As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

That's a shame @kirinm - you can always add storage ffs (under bed, floor to ceiling wardrobe etc). Hopefully the right person will be along soon.

After I chased the solicitor yesterday, suddenly all our search reports miraculously turned up! and the buyers raised some queries (not sure what they are yet). Coincidence? I think not. So never again will I feel guilty for sending chase up emails.

That happens to me everytime I chase, something miraculously gets sent over for me to read through!! I've got to the point now that I'm quite happy to make a nuisance of myself if it gets it done quicker!! I just keep constantly asking for updates, and chasing things, and I'm getting my Estate Agent to do the same, and she's getting my buyer to chase her solicitor aswell!!

DD is in. She was very excited. Now needs to buy furniture and decorate!

Slight annoyances..... All the window keys have been lost, the alarm doesn't work, the boiler had a "Hive" attached which has been removed, wires dangling, so DD having to get boiler man in to re-instate thermostat controls. Flat not connected to any broadband despite saying it was, cue Virgin having to come again to connect to the road. Mouse still living in the boiler cupboard and not cleaned out, despite being agreed pre-sale 😡

Why are some sellers so disappointing.

Email from the estate agents at lunchtime that the seller has moved out and the house is empty now, being cleaned today ready for completion Friday.

Finally starting to feel a bit real!

Our mortgage offer got approved already and we only made the application yesterday morning - so fast!

Feeling so emotional today. This process is exhausting.

That is really quick! Ours has taken just over three weeks with it initially being declined and then a whole lot of back and forth. We've been told today our offer has been issued but I don't think I'll relax until I see it in back and white!

Just want to scream.. our chain has been complete since June and we've all said 1st October since then for completion... guess what, bottom of chain won't be ready - really? And nobody bothered to tell the rest of the chain. End October maybe... aaarrrggghh!

@Maybenexttime08 the lack of communication is definitely frustrating, but I would have been impressed if the agreed date in June was stuck to😂

The last time we sold - everyone floated mid-Dec as a date, our buyers (first timers, from eastern Europe so no idea about the UK market) took it as gospel and served their 2-month rental notice in October. Of course the chain wasn't ready, we had to break it and be 'homeless' for xmas in order to keep things moving. Disaster! Eventually competed on our purchase mid-Feb.

If a house sold 2 years ago for 450k, the current owners have done nothing to it intact it's in a state or more wear and tear since then as nothing has been done, do you think an asking price of 5%more than they bought it for is fair? I've tried to work out the average %increase of house value in last 2 years and if I'm honest I think in some months it decreased!

We purchased our house two years ago, have put thousands into making improvements and have only managed to agree a sale price for the same as we paid. The market just isn't that great where we live.

It won't be worth more than 2 years ago. Either the same or less. We've had Truss since then! 😬

Wow @justagirlinanoldbody what part of country are you in if you don't mind sharing were North West and the houses aren't really moving. Some beautiful houses been up since early this year still which would previously have been snapped up...

I really love the house and it's location but I won't be paying over the odds for it especially as it needs ALOT doing to it...

Why is this whole process just awful?! I don't trust the estate agents, don't trust potential buyers, don't trust potential vendors. Arrerrgggh. Fed up of not sleeping and constantly thinking about how to make offers work / calculate the costs of work etc. it's exhausting.

went on market Spring 2023, had one offer but buyer disappeared after a week (at least it was quick). Came off market end October 2023 to do a few repairs to see if it would help. Back on January 2024, now on 3rd estate agent. Reduced price from £475k to £430k and finally got two offers first week of May. Accepted one most likely to proceed, and he then didn't proceed - still can't get a mortgage. So finally back on market nearly 5 months later, houses around us have sold for better prices so we said no reason to go back on at £430k surely, that was our rock bottom price for someone who could proceed quickly. House now looking quite sad but we have no more money - Ex-H still lives there alone, I'm in a rental with DD. In January our fixed rate mortgage runs out and we can't afford that AND a rental between the two of us3w. Ex-H likely to lose the house he has been proceeding with for months, although almost all legals are done. We had 4 viewers first week back on, no interest, and now only 1 booked in for Saturday.

I feel another price reduction coming on.

I'm still in probate limbo. Chased up again and was told should be granted anytime now and that probate has been witnessed. Which I don't understand because you don't witness probate, I'm wondering if they mean something to do with the Will? Have asked for clarification but it has tingled my spidey senses a bit and not sure if something has been lost in translation by an EA that doesn't understand the process or if something else is going on.

I called our EA for an update on our buyers progress to find out that nearly 5weeks after agreeing the sale, they haven't instructed their solicitors to proceed and searches haven't been ordered. I have no words. How long do we let this go on before we insist the house goes back on the market? We are much further ahead with our onward purchase. Why is it so stressful 😣

Hey, thanks for coming back to me. I'm so angry that my EA hasn't told us about this problem before now. They are not first time buyers, they are cash buyers buying through a LTD company so I'm presuming professional landlord. They have given all solicitors details, but haven't told given said solicitors whatever it is they need to proceed, payment on account maybe? I'm not sure. It's been an uphill struggle with our mortgage lender for our purchase and now that's sorted we've found out this problem. I have zero hope that any of this will work out now :/

We put ours on the market in Feb, had an offer the same week and surveys, searches were done, lots of silly little questions from buyer all dealt with only for him to pull out after 8 weeks of pissing around. Relisted the house and had an offer within a few days, full asking price, short chain as buyer was selling to FTBs, glacially slow process to get all searches and surveys done, we kept hassling and being made to feel like we were PITA by the EA. The FTBs pulled out as soon as solicitors sent everyone draft contracts, four months in, so house has now been on market for 6 months and we have moved abroad for work. We are paying rent here so it’s a terrible situation. Now with a new agent and have cut price to see if we can get a quick sale, targeting chain free buyers. 🫠🫠🫠

@Gensola that sounds like a nightmare. What reason did the FTBs give for pulling out so late. It's unforgiveable (unless extreme circumstances with job/family etc). Really hope it's third time lucky for you!

It's anyone's guess but mortgages are more expensive than 2 years ago

House prices have gone down in the past 6 months
