Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

It’s a lovely house but the garden is awful ( sorry) and the twin bedroom looks awkward and I find decor quite plain in places .

Can you have the EA go back and take pictures on a sunny day?
Ours offered to do this for the outside photos and they were much better as a result (we agreed they could do this whenever, just to let us know).
The room with the 2 single beds might look better with just 1 bed in there and the other way around, so headboard infront of the window.
Id also ask them to label the photos as bed 1, bed 2 etc if they haven't already.
And definitely another pic or 2 of the kitchen in better light
I expect it's a lovely space, and the pics don't do it justice.

Sadly it will only sell at a lower price.

The main issue is the weird shaped rooms where it's been extended.

No amount of TLC ,changing the decor etc, can change that.

It sounds as if he doesn't want to sell it.

Can your solicitor not give him a deadline, after which he has to buy you out?

Just a few points from a Quick Look:

  • The photos look incredibly drab.
  • One of the garden photos shows it well; the other not, so would be better removed.
  • The offers over price confuses people: they won’t know what you expect.
  • Measures only give in metric; you also need feet and inches. This is especially important as the plan is not to scale, so the box room looks like a cupboard.
  • The huge table dominates the kitchen. You’d be better turning the playroom into a dining room and describing it as such.
  • In the long narrow bedroom, one of the beds looks like it’s touching the wall, like you’d have to climb over it to get to the rest of the room. You need to remove one or change it round.

Really the estate agent should be able to do a better job. The positive is that it a very spacious house for the price!

I thought the same. It’s only when people said it was definitely 4 did I recheck. The floor plan isn’t done very well.

Or asking you to move one of the beds out because with two the bedroom looks tiny. Meanwhile, floorplan clearly states the bedroom is 7 metres long so it's clearly not tiny.

Feedback people get on these threads is always so disheartening.

The right buyer will come through one day. And they'll hopefully be able to read floor plans.

When selling stuff you need to make it as easy as possible for potential buyers.

A proper EA would have this sorted. PB are not a proper EA.

Really sorry you are in such a horrible situation OP, and so helpless in the face of your arsehole ex.

You probably could force a sale on your terms, but the legal fees would almost certainly suck up the advantage.

Honestly the photos dont do it justice. They are dark and terrible angles. You need to take a bed out of the one that has 2 beds in and turn it around so it doesnt look so cramped. And a different angle of the garden as that one just hightlights the destroyed grass.

I think the photos could be better. Also the brown grey doesn't give a happy vibe.

I'd add a big beige rug to the lounge and a couple of abstract flower pics to the walls, change the kitchen for new cream lino. Put a long cream rug over the brown in the hall and add some pics of nature. The two single beds are arranged in an odd way I'd reconsider.

After doing that I'd ask the estate agent to retake the photos.

Rearrange the furniture. Bedding on the beds, make it look lived and loved. Maybe even take a bed out if it's cramped.

Can you also paint over the wallpaper in white? It looks cramped, dark and depressing.

And the outside is very unwelcoming.

You're selling a lifestyle and what viewers are being presented with here is a depressing lifestyle, sorry. It's nothing that can't be fixed but you need to spend a bit of time and money to stage it.

The photos are terrible and the 4th bedroom on the plan looks like it is marked as a cupboard on the plan.

I don't know @CinnamonSwirlLatte I think it's lovely! It's kind of old fashioned in part (it's looking a little bit 1990s in some of the rooms, and even a little bit 1980s,) but I really like that about it - and a lot of the younger generation I know have started to like old retro looking things.

I'm a bit confused by the back garden. There seems to be two houses joined together with the same garden ...? Or is that ALL your (one) house??? What's going on there (sorry if you have answered this already but I haven't seen it.)

So, as has been said, it is usually the price if it's not selling. I don't know what price five bedroom houses go for by you, but £200,000 seems a good price anywhere for something like that is nice like your house.

her ex DH lives there alone while she had to go to a woman’s refuge with their 6 children. She has no access to the house and can’t change anything about staging or decor. Ex DH is being as difficult as possible about everything

I didn’t even read who the estate agent was - just thought they’d done a pretty poor job. While OP doesn’t have access, the agent would and could offer advice and retake the photos.

It’s a shame you can’t get in to stage it better. Looks like the bones of a great house that just needs a bit of TLC.

Can you ask the agent to re-do the floor plan? It’s really badly done and doesn’t show the available space well. I’d also ask for the front of house photo to be re-taken on a bright day, and even sneak in a couple of planters by the front door, and park a nice car on the drive (borrow from a friend?). Ask the agent to remove the garden pick from the reverse angle, it’s really unflattering.

The rear garden looks unkempt, the front could do with a tidy up as well.
Can you take some furniture out of the green room? It looks so crammed.
Can you rejig the furniture in the twins room so it feels less weird? it just doesn’t look cohesive.
The decor is very to your taste and that will be putting off anyone who wants a home they can just move into without any significant work

Oh, good point! @CinnamonSwirlLatte, I'd nick this floor plan and maybe fill in the room sizes. Or do a new, better one! You can probably steal some of their photos, too, without being misleading.

The price is okay. PPs have compared it to 2017, 2022 and other houses with different specs. Yours is in line with more recent local sales.

The plot shape's a bit of a pain, which can't be helped, and the photos are terribly dreary which I suspect is deliberate. If improving the listing doesn't help, you might have to go to court to force a better agent and their dressing service. I hope not, but it sounds like past time to bring an end to this sad tale.

Because it’s really a 3 bed house - the playroom can only be reached via the kitchen and cannot really be passed off as a bedroom as a result. You might be able to pitch the current lounge as a bed 4. Two of the bedrooms are quite small and really are singles. The shape of the house (bed 1 and ‘playroom’) makes the awkward to furnish, I think and would totally put me off personally (and the pictures really do not help).

When people are doing their searches, and they look for 4 beds, they are usually looking for 4 beds on the second floor so will dismiss this immediately. I would re-write the blurb and re-pitch it as a 3 bed/2 living room property - people who are looking for 4 bed/1 living room with a view to using a 2nd downstairs living room as a ground-floor bedroom will do a search on 3 bed properties with this in mind. I’d also ask them to retake the photos, the images are dark and the lounge looks curved when it’s rectangular.

So, I’d pitch it as a 3 bed with scope to be used as 4bed, if that makes sense, and make sure it’s priced accordingly. Then it will be ‘found’ by a different set of buyers?
