The all new buyers/sellers waiting room (continued x4) thread!

As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Wow you can't make this stuff up. Our chain is delayed as the FtB at the bottom are using some cheap online conveyancer so nothing is moving fast. Our vendor (top of the chain) announced today that he will charge us an additional £2.5k a month if we don't complete by 11th October!

BirthdayRainbow · 21/09/2024 20:16

Our top of the chain has cost me one buyer already. Said they'd break the chain then refused to 😡

TheEnglishSystemSucks · 21/09/2024 20:20

Wow that's quite the ultimatum @Maybenexttime08 - I saw a post on here somewhere of someone's seller who tried the same, the buyer just dropped their offer instead and the seller caved. Might be worth a go if you aren't super attached to the purchase!

@TheEnglishSystemSucks We'll pull out if he dares try it - we don't love the house that much anyway and are already paying a very fair price! I just hate the idea of letting down the rest of the chain :(

Is there anyway you could go into rented instead? You'd be in a really strong position then for any future purchase.

BirthdayRainbow · 21/09/2024 20:24

If you don't love it why are you buying it @Maybenexttime08 ?

Maybenexttime08 · 21/09/2024 20:26

@BirthdayRainbow Great location / nothing else that works for us on the market at the time. We could do work to it to make it nice.

Maybenexttime08 · 21/09/2024 20:28

@TheEnglishSystemSucks Our early redemption is quite high - I'm going to find out the exact figure on Monday. Also renting with a dog and 2 teenagers - not sure who would have us 😂

Gamergirl86 · 21/09/2024 20:31

@BirthdayRainbow @Maybenexttime08 we decided after 5 months of delay from our onward purchase to break the chain. Means we can keep our buyers and the chain below us while giving the vendor of thr house werebuying the time they need to get organised. They're elderly, need a bit of gental handling. Sometimes these thing happen.

TheEnglishSystemSucks · 21/09/2024 20:38

Sorry @Gamergirl86 but I totally read that as 'genital handling' 😂

Great idea to break the chain if you can though - hoping it wont come to it, but we will to keep things going if we need to.

That's fine but don't tell everyone you are going to do it the don't.

Thanks for the warning! I'm sorry you've had a hard time of it, doesn't mean everyone out there is a bad egg.

Hope you don't need to go down that road too, all the best!

I never said they were @Gamergirl86

Champere · 22/09/2024 03:35

I’m getting so frustrated by both seller and buyer in our chain it’s now starting to affect my sleep.

Our buyer’s solicitor hasn’t responded to any emails for over a month. The agent can’t get hold of him either.

The seller’s solicitor is almost as uncontactable.

We’re getting no information from either side and feel like our estate agent isn’t that proactive.

Our solicitor is chasing a lot and I can tell is also getting frustrated at the lack of response.

winewolfhowls · 22/09/2024 08:00

Tbh I would be panicking a bit if I hadn't heard anything in a month! I'd be tempted to put a note through the door of the house to let them know nothing is happening on their end

openforall · 22/09/2024 08:09

To the PP who said the pizza alibi could be corroborated...
this would have been hours and hours earlier

That's why it's such an awful pointless thing for him to bring ip

openforall · 22/09/2024 08:09

It's remarkable how much Ruth Wilson is nothing like herself in this

So convincing

Flubadubba · 22/09/2024 08:15

@openforall Think you may have the wrong thread! 😀

Waiting4Autumm · 22/09/2024 08:24

Omg I was so confused read back 4 pages to see what I missed @openforall haha wrong thread maybe but what is the context as I am nosey.....

So at least 2 viewings today, our EA just books people in so could be more.... up early to ensure house is in a good state and then me and dh will decamp to the local country park with dog....

Another one booked in for next week and I'm planning on doing a second viewing on 2 houses I've seen recently I am really torn between these two houses its giving me sleepless nights 😅

Ah I would but our buyers live two hours from us!
The house we are moving to is local but our seller isn’t quite so bad. I may resort to it though!
I have a ridiculously busy week at work coming up so may just try and forget about anything to do with the house until next week.

Sunflowerspot · 22/09/2024 11:44

Joining as selling our flat while doing a lease extension and buying a house! Only a month or so in and already feeling stressy/anxious (I suffer from anxiety anyway) - we’ve had our mortgage offer through and had a survey done on the place we’re buying, but our solicitor still hasn’t received the draft contract pack from the sellers’ side so slightly on edge. Hoping they don’t change their minds but they’re also elderly so don’t want to push them too much…

Maybenexttime08 · 22/09/2024 12:20

Well I wrote to our EA today saying that we will not up our offer to our vendor if we don't complete by 11th October as he is demanding, so should be an interesting week ahead!!

Nugg · 22/09/2024 18:56

Well it's all changed since I posted.

I'm letting my house which I didn't realise would be a viable option and I'm so happy to be keeping it.

So I've had an offer accepted on the one I love. Vendors are moving into an empty house so a great chain.

I already have my amazing tenant lined up.

So excited. Let's hope no hitches!!
