As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

We've got people on both sides as it's a little terrace.

The fence is a mess all the way round. I hope there's not been resistance to improve it!

Just sat here after 5pm, no update from agents. So we assume we're back on the market on Monday.

Happy Friday to those who exchanged. For everyone else, I hope the weekend goes quickly and things progress next week (unless you are up to something lovely!)

We are off to see our prospective purchase again tomorrow - we only saw it once so just want to go and measure up/see what we need to do immediately etc. Should probably wait until exchange but its a relocation so not often we are in the area.

No clue what the bottom of the chain are doing as EA is silent - but the EA on our purchase has apparently been chasing things so hope to get an update from them tomorrow. Our last search just came back so I think we are almost there?! but that's no good if our sale is months away or if enquiries drag on.

Haven't been able to update in a few weeks but after losing our buyer we are now going down the route of trying to change to a let to buy and pulling equity out to move to our dream home but this means that we won't have enough to do the extention that's needed and we will have to keep a lot as it is for a while.
Sucks but it's our only choice if we want the house we want and it's taken 2 years of looking to find one that fit what we wanted

Exchanged today! Thank God. It was very touch and go with people suggesting new dates for completion but thankfully we managed to get it over the line.

Sorry I've not been around - reading the thread was making me anxious so I avoided it for a few weeks. Despite asking more last minute questions we actually exchanged. I can't believe it! Funny enough it was after my friend put her flat on the market and said if my sale fell through she would buy it! It's a shame as I would have loved to sell to her if the timing was better!

But hooray! 🥳

@kirinm we're moving to a small village in the Lake District. We only wanted to live in a small area and like you not much comes on the market. I befriended the local EA and rang every few days ( probably drove them mad!) to ask what was coming to the market. Because we live 150 miles away we couldn't just go and look at houses as they came to the market so needed as much notice as possible. They were really helpful and got to know our budget and what we needed. The house we are buying was a case of the owner going into the EA to reduce the price, our EA asking if they would entertain an even lower price ( our budget). She said yes, we viewed it and loved it and offered straight away.
If EA hadn't got to know us this wouldn't have happened.

Congrats to all who have exchanged/completed!! I feel like as things come to ahead all I can think about is will we move, when will we move, where will everything go in the new house, thinking about work we'd want to have done etc.... I'm driving myself a bit mental 😬. Hopefully we will be able to agree new sale price and completion date in the next couple of weeks or else I might spontaneously combust with nervous energy!!

@Cheeseandcrackers40 I definitely have been like this for a few weeks - ended up crying at the solicitor and estate agent but I honestly think that's one of the things that got everyone moving!!! Hope it's fast for you now.

We've only been on the market for a few days and we've already got someone interested but they have to sell their house. It's in the same town as our house and there's very few properties on sale here.

It depends what has been arranged. It can be the same day it can be many weeks.

Timeframe between exchange and completion depends on what's agreed and whether exchange happens on time. I think removals need to be pencilled in 3-4 weeks before but dates can usually be moved around a bit if dates change.

You should agree/be working towards a completion date before you exchange so will be able to pencil in a date with movers before then.

Quick question - when the solicitors send the enquiries would I (the buyer) usually get a copy of what enquiries have been sent? Or do I just get them once the enquiries have been answered?

They were sent around a week/week and a half ago and I am impatient to get moved (no chain purchase - username is from a failed attempt)

They should send you a copy of the enquiries with the replies drafted by the solicitor for you to approve.

The replies are your representations to the buyer so you need to check them.
