As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Good luck to any of who looking at exchange or completion this week. We are very much back to the beginning and have lost any momentum we felt we had. I check Rightmove everyday but there is literally nothing new. Where's that September buzz we hear so much about??!

We're in an even worse position than last week. Estate agents constantly told us this buyer (call him Mr X) would get a mortgage, lack of updates were due to him being "soooo busy, poor Mr X man" DailyFail sad face from agent (Apparently we aren't busy). An almost identical house down the road from us sold a few weeks before ours at a higher price, so we missed out on those possible buyers, and then their sale fell through - they went back on the market mid August, sold again straight away again at higher price. Because our agent kept on telling us to wait and give our Mr X more time (5 months) we didn't go back on market and subsequently missed another opportunity when there were clearly buyers looking in our road again.

In the meantime, I've moved out and this weekend I went back to help Ex-H get the house ready for new viewings, the place is now in a real state, half the furniture missing, no mattresses so we're throwing bedcovers over slats, most rooms need re-painting, garden all gone over, we've been trying to sell for over 18 months and all the stuff we had done to prep in the first place seems to have been fruitless now. I'm thinking if we try to move agents and have new photos done the place will look awful.

We did have another first time buyer ready and willing, made identical offer, but agent persuaded us there was no benefit in going with them over Mr X, he got a survey arranged immediately so we said oh ok, lets just go with him. This is our 3rd agent; I honestly thought they were in the business to make money but their priority seems to lie with Mr X's interests.

Feel overwhelmed and defeated by it all.

Quick question - when the solicitors send the enquiries would I (the buyer) usually get a copy of what enquiries have been sent? Or do I just get them once the enquiries have been answered?

They were sent around a week/week and a half ago and I am impatient to get moved (no chain purchase - username is from a failed attempt)

You wouldn't necessarily see a list of the questions your solicitor is asking of the vendor's solicitor, but all replies should be in your report on title that your solicitor will prepare for you before exchange of contracts takes place.

I know @Cheeseandcrackers40, I bloody know - I’ve had a call with existing agent they’re saying we’re still under contract and we need to give 21 days notice! 5 months after the contract ended.

Well, we exchanged! And completion is (hopefully!) on Wednesday!

Exchange happened during our weeks holiday in Italy (of course). We'd had it booked since November last year, and there was no way we could cancel (although it was considered for a short time).
I got the call asking for permission to go ahead with exchange just as I was stepping onto a coach in Milan, and then got the call it had all gone ahead whilst on a boat in the middle of lake Garda! A first, surely?!

It's all action stations now. Got home about 5pm-ish yesterday and had a slob evening. To the bank first thing this morning to pay the final balance. Couldn't do it online as the sum was too large, and I don't trust myself on phones very much. Quick go round Tesco, then home for a visit from the lettings agent to do a pre-move-out inspection. A nice chap, and we just spent most of it chatting about this and that.

Now a bit of a MN and coffee break before doing some more packing. A removal company are coming round to quote me first thing tomorrow morning. I wanted to do more this morning, but I'm having the worst period that started overnight! Typical.

Congrats @finally and @chillibilli, we have a structural engineer going for a site visit at onward purchase property tomorrow and hoping we will manage to agree new sale price by the end of the week.... if not a very interesting looking plan B property has just come on the market on the road behind us....

Hello! Can I join the chat as I need somewhere to share the misery of the process 😂

After nearly 10 years of renting it out we totally redecorated our little 3-bed townhouse and put it on the market last month. Have had about 8 viewings but no offers, but August was a lousy month and we want to make sure the agency has done all it can on the marketing front before we start reducing the price.

All the feedback is that it's a lovely house, but just 'not quite right' for various people due to 3 floors/ not a cul-de-sac/not quite big enough etc etc. It's within walking distance of the station in a commuter town in the south east, so we're hopeful that it will be right for someone soon 😭

And... we accepted an offer it's 10% less than it went on the market for last year. The house I was going to buy in June is still available so although I'm going to be a lot more skint than I was if hadn't fallen through in the summer - we are onto the next stage of the hell that is selling our house.

