As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

I’m getting so frustrated by both seller and buyer in our chain it’s now starting to affect my sleep.

Our buyer’s solicitor hasn’t responded to any emails for over a month. The agent can’t get hold of him either.

The seller’s solicitor is almost as uncontactable.

We’re getting no information from either side and feel like our estate agent isn’t that proactive.

Our solicitor is chasing a lot and I can tell is also getting frustrated at the lack of response.

Our EA would chase the buyer directly in this case and tell them to get their solicitor to pull their finger out or the vendor is considering re marketing. Honestly, the role of the EA in chasing everyone up and keeping it on track is where they earn their money. It’s no job for anyone who’s conflict adverse 🤣

DH and I viewed a house on Friday lunch time, the vendor showed us around, when would you think EA would follow up for our feedback? My EA has been doing all viewings so gets feedback/a feel for interest straight away...

I know it's not even 10am on a Monday morning but surely you would expect that seller to anticipate feedback at some point too I know I do!!

In my experience the EAs give feedback when it’s to try influence you, we had an offer they very much wanted us to accept but before telling us they listed off the three viewings who all didn’t like it and what they didn’t like about it.

I currently don't have any firm dates for completion of either selling or buying (long story but they're 2 separate transactions- not a chain). Suspect sell will be mid October, and buy has a backstop of end of October but hoping for earlier. Nevertheless I've started packing in earnest as I feel like I need to get my head around the fact that I'm moving really soon. Initially I was planning to get packers but I decided to DIY as we are consolidating two households so actually can get rid of a lot of stuff from this house. The other day I discovered we have 45 hand towels and at least 30 dinner plates (house was a holiday let and we bought it furnished). I'm going to the charity shop on a daily basis.

Mid renegotiations, seller wanted the weekend to think on it. Waiting by the phone but also trying to work as I have an important committee tomorrow 😂 totally not focussed on my job right now....

They want us to accept an offer that was mare a couple of weeks ago so I'm anticipating a bit of pressure on that. We are trying to buy a house they are also on for so unless they can get that vendor to drop his price by the same amount, the answer will be no. Even if that means losing the house.

@Waiting4Autumm most of the EAs round here have automatic feedback links that get emailed straight after the appointment. They only phoned me up when I indicated on the form that was interested in making an offer.

Although, conversely, my EA didn't call me when I had an offer - they emailed! So I spent Monday wondering what the weekend viewers thought and was starting to assume no-one liked my house then checked my email at the end of the day to find an offer letter. I've since had a chat with them about methods of communication!

Yeah I've had nothing from EA do they just think we'll they would call us if they wanted to...

I also expect because my house isn't sold I'm probably not seen as a good candidate to chase ha?!

We've suddenly got two viewings for this afternoon. Getting a lot of viewings but not much feedback. I keep checking RM to see what our competition is but I forget that this is a flat for a FTB and they are not necessarily set on living in our area. (Whereas we've basically got about 5 roads that we are prepared to buy on)!

So our seller decided to tie in a leasehold purchase after he accepted our offer - despite being on the market as no onward chain for over a year.

Just heard from our agent that the seller hasn’t even paid for searches on the flat he’s buying. Everyone else is nearly ready.

Why are people so slow and so thoughtless?

@Champere how frustrating! Especially as leasehold seems to take much longer. I can't remember from past posts how attached you are to this house, or if you can break the chain yourselves? I would definitely be considering lowering the offer though, given your offer was based on it being chain free!

We now have 3 offers, two from FTBs which are a bit low and one from someone in a chain whose own property is leasehold, so I’m leaning towards one of the FTBs, especially if they can offer a bit more.
A few more viewings also booked tomorrow so we will see if any of those is keen but hoping to be accepting a serious offer and moving forward again (3rd time lucky?!)

Two potentially interested people. One who is very local and has asked reasonable normal people questions. The other has a list of things she wants us to fix and repair but no mention of a figure anywhere. Arregh first time buyers.

Renegotiation taking for-fucking-ever as every figure suggested the vendor wants to think about for 24 hours minimum. Absolutely fucked off with the whole thing. We are offering well over market value and will not be pushed any further. Thought we'd have got somewhere by now, i have really struggled to concentrate with work today and have a big presentation tomorrow 🙈. I really hate this process!!

Oh no @WimbyAce that's awful. We are currently on our 2nd buyers but I'm convinced they are going to drop their offer near completion. They reckon they are developers but have offered very near asking price which seems a bit suspicious.
