As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

My update my DF is refusing to provide any more information to the solicitor re money laundering checks on the gifted deposit so looks like we either need to find a solicitor who will accept the documents he has already provided or we can't buy this or any other house. And to top it off one of our cats died. Today can do one.

Wine to everyone who is having a nightmare it's really not an easy process....

I have a second estate agent coming today and hopefully house will be on the market tomorrow or Monday latest, first estate agent took ages to value and then pics isn't till next week and I'm just delaying things so mortgage broker suggested going with someone else that she works with....

Talking about the crap system, I'm scottish but live in England. Once you have offered and been accepted in Scotland you cannot pull out without financial penalties it really does make a difference

Jumping on this thread, as our house went 'live' on Monday.

The EA said that they would send it out to all suitable on their mailing list, and it's been put on websites etc.

However, we've heard nothing from him since. I was hopeful that we could possibly have a viewing (or two) this weekend, but would these not have been booked by now, especially from interested parties on the mailing list that would have received the information on Monday? Just feel like no one wants our house, and it is lovely (even if I am biased!).

DH says I'm worrying too much and being too impatient. He thinks that people will contact EA today/tomorrow for viewings this weekend. In his mind, people would have received email on Monday, thought "OH, that looks alright, I'll look at it in more detail later." And then will actually do so as the week has gone on. (We are also happy to do weekday viewings). I think anyone serious and interested would have wanted to deal with it there and then.

But - radio silence from EA since Monday morning is making me a bit nervous. Are my expectations too high?

This is how I felt when we first went on. It think we ended up with a couple of viewings in the first week and then a lot in the second. We are slowing right down now - and I'm starting to panic - but we've rejected two offers since going on the market. The second was closer to what we were looking for but we aren't in a massive rush to sell (although our view on that changes daily)!

@EagerHouseMover the market seems really strange at the minute. I know of 3 people in my area with houses for sale at the min. 2 been on since june/July and only 2 or 3 viewings!!

I don't know how I'll cope with that because the whole keeping the house immaculate for viewings is hard work.

I'm pricing to sell. Other 4 bed detached in my area are around the 410-495 mark but I'm going for offers in region of 390k I'll see if that drives any interest.

Structural surveyor looked out our onward purchase on Wed and we are expecting report early next week at the latest. Then we have the headache of renegotiating sale price with total PITA vendor to see if we can come to some sort of agreement. If we can't will be off to view plan B house and have to break it to our buyers that we are starting the whole process of buying again. If we can agree a price I am really really hoping everything else goes quickly and smoothly as everyone is ready to exchange (small chain of 3). It's been 17 weeks already and so over vendors antics so just want some resolution to it all now. Husband is thoroughly pissed off with it all and doesn't even want to visualise moving in.....

Hang in there. Mine went back on Tuesday and the EA received an email saying wanted to view. Today I got the call to say they are viewing tomorrow as is another couple. When I do move, I am never moving again unless it is for my kids.

Starting to get very panicy now-
We're due to complete w/b 16th butbtwo weeks ago the bottome of the chain (we're the top of 4) said our of the blue they couldn't do that with no explanation.

Our byers #3 in the chain are on holiday the week after.

We've said right from the start baby isndue end of September so the last week of sep and first of Oct are a no go. This was detailed back in May when the chainnwas established.

We've been pushing for completion since the start of August, but last minute enquires and late replies have held things up down the chain.
We've suggested a new completion of w/b 7th October (baby will be barely a week old then) but despite hounding solicitor and EA the bottomed of the chain has gone very quiet.

Ita been too week and no one has heard from them.
I feel we've made so many compromises to see this salenthrough; agreeing to break the chain so it remains fairly straightforward at 4 houses, being open to all suggested dates even though it's going to be TOUGH to move with a newborn and being in constant contact twice a week with EA and solicitor to keep things moving.

Basically I'm worried the bottom buyers are going to pull out because it's all taking so long. I'm kinda mad they veoted the September date without a reason but just have this bad feeling.

Sorry for long rant. It's been a hard few weeks! DS started a new nursery which were having to commute to because we're not in our new home yet. Lord knows what we will do if our sale falls through 😳

Is anyone here dealing with a probate property?

Our solicitors were very on it and great at selling our house. 9 weeks from start to finish and kept us updated (mostly) throughout. However, I've contacted them twice over the last 10 days to ask for them to explore and ascertain how far I to probate the property is, e.g. application just submitted? Is probate granted? Etc. I havent heard anything at all from my solicitor other than they'll get back to me ASAP.

Anyone have any advice?

I don’t have any advice but I’m also buying a probate property and have little idea of timeline. I’ve asked the EA 3 times to find out when the application was made so I could try to work out how long it might take but haven’t had an answer, have asked my sol to find out as well. I’ve been search on the probate register every few days. Not granted yet but vendor hopes ‘soon’. I had my offer accepted in early July.

@Waiting4Autumm sensible approach in my view. Price always seems to be the factor in houses not selling.

Today I have two viewings. Please keep your fingers crossed for me.

Is there anything that would put you off that is rectifiable ?

Everywhere is clean and tidy but I have two packed boxes in one bedroom, a dog bed in the lounge, a cat bed in a bedroom and two in the utility room. Nowhere to put them but I do think if they don't buy my house because of pet beds and a box then there's more to it. I can't mow the lawns but again, if that's a deal breaker then... I'm stressing as can't do this for months but have to. I'm worried I'll lose my one I've offered on if this goes too long. Though actually their vendor hasn't found yet anyway, hence me losing my buyer.

Can you sling the pet beds in the car? I know it might sound like nothing but loads of people would be put off by a place that smells doggy.
I have a friend that told me she turned down a flat because someone had left a hairbrush with hair in it on the kitchen counter and she thought it was gross 😂

@BirthdayRainbow I would really try to hide the pet beds. Either in car, under human beds etc. our one dog has three beds and it was an utter pain hiding them for viewings but glad we did. At one point we went away for a weekend and knew we had viewings, so took our clothes airer, dehumidifier and three dog beds with us...

My garage is full of over 65 boxes of stuff I've already packed plus a treadmill and exercise bike. I don't think my house smells of dog and my friend said it didn't and would say if it did but I'll move the beds. Thank you.

Not had much chance to catch up so will read through later.

Our sellers are buying the freehold if we pay for half which we have agreed to with the caveat that the funds from our side will only be with them when we complete. So basically reimbursing them half at the end. We got chased by EA within MINUTES of the sellers proposing this last week and we responded on the same day that we were happy to go ahead on this basis as to us it’s not a difficult question to answer. But then the sellers have taken over a week to confirm they’re happy with that.

I’m sick to death of this already and we’re not even at searches and enquiries stage.