I am tearing my hair out at having to herd these bloody cats - solicitor is sending documents but not checking they've been received (caused a delay on both our sale and out purchase now) they're also copying in the wrong estate agent which surely is a massive GDPR breach? Now our actual agent is sending me info from 'buyers solicitor' that is actually from 'our solicitor' - so much so I almost sent a very scathing email to our solicitor before I did a double-take on some details/dates and realised their mistake. IT CANNOT BE THIS HARD, SURELY!?!

If we make it to exchange without me having to hold everyone's hand the entire way it will be a bloody miracle. Can I invoice them for hours spend on admin? hmmmm.

I feel your pain. I wish you could project manage it yourself and literally just ask the solicitor to read the documents etc because they seem useless at the actual admin side.

I honestly felt like I'd lost my second job by the time we got to exchange. I put in so much time to get our purchase over the line. It wasn't even our solicitor causing the issues, it was everybody else!

I'm having the exact same issues with my solicitors, but I've also got the addition of a Management Company who are also equally as useless!! My full time job is basically a PA for both of them!!

Hi everyone can I join

Lived in my current house almost 6 years
Valued by an estate agent who recently handled the sale of 2x friends going through divorce in similar set up houses to mine. 4 bed detached nice street etc
The pictured being done next week due to different factors but I am about to enter into the crazy house move journey again!

We seen a house we love but it's only just gone on the market and we're obv at the start of the journey.

So, we got our contracts to sign from our solicitor yesterday.
Will be posting them back tomorrow.

But...I'm getting worried it has all gone very quiet from the EA.
Surely we must be close to finalising everything now, but when I asked for an update on the progress of the vendors sale last week, I didn't get an answer.
My EA and the vendors EA for the onward purchase are in the same office, so surely it shouldn't take a week to respond to a simple email.

I was worrying about making plans for Christmas, but the reality of needing to change childcare providers is kicking in now.
I have to give 6 weeks notice to my current childminder. No idea where we can move DS to in the new location, but without a rough date childminders don't want to engage with me yet.

Feeling anxious now as I realise there is a lot to do and with no family support and two full time jobs (DP actually due to move jobs too) it is feeling scary. :-(

Sorry...just sitting stressing at my desk so thought I would off load to people in a similar boat.

Yesterday I had two questions from the buyers.

Today I get a call that they have sent a curt email to my agent and have pulled out. The answers are 100% not an issue.

Seven weeks since offered accepted apparently is too long that they aren't in..

The people selling the house my vendors are hoping to buy have decided not to help the chain and rent having told numerous people they would.

No words.

I don't really understand what some people expect. It takes time, but if we all help move things along anyway we can, it will get sorted in the end.

7 weeks isn't even that long.
Do you think there's something else going on and this is an excuse? (Not that that makes it any easier for you). Just awful :-(

Definitely feel your pain here. I have had "enquiries" from my buyers solicitor that literally made no sense - things where they have massive typos in them so entire words are wrong and I've had to return the query to my solicitor asking them to clarify what the question actually is. They even asked me if I had a Gas Safe certificate for my front door. It's bad enough that the buyers solicitor is this sloppy considering this is a legal process, but I can't understand why my solicitor just sends this kind of thing through to me without even doing a basic sense check.

They started with a low offer saying they needed to tweak their mortgage. I said no as had one higher offer. They then said this was all they had and made another which I said no to as again, the other offer was higher. Ten minutes after I accepted the other offer they emailed saying, this really is our final offer and offered the asking price. I said no as I'd already accepted the other offer even though it was less. They pulled out four hours later. The second couple were thrilled, came for another viewing, offered asking price and on we went. Survey done. I carry on packing, keeping the garden nice. Two questions yesterday. Then last night a curt email saying pulling out, we have said we need things moving, and that's that. My agent is speaking to them today to see what's going on. I've cleaned the whole upstairs as I've said they have today only for a final yes or no then it's back on tomorrow if it is a no.

Meanwhile, top of the chain offered to rent to get everyone in their new home but haven't done it. So they are causing issues for six other people. I've lost my sale, will probably lose my house and I'm sick of it. It has been decades of nothing going right and I'm done.

Well my story is we went on February. Sold in May, chain collapsed in July got back on track. Chain collapsed again recently. Our buyers are back on the market amd we are waiting and hoping we don't lose our next house amd they get a new buyer.
