As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

@TheEnglishSystemSucks they just said they’d changed their minds! Their parents were paying for all the surveys and so on so I guess they didn’t actually have skin in the game. I think the English system needs serious reform, where I am now if you offer, you put down a large deposit so you don’t get time wasters like this.

That's everyone. Dh wants to offer what they paid for it 2 years ago, if we get an offer on this one that's what we will do....

God the English system is crap, serious reform is needed....
We now have 3 viewings confirmed for this weekend so fingers crossed....

Bloody vendor now refusing to share report on joists as he paid for it, (baring in mind he has had 2 surveys from us for free for and he refused entry to the person who we wanted to look at the joists). I'm at a total loss. Feel like crying. He is just an awful awful person.

How quickly would you expect your solicitor to start doing something?!
Sent all documentation asked for and filled out all his many forms etc on Tuesday and have heard diddly squat since... emailed him this morning to nudge and he said he would look over our file and get back to me.... I guess I'm just being an impatient first time buyer! :P
Went with him as his bumf said his company are one of the quickest in the country with an average 6 week turnaround.... hmm!

Average 6 week turnaround!? I work for a conveyancing solicitors and it's 8-12 weeks is industry standard and longer if more complex such as leasehold shared ownership etc

So after the first offer on our house was withdrawn within hours we now have our second offer. For only £2000 under asking price. Hopefully this doesn't fall through although I am expecting them to decrease offer once survey is done.

I have good news too - I had my offer accepted for an onward purchase. House has been overpriced and on the market for a year so I wasn't actually expecting them to accept my low offer. I have FTB buying my house and this one is chain free so really hoping everything can go quickly. Maybe even in before Christmas 🤞

We had our mortgage offer today! Woohoo!

I really hope our sellers don't think we've been tardy, I'm trying so hard to push things along, but it's really difficult as I work full time in teaching so I can't do anything during the day in the week really.

We've got our offer, solicitors instructed and first searches paid for, we need to pay for another one later this week due to some issue they've found somewhere (which don't concern me in the slightest).

Still hoping to be in by Christmas, is that feasible? We are FTB, our sellers' onward purchase is vacant.

Well there is around 13 real working weeks till Christmas

That's totally feasible to be in if your getting started with everything now and it's relatively straightforward so fingers crossed x

@MoreIcedLattePlease You've definitely still got time if it all goes smoothly - get your survey booked asap if not done already (ours had a 3 week lead time).

@Waiting4Autumm as you're in the biz, can I ask how long you would give your solicitor time to respond to enquiries/send enquiries to you to answer. They were received from our buyer on Tuesday but haven't heard anything yet - which might be normal. But I will start chasing if I have to!

I'm currently stood loitering in a street near my house because estate agent is doinv a viewing.....feel like an absolute idiot if your estate agent is hosting the viewing where do you go/what do you do. In my last house we both worked from an office 9-5 and gave estate agent a key but this time around we have very odd time viewings this evening and Sunday! And estate agent is hosting! Where do I go 😅

Update here, have seen report on joists (shown by EA on their computer) - all above board (pardon the pun). Seller said we couldn't have a copy and we were at stale mate so have decided to proceed with negotiations but stipulated agreement is subject to report being provided. A bit of back and forth and we have given our final offer (actually would go up higher if absolutely had to) seller wants the weekend to think about it. Once we have sale price agreed we are poised to exchange. This week has been hideously stressful.

Probate on the house I'm buying has been granted which is great news. Just need enquiries answered and then hopefully will be thinking about exchange soon. I'd be delighted if I could complete in October, get new kitchen and bathroom done in November, in properly by December.

We are selling a house with probate. Everything has gone swimmingly so far. Disaster day before yesterday. A piece of land is unregistered at Land Registry. We have to sort it before the sale can progress. That's the choice the buyers have made and that's ok. It's just gov.uk says upto 16 months. 🤦‍♀️

You can put in an expedition request with the LR. One reason for expediting is that a house sale depends on it. Ask your solicitor about it.

@NoWordForFluffy Thank you for that. We will investigate on Monday. We have the purchase document and the receipt for the payment. The land was purchased at the same time as the house in 1969. It's at the bottom of the garden, fully fenced and only accessible from the house so hopefully there won't be any complications.

Has anyone changed solicitors half way through buying a house. Obviously we will have to pay for what they have done so far but will they then give all their documents etc like searches to the new solicitor who picks up where they left off?

Well, that's week 2 done. My solicitor has confirmed that she has heard from our buyer’s solicitor and that she has issued the draft contract.

She is going to let me know as soon as the enquiries are received.

Thanks... me too, will see have a feeling he will try and push up a bit. We have another 3k we can throw at it but after that we are out 😬 hope the EAs do a good job of talking him round and getting this sale done because we are totally exhausted. I hope that in a year's time we are sitting in the house telling people what a prat he was!
