As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

@LaPalmaLlama You were right as after speaking to the surveyor and taking a builder to the property to see the issues the surveyor had flagged up, It was not at all that bad. Long story short going forward with buying the house have received the contract and other paperwork from conveyance/solicitor.

I don't know if your solicitor could sign it as a witness @RightStuff but I don't know much about what goes on. I just got a friend to do it as she was there and then I posted it to my conveyancer.

@RightStuff it can be pretty much anyone as long as they aren't a relation. I got my boss to do it at work :)

So our agent has really pissed me off. Calls me right before they closed this evening to try and negotiate a reduction in price due to arbitrary number the buyer has given the agent after a survey. Told them to either pay what they offered or we go back to market. But now the buyer won’t get that message until Monday.

Their solicitor has done eff all for six weeks and now they want to reduce the price? Jog on!

I’m so close to pulling the plug on the whole thing. No one is being proactive and our agent seems to be more concerned about keeping the buyer happy. They did one half hour viewing to get a sale; they need to bloody well earn their commission!

Argh - rant over.

It was also unnecessary as the email chain the agent sent me shows the buyer raised the question at 8am on Friday morning.

I really dislike people playing games and it makes me want to disengage completely.

I don’t have any advice but I’m also buying a probate property and have little idea of timeline. I’ve asked the EA 3 times to find out when the application was made so I could try to work out how long it might take but haven’t had an answer, have asked my sol to find out as well. I’ve been search on the probate register every few days. Not granted yet but vendor hopes ‘soon’. I had my offer accepted in early July.

We've also chased with estate agents and solicitors several times. Checked my sent inbox last night and I initially asked for answers on this almost a whole month ago! We are still yet to know what is actually going on. I've heard horror stories from friends about this process taking years, and I am not sure if I can manage that!

When you mentioned checking a register every few days, what register is it that you're referring to? I've googled so many different variations of probate lists and registers and can't seem to find anything. Just websites to put in the name of the deceased but I don't have this information.

I don't think I've read or spoke to anyone with positive things to day about purchasing a probate property. Not sure why I'm putting myself through it! Well, I do. The house is perfect for our needs.

I couldn’t afford a ‘done’ house in this area, this one needs modernisation and it would suit me really well so worth waiting for I think.

Thanks for the tip! I'm the same. There is no way we could afford a detached house in this area at this price range unless it was probate or auction.

We have a security camera outside our place and can see some of our viewers videoing their viewing. Good sign or is that the done think these days? (I took pictures in a house we viewed but it was of damp because I needed to show it to a surveyor).

No I don’t think so, it’s just standard to have solicitor details on there. Seems odd the vendors or executors aren’t named though. You could try sleuthing to find out owners’ name, Google or Land Registry? Honestly though you can’t make it happen any faster so I would just be as zen as you can about the whole thing!

So annoyed with our EA. We are in a flat and own a large part of the garden. We can put a fence in but were told not to worry but we told the agents that they needed to understand where our section is to explain to buyers. It's a huge garden and we have probably 60% of it. We can hear people asking and the person doing the viewing not knowing the answer. Our garden is the draw to our flat as we are zone 2 and most places don't have gardens the size of ours - in fact most houses don't have gardens the size of ours. Why are they always so fucking useless?!

@kirinm find a way to mark out the garden. It will save time and you don't need the EA permission. I wasn't impressed mine didn't remember where the boundaries were.

Ahh. Got an offer. But it really is too low. Only workable if ex gives me the difference for my share for the full asking price. I'm guessing not since he's not in a hurry to sell other than dropping it by tens of thousands to get it sold. He can afford that. I can't.
