As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Thanks for your responses about Nationwide - I expected it to be at least a week from application to offer hence why I was a bit suspicious, but you've given me confidence that it's the real deal!

Our purchasewhich was delayed by about 10 weeks has suddenly caught up and solicitor was keen to tie up the sale and purchase this .morning. amazing.

Call from our EA.... people at the bottom of thr chain have refused the 16th Sep as a completion week, no reason given. People bying ours can't do w/b 23rd, we can't do last week of September, fordt of October because of baby arriving (this was flagged back I'm July.)

So now we're looking at w/b 14th October. An entire month after the semi agreed date!

I've asked for exchange ASAP as very very nervous someone is going to fit cold feet and pull put. It's o in a chain of 4 but it only takes one.

I'm a bag of nerves.

But on the upside, selling and purchasing the same day will make moving a lot easier and cheaper!

Does anyone know how long it normally takes to receive draft contracts when you're buying?
My solicitor issued the draft to our buyers a couple of days after the memorandum of sale but the place we're buying seems to be dragging their heels. What's normal?

It's taken two weeks for our sellers to send over the draft contracts, I called the EA and asked them to chase it up and that did the trick :)

For me exchange now and completion in a month would be the dream way to do it. I'd love to have that long to calmly pack and book movers etc while feeling secure that the exchange is in place. Hope that works out for you!

Feeling very despondent now that we've lost the house we were going to buy. There's absolutely nothing worth viewing either.

Sorry to gatecrash - I’ve been dipping in and out of this thread for the last 5 months whilst waiting all that time for my chain free purchase to go ahead! We’re due to exchange and compete simultaneously tomorrow aa our vendor is seriously unwell (has power of attorney overseeing sale) and all concerned want to avoid it going to probate. I’ve suddenly thought this evening that we don’t have buildings insurance set up - should i need to do this even though we’re not 100% sure it will happen? Good luck all with your moves!

Someone more knowledgeable will come along but usually anything you sign up to online has a 14 day cooling off period so I would get it set up on the basis you can cancel if you dont exchange for some reason.

That sucks ☹ I've heard that the market often picks up again in 2nd week of September when everyone is back from hols etc. Fingers crossed something better comes along x

Sorry your intended house fell through.

If it makes you feel any better, we are second time buyers and had arranged to sell our house alongside the purchase of another. We were obsessed with it. Visited the area every weekend for walks, started kitchen designs, I fell asleep most nights thinking about that house. Then we discovered subsidence and a shifty seller who wasn't honest about the known structural condition and I cried when I realised we couldn't proceed and had to find somewhere to rent because we didn't have enough time to find somewhere else.

It was usually me on rightmove everyday exploring properties, and i couldnt find anything. It also seemed like prices had shifted upwards since we last searched, and everything felt out of reach. I was bereft. But thdn, my husband happened to find a house just above our upper budget. Much bigger, more potential, better area than our original house aby far. And when we viewed it, it gave me a feeling of "home" immediately. I didn't think we would get it as there was a lot of viewers, and we submitted a sum under asking price but at our maximum budget. Our offer was accepted! I have spent absolutely no further time thinking about that first house, and i am really excited to get our purchase completed for this one. Things have a way of figuring themselves out. Best of luck to you!

@Yemelade thanks. I'm hoping for bigger and better things but it just feels like there's no point selling ours. I've not seen anything new come on in weeks and weeks. I'm going to register with all the agents in the area over the weekend and see if we get notice of anything coming on earlier than when it hits RM.

Some reasons for optimism today? Structural engineer is due out to out onward purchase property early next week and our buyers have moved in with family so there is a bit of wiggle room on the October date we had originally been given....

Estate Agent has chased my vendor today for an update on the progress of the probate application. I think it will end up being the last piece of the puzzle. Fixtures and fittings for completed, searches back, enquiries raised, mortgage offer in. Could all happen fast once grant approved, but equally could drag on for ages.

Had our level 2 survey back - quite a few bits in the red/3 rating 😑 Although the surveyor has said in the general opinion bit at the beginning of the report: 'I am pleased to advise you that whilst some repair and improvements are required, the issues reported are
common in properties of this age and type.' - which I'm taking as a positive! He's valued it at the price we've paid too. Husband is a natural worrier though and is now getting cold feet about the whole thing and is convinced the whole house is going to fall down!!

Just learnt that my mortgage rate has dropped again, now sub-4%. It has been reduced three times since my application was first approved due to the lender cutting rates, very nice surprise.

If you have neighbours on the side with the boundary it's shared responsibility to maintain, if you don't then it's solely your responsibility to maintain.
