As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

We had a second viewing and a few other first viewings this weekend. I'm really hoping for a decent offer. Any enthusiasm we had has been sucked out of us now!

I think so @kirinm . I will be strongly requesting it is done as the boiler hasn't been checked for four years. Good luck for an offer.

i discovered it is looking like if any pipes, works, broadband needs updating I have to pay along with the other four houses. That does not seem right and is a worry. Any thoughts? I'll be speaking to my solicitor this week.

I can’t even get into it, it’s all so ridiculous and boring. Our seller is operating like it’s 1960 and it’s like Chinese whispers between the agent and solicitors.
We’ll pray for Christmas 2025 but for now I’m ducking out of this thread. The whole process is so unnecessarily slow and joyless. Good luck everyone else!

Our viewing didn't result in an offer and no more viewings booked yet.......
Noticed a larger house up the road has given up for the time being after being under offer twice, don't blame them!

Sorry to all those with things not going to plan :(

I feel like we are almost getting there - all of the chain have submitted enquiries now, so just waiting for them to be resolved (hopefully successfully!).

Can I ask those a bit nearer to completion, who and when did you have the conversation about exchange and completion dates with? Does the EA coordinate it with the other EAs? or is it up to the solicitors to speak?

We are in a ridiculous situation. We lost our purchase last week (end of chain) so are just starting the purchasing process again, and have a chain below us who are ready to exchange but seem ok to wait. I am trying to push everything along as fast as I can, but the memo of sale hasn't even been sent! Aarrghhhh!

@iloveyoubutilovememore I think the local authority one seemed to take the longest and was about 3 weeks. But it may have come in earlier than that and solicitor sat on it for a bit!

Would you expect an estate agent to give you feedback after a second viewing? We've been given so little feedback so far generally and last week had to call to demand some sort of feedback. I had hoped for an offer but that doesn't look like it's going to happen now either.

@kirinm when we had viewings our estate agent would chase the people viewing for feedback the day after. Not everyone left feedback. Our estate agent has been amazing so far but don’t be afraid to keep chasing them if you don’t feel they are doing enough!

They're showing our flat as part of a number of flats - all at the same time. I'm not sure that method of selling does us any favours and frankly shows they don't really care as long as they sell one of the places they're trying to sell.

Feeling a bit despondent today as things seems to have ground to a halt. It's been a month since enquiries were raised and they have not come back yet. Probate has been granted but we need a certificate in the post which should have come by now, don't know if it has. It's frustrating as my solicitor is very responsive but just waiting for things to happen so he can do the work. I just want to get the bloody keys and move!!

That seems really lazy, I would not be happy with that. We had a lazy EA once who was never available to do viewings. So I did a viewing myself, answered all the viewers' questions and they bought the house in the end. Felt like I sold it myself basically.

We've had a steady stream of viewers. Three second viewings (one of which is tomorrow) and a low offer but it's suddenly just stopped. I don't know if the agents can't be bothered anymore but getting any sort of feedback has been difficult.

We need our sale to proceed with a house our agent is also selling. Waiting for the survey to come back to see what our absolute minimum sale price can be - the house needs a lot of work.

Annoyed with second viewings that take an hour and then we get zero info back.

I'll be gutted if we lose the house but if we do - and we can't keep the vendor hanging on forever - then I suspect we will come off the market until the new year. It's too disruptive and we don't have to move. Plus there is literally nothing coming on the market. I'm hoping the reports of prices rising will encourage people to sell.

Solicitors handle this. We are just waiting for an amendment to contract and new mortgage offer (due to change in sale price) and then our solicitor is going to start the convo about dates. Hoping for early-mid Nov completion 🤞😬

It depends, I know many solicitors who don't really want to get involved in the to'ing and fro'ing about completion dates and are happy for the agents to liaise with those involved in the chain and then the solicitor just gets told what has been agreed.

A good EA will make sure everyone is on the same page and keep things moving along. A bad EA will just make the introductions and then disappear.

(Our EA was a pushy pain in the neck, but she did get the sale over the line with no snags, so I have to admit she was good at her job).
