As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Sounds to me like the 7 weeks is a red herring and they actually offered more than they could get a mortgage for so have to drop out but trying to save face by not admitting that.

He said he'd call me at end of day and hasn't. He's called my ex h though😡

Really sorry to hear that @BirthdayRainbow. I just wish people could be honest!

We finally received our final contract for our purchase so nearly there! It listed the deposit as being 10% when I thought the deposit got sent up the chain, so it will be less than this. Does anyone know? I thought they left this blank. Obviously I'll give the lawyers a call tomorrow but interested in seeing if any of you wise people know.

How long are your chains? We've got 5 in ours. I asked agent when he thought we'd be in and he said there was a high chance the chain would break and we are all unlikely to be in before Christmas.

Agh it just makes me so angry that people can just decide to pull out after others have invested time and money - it's just not right. You just have to hope that karma gets them eventually.

I just can't compute that they don't understand that seven weeks is nothing! I need to move ASAP due a very ill friend but I'm not kicking off about the fact I've not exchanged yet. My friend thinks it's a ploy to make someone do something but that's not how it works generally.

I wish there were financial penalties once a sale/purchase agreed. Even a non refundable deposit of a few thousand might get people to think twice before pulling out. Our system stinks.

@Maybenexttime08 the 10% thing is standard, ours said the same even though our deposit is only 5%. We've exchanged and paid the deposit at 5% no problem

Agree, it's crackers... we've been going 17 weeks and still not exchanged/agreed completion date....

Well, it's completion day!

I'm sat here, metaphorically twiddling my thumbs, waiting for 2 unrelated calls.

Got the annual boiler inspection due to come between 8-1pm, who is due to phone beforehand (I'm in rented currently) and more excitingly, waiting for the estate agent to call to say I can get the keys!

If the estate agent calls first, I'll wait until 1:15, but if boiler man doesn't show before then, I'm not waiting around. I'm moving out in 8 days, I don't care about the boiler!

Well I spoke to soon! Just returned the contracts, all ready to exchange with a 1st October completion, to get a call from our EA saying that the chain 3 below us collapsed back in July! They have got a new buyer but are obviously miles behind us.. Why did nobody say anything up the chain!!

Now our EA is trying to frantically find out where they are in the process to see if there is ANY chance that we might still be able to go ahead.

It was all going too well...

Hi, FTB here, I have received the contract, deeds etc and other information from the conveyance company. How long does any one thing before completion and exchange. there is no chain, property vacant. I have a mortgage in place. I put in an offer and was accepted in July.

Well, I got the call from the solicitors at about 11:30 that completion was done - but the ex-owner was still moving things out of the garden!

How long do I give them before starting to make annoyed phone calls to estate agents? Because, technically, she's trespassing now. You've had hundreds of thousands of my hard-earned pounds. Piss off out!

@zingally you usually have a time agreed in the contract, so even if completion has taken place earlier they may have time to vacate. In our sale it was 1pm, our purchase 2pm.

As someone who wasn't out until nearly 3 hours past that time (due to packing service underestimating the time despite an in person visit, and then turning up an hour late anyway) I would assume they are moving as fast as they can do be out. We were mortified and luckily our estate agents helped out and spoke to our buyers (who weren't moving anything in same day). If you incur additional fees like a delay charge on your removals you can claim it back, but otherwise I don't think there's anything you can do other than fuelling an already stressful day.

The time in the contract is the latest time that completion can take place that day before the right to serve notice to complete arises.

legal completion takes place at the time the money clears in the selling solicitors bank account. From that point on, the house is yours.

agree though that no point adding to a stressful day. I’d say start making noises at 3pm if you still aren’t in. That gives 2 hours for solicitors and agents to do something!

Need to start looking again in case I lose the house I've offered on but can't face it.

Back on market today after hours of frantic messages from ex-h and agents, I've got a virus so I feel like death. We've stuck with existing crap agents.
