Why has no one viewed my house?

Previous marital home has been on Rightmove for a month. Thousands of clicks but not one viewing.

Already reduced by 15k.

I'd love to know what's going wrong - although it's going to be very difficult to amend/improve anything as my controlling ex husband lives there!

I agree with others about the photos @CinnamonSwirlLatte the photos having lights on immediately suggests the house is dark. The last photo of the garden just highlights that the garden looks a bit unkempt, basically the photos put me off because it looks dark, dingy and sadly like nobody cares about it. Then the confusing floor plan. What else is available nearby and what are the prices like? I would take some better pictures and get the Agent to replace the ones in the details.

It looks dingy and oddly shaped, also I could not see the fourth bedroom at first - I thought it was a wide landing at the top of the stairs!

I agree with people saying to remarket it as a 3 bed with box room/storage. People will see that as a bargain and overlook the strange shape and drab decor.

The floor plan is not just misleading as pp have pointed out, it's just badly drawn. No doors to sone rooms, the kitchen door is tiny compared to the others, the walls are drawn very thick which makes it look pockey. Get them to redraw it properly to scale!!

Floor plan needs changing and moving around of furniture will help as it's making the rooms feel very small. Ideally painting some of the rooms as well.

It looks claustrophobic in the bedrooms.
Angled furniture is wrong & makes the rooms smaller, dated.
Kitchen table needs turned around.
I cant breath looking at the photos.
Throw something in the garden or re seal it where it is a mess.

I've not read all the comments but my frank opinion is

1 It's a weird shape- one side isn't at right angles. This is a complete no-no for me.

2 The rooms look dark and dingy. Brown furniture, dark cream/beige walls/ lounge looks crowded. Decor is dated.

3 The bedroom with the twin beds- crowded and you can't walk round the end of the beds.

4 No kerb appeal- front garden is empty and looks as if there are weeds growing under the windows (may be plants).

The photos from 2017 look so much nicer. The house looks cleaner and brighter. I’m sorry you’re in such a shit situation. What work have you done? You said ‘loads’ in response to a pp but nothing stands out (to me).

I think the photos are really not good, and the estate agents saying that there are four good sized bedrooms is not accurate. The fourth is really tiny. I thought it was a cupboard on the floorplan. Maybe say it's a study or box room?

To be honest the photos are not that attractive. The twin beds look impossible to squeeze round, the rooms look dark and the colours are a bit dreary in the photos though they may be nice in real life. A few plants and pictures and rearranging the furniture a bit to make the bedroom look more spacious could help a lot. Also not everyone likes irregular shaped rooms though obviously you can’t change that.

This! Could you rearrange the twin beds so that there is room around then? It makes the room look cramped and small as it currently is. I appreciate that might not be possible, however. The rooms could be brightened with just white paint and brightened further with accessories and plants. Good OP with the sale.

  1. I can read a floor plan and have had professional reason to do do over many years. I have looked 3 times on my iPhone and only 3 beds are visible. 4 if you count playroom.
  2. have bought 5 homes and sold 4 and would actively avoid anything sold via Purple Bricks
  3. The photos are awful. It isn’t the emptiness of the rooms, it is the angles, taken from high up, the darkness, the layout of twin beds etc.
  4. Is your ex being awkward about viewings? They are arranged direct with the vendor on PB, is he just not accepting or arranging any?
ETA, have spotted the 4the bed now. The whole presentation the floor plans is not good, doesn’t read naturally, not to scale, arrows etc

Last year I posted on MN to ask opinions about using Purple Bricks or similar, because I felt my house would "sell itself" anyway. Loads of people responded saying they wouldn't even view a house if there wasn't a proper estate agent involved, so I changed my mind on that.

She marketed it really nicely, putting a lot of thought into how it was presented, and I had several good offers.

I think it depends on the house, and the seller. I have sold a few houses with my own pictures, description and viewings, with online agencies similar to this one, but I used to work in property and have time to put a great deal of thought into the listings, sometimes working on them several months before going live.

Rearrange the furniture. Bedding on the beds, make it look lived and loved. Maybe even take a bed out if it's cramped.

The land behind while nice currently would put me off because it looks prime for redevelopment especially under the new push for house building. There is obviously nothing you can do about that. Maybe many wouldn’t care but DH and I will be moving in about 2 years and when we last moved it was very much what was around the houses we looked at that influenced our decision making. Inside a home can always be changed. The market is just flat currently. My neighbours incredibly beautiful house that wouldn’t look out of place in Homes and Gardens isn’t selling, my two friends are both divorcing and their houses are also not selling. One is a very similar size to yours and similar kind of estate and the other has a period town house.

This. It's a terrible floorplan. I didn't spot the 4th bedroom and it's completely out of scale compared to the plan of bedroom 3 adjacent.

Ask them to re-do it, some people can't envisage the reality of plans/photos if they aren't quite correct.

Plus the Streeview isn't showing the correct location. Lazy estate agent.

Sadly, that's just got people are.

Or asking you to move one of the beds out because with two the bedroom looks tiny. Meanwhile, floorplan clearly states the bedroom is 7 metres long so it's clearly not tiny.

Feedback people get on these threads is always so disheartening.

The right buyer will come through one day. And they'll hopefully be able to read floor plans.

I'd call a room downstairs a dining room, not a bedroom. Its not relevant what the seller chooses to call it or used it as, if its a 2 storey house with no downstairs bathroom, a room on the ground floor is not a bedroom. Additionally, and I am pretty sure its the photos, the carpets look dirty to me. The house does look dark, its there any way you can get more natural light in? having the lights on in the daytime really points this up. Sorry but you did ask. I know you are in a difficult situation but the points I have mentioned only serve to annoy people doing a websearch and put them off being more interested. Tidying up the garden might help too although I get none of this may be possible.
