As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Coming up for 16 weeks sold. We are buying from a divorcing couple and he still hasn’t found anywhere to go and isn’t at all apologetic. We expect to lose our buyer this weekend. This will be third time we have sold and lost our onward purchase and it’s so soul destroying.

Agreed I feel your pain! It is so difficult getting the timing of everything to tie up. 1st time with us we couldn't find an onward purchase so buyer eventually pulled out. We didn't mind this too much as put property on for more. 2nd time we found onward purchase q quickly, meant to be no forward chain which ended up being very much a chain and vendor pulled put. 3rd time we found onward purchase, vendor couldn't find in time and buyer pulled out. Argh 🤯
I think some people get lucky and everything slots into place. But for the majority it seems to be a shit and stressful process!!

Anyone know how much indemnity insurance is or does it depend on what it's for? We thought we'd submitted all guarantees etc for various window/door installations but it appears we're missing a FENSA cert and a 10 yr guarantee. It's been like pulling teeth with our rubbish solicitor and I had to suggest it to get round the issue. I wouldn't put it past her to have the bloody paperwork in my file as they've lost several things already.
Also if anyone has had to take this insurance out, how much have you been charged by solicitor to do this? Mine's quoted £100+vat.

@lingmerth we were quoted £180 for indemnity but I think it depends on the value of the house? We agreed to pay instesd of.our vendor (missing electrical docs for oak framed garage ) to keep everything moving since out vendor takes about 3 weeks.to reply to anything.

I appreciate it's probably a how long is a piece of string question...but how long do local authority searches take to come back realistically?

We've had everything else back & all other aspects seem to be moving quite quickly, a bit worried we're going to be waiting a while for that! Is there a way to check where they're at?

I looked on our local authority website. It says 90% are back within 24 hours. But my solicitor said that's nonsense and they take about 3 weeks. So I'm not sure who to believe!

Thanks @Gamergirl86. Like you I'm just trying to speed things up. She's also sent me something to do with the contract on house we're buying but of course she's sent something that won't open. Won't get any joy today as 'it's completion day' and she won't take my call. Honestly if all this could be done without solicitors it would make it so much quicker!

Can I join and ask for thoughts.
Buying with my DD...we were told by our sellers in middle of August that they were buying an empty property. Their sellers were divorcing and both already in rental properties and all ready to go.
We had awful hold ups our end with ILA forms being wrong etc
We also have a solicitor that never returns our calls...we've had to make a complaint already.
However after much much pushing and phoning,emailing etc we got the ILA done, signatures on documents and Wednesday this week our solicitor goes for exchange with completion today.
I will point out at this point that on 17 September we saw an email from their solicitors saying they were fed up with delay and how soon can we complete...
Wednesday this week we get reply back from their solicitors saying their not ready there is delay with their purchase and completion 11 October...so another 2.5 weeks.
Not much we can do about that...we decided to suck it up.
I asked that we exchange so we have some security at least.
Reply on that today...they now want completion 18 October..so 3 weeks as their seller has to find a rental property.
And no offer to exchange.
I am feeling really spooked... something is feeling off about all this.
My DD is living in a hotel and we've already paid for four weeks...we cannot afford another three.
I even sent the sellers flowers and note apologizing for the hold ups last week..wish I hadn't bloody bothered now.
What do you all think ? Accept it's truth and just stuck it up ?
Play hard ball and say it's the 11 th or we pull out ? That could back fire....
Help, I've never been so stressed it literally occupies every waking moment

So little update today: Our solicitor has contacted the vendor's solicitor for a revised contract (new sale price agreed) and I have contacted our mortgage broker for a revised mortgage offer. Once we have signed and returned the revised contract the chain (just 3 of us) can talk completion/exchange. Starting to feel real. Obviously expecting insane vendor to be a pain in the bum on dates. We have said we will move on any date that suits the chain but want a couple of weeks between exchange and completion (not packing pre-exchange due to lack of trust in insane vendor to actually exchange...) i know our buyers are desperate to get in here now so hopefully sorting a date that suits everyone isn't too stressful 😬

@Theredjellybean my sympathies to you. Our solicitor is pita too.
Have you got a sympathetic helpful EA? If so I would ask them to get involved and push your solicitor into demanding exchange of contracts in compensation for moving completion date. If no such EA then you should be pushing your solicitor to do this.

I'm so sorry for everyone who is having such a tough time. With those of you with agents and solicitors who don't get back to you, id be ringing every day then maybe twice a day until you get what you need. Make yourself a nuisance so that it is easier for them just to do the job.

I need some help from you all as I can see you know a lot.

I have had my survey done and there are no deal breakers. Today I received all the paperwork and now I'm panicking and don't know what is a real issue and what is just normal. My solicitor has said she thinks I must get the central heating checked as expensive to repair and I should get a full structural survey done due to the limited scope of the level 2 survey I had.

My surveyor said level 2 was sufficient as the house is less than ten years old.
Who do I get to do the CH check, how much is it and would you do it?
There is a management company but I'm getting mixed messages as to the involvement and costs.
Planning for reburb and extension on the village hall. I can't see how they can extend this to make an issue for me and noise is something I'm willing to deal with. Of course the vendors said it isn't bad.
Both sides of my garden fence are shared but one side does need replacing. Do I just ask the neighbour? If she says no to contributing do I just accept it and pay myself?
I have to check that the companies offering guarantees are still in business as otherwise no guarantees.

I have had a fortnight from hell which has made my neurological condition worse which affects my ability to understand what is serious and what isn't. Thanks to anyone who can help, reassure or advise me.

Oh so frustrating for you! I'm sorry ☹. Our vendor is similar in that he wants to do everything in person and will only speak to the branch manager at the EA 🙄🙄. Has slowed things considerably....

@BirthdayRainbow a level 3 seem pretty pointlessness on a 10 yr old house especially of you've already had a level 2.... its highly unlikely to just say, yeah, everything's in perfect working order! So you'd just add worries. If nothing major was flagged at the level 2 I think you're fine.

I've never heard of a buyer getting the CH checked so can't help on that one!

Thank you @Gamergirl86 the surveyor said level two was fine, the house is seven years old. Surely if he didn't try and sell me a higher priced job then that's a good thing? The management company situation is a worry for me.

We are selling and have had everything checked. Feels crap if I have to pay both ways for checks.

Is the central heating check just a service of the boiler? The house we are trying to buy has been empty for months and we will be trying to check the CH.
