As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Ahh. Got an offer. But it really is too low. Only workable if ex gives me the difference for my share for the full asking price. I'm guessing not since he's not in a hurry to sell other than dropping it by tens of thousands to get it sold. He can afford that. I can't.

Is it the only one you’ve had so far? Can you counter offer?

So annoyed with our EA. We are in a flat and own a large part of the garden. We can put a fence in but were told not to worry but we told the agents that they needed to understand where our section is to explain to buyers. It's a huge garden and we have probably 60% of it. We can hear people asking and the person doing the viewing not knowing the answer. Our garden is the draw to our flat as we are zone 2 and most places don't have gardens the size of ours - in fact most houses don't have gardens the size of ours. Why are they always so fucking useless?!

I used to give our agent a load of info, even printed it out, then one day I asked "do you actually tell people the couple of key facts I have stressed till I'm blue in the face?" and he said no, we don't say anything, we don't talk unless asked questions as some people don't like it ....!!!

Sadly (waves @BirthdayRainbow ) ex-H won't change agents.

@BirthdayRainbow so he is now. I moved out a few weeks ago, our sale fell through last week, he didn't want to change agents so back on now. I don't know if he will accompany viewings this week - he's quite eccentric (polite) so not sure him accompanying would help. Why do you ask?

Just that it is easy to make demands when you're not the one doing the work. I still live in the house so it's me cleaning and tidying and standing outside with the dog for a viewing. Ex doesn't do a thing.

@kirinm we had a similar garden situation funnily enough and I ended up doing the viewings myself for peace of mind.

Not posted for ages as nothing has been happening (waited for probate and that came through quicker than expected but then searches have been ages). Got contract and transfer deed through the post today, although no contact from solicitors for weeks, wondering if that means we can see the finishing post?!

We had an offer today but it was too low. They came back with what do we want. Ex h was out so didn't answer his phone so he only confirmed what I said to the agent we would accept an hour ago. I'm furious with him as we all could have known tonight that we have sold and bought a house if he wasn't so selfish.

Ourselves and the entire upward chain have been ready to move for a month, we’re all just waiting on our buyer.

Everytime I ask our solicitor for an update from our buyers solicitor all they reply with is ‘still waiting for transfer of equity’ (they’re being taken off a joint mortgage).

Theyre always so vague with their answers and every time our EA tries to contact them they don’t respond. Our buyer is useless at chasing, everyone on that side have been so frustrating!

I feel like I’m the only one trying to get that side of things moving along. Our EA and solicitor have been amazing but we’ve had no movement from our buyers side in well over a month now. It seems like no one knows what’s happening on our buyers side!

That's so frustrating @BumbleB13 . I lost my buyer due to the top of the chain not doing what they said, although my buyers were stupid about how long things take.

Please can everyone keep everything crossed that my viewers accept my counter offer today. Thank you.

We have just dismantled the spare room so we can start packing and stacking - but we are still in enquiries stage so to be honest I feel like I've massively jinxed the whole thing and am waiting for a call to say someone has pulled out. The whole process is so anxiety inducing, but we simply can't just wait for exchange to start packing up - so at risk, here we go!

We have also started packing, but the chargeable weather isn't helping. Sun hats in a box, sun hats out, shake them all about!

My dad's going to have a fit if I ask him to store anything else!

I'm still waiting on whether they can increase their offer. I've packed as much as I can.

Ex h was just horrible to me because I was annoyed he didn't answer his phone and he said it was none of my business why he didn't answer and I asked for some respect as the mother of his children and he chuntered under his breath, left without saying bye to or son. I'm tearful and he's a fucking pig.

But does he? I've been told he's ashamed at his behaviour which is why he's horrible to me and been a shit father but it doesn't match up to me.

Thank you for your support. I'm part way through shredding the cards he's sent me over the years.

I need this offer to come in tomorrow then I can breathe a bit.

I just got a lot of packing boxes from freecycle. The people who gave them have an even bigger house than mine, so I'm sure they will be plenty for us. Like @TheEnglishSystemSucks we are still in the enquiries stage, but it was too good of an offer to pass on.

I would start filling the boxes, but DP doesn't want to. I am leaving things for now, because it seems like a pointless argument. I will wait a couple of weeks and then get going with the packing. Maybe DP will feel differently by then.

Happy new week to all of you I hope this one brings progress and no stress!

We had our first viewing yesterday house hasn't gone live yet but someone local who knew house was going on....

Question- I didn't offer on my current house till my house then was under offer.... is this still correct? A house we viewed the EA said the buyers had an offer on another house and I'd offer on theirs but surely you wait till your house is sold?

It is the usual thing to do, but it's not a hard and fast rule, more a matter of preference. It's certainly what I did. Some sellers will not accept an offer unless the buyers are proceedable.

My vendors offered on a house but it wasn't accepted as they hadn't sold theirs. I offered once mine was sold. So then they offered again and it was accepted. My buyer then pulled out weeks later. I've had another offer from someone else but too low. I've said what I will accept and waiting to see if they can. I feel someone has to go first.

My sellers solicitors are awful. We asked well over a week ago for them to clarify the sellers were happy to agree to something, it has taken over a week to get a response that doesn't actually clarify anything at all. I am not dealing with things based on assumption so now having to wait for sellers solicitor to give a clear answer to things. Mortage offer expires in 14 weeks, given that we're not even at searches or enquiries stage yet, I am not confident we will make it.

Why are solicitors so frustrating!! Our buyers solicitor gives the most vague
updates and has been the same update for over a week. Everyone else in the chain is ready to go but it would be nice to know how much longer this is going to take. Our solicitor is basically refusing to chase (even though it’s the same company just different branch!). It also doesn’t help that our buyers solicitor is not responding to our EA emails.

The communication between solicitors drives me insane!! Good luck to everyone this week, hopefully it brings some good news to you all!
