the door for photos then your solicitor sends him a warning letter for deliberately obstructing reasonable attempts to get the house sold. Repeat until he gets so pissed off he opens the door

Yeah I’d just get in touch with a local estate agent yourself and get them to list it. It sounds as though his text back gives you full permission 🤪 Tell your third party that’s what you’re doing and that he should expect to hear from an agent in the next few days. Say you’ve asked the estate agent to record in writing any instances of non co-operation on his part and pass them back to your solicitor.

Don’t mention the money now- when the property sells just ask the solicitors who hold the proceeds to deduct them equally from both shares of the equity- as mandated by the court order.

From looking at the floor plan, it's a 3-bedroom house with a small box-room claimed as a bedroom. The "not-to-scale" plan may make it look smaller than it is.

Anyone looking for a 4-bed will click past and anyone looking for a 3-bed won't be looking in the first place.
