As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Got a call from the EA today saying they received an offer £20k above ours and they have a legal obligation to tell the vendor who wants to take it.

I have no doubt that £20k will come right back off when there is a survey done.

Solicitors have suggested exchanging end of this week, so we've signed and sent back contracts etc. Is there anything else we will need to do? Google says we will need to pay the deposit before exchange but solicitor hasn't mentioned anything about it!

After more than 18 months since we first listed, and 5 months on from an offer that the buyer cannot now get a mortgage for - finally estate agent casually says we may as well go back on the market this weekend because this buyer is going nowhere. I've already moved out and Ex-H still in house so will have to go back this weekend and get the house ready for viewings. Ex may lose his purchase, they were meant to exchange this month; if he can't buy his nice new place, he won't want to look again so I've no idea how that will pan out. Current fixed rate expires January and we can't afford new mortgage as I am already in a rental.

The agent seems to think this is more of an inconvenience to him but seems to have done very little to get the sale through. We don't want to change agents as our previous photos are quite nice, but since then we started tearing the place apart after 30 years - packing, taking half the furniture out (don't even have mattresses on some beds), lots of touch ups needed on the paintwork and all manner of other things we'd assumed we'd never have to do again.

But yeah, the attitude of the agent is so upsetting. I know it's only business, and I don't normally buy into stereotypes but I think they based the stereotype on our agency. Complete arrogance.

Vendor continues to be a fucking nightmare. He has told the joiner that he can't have access as vendor "wants a structural engineer"! As if it's up to him!!! Pay for your own fucking report then!!

Will be calling the EA for a rant in the morning 😬.

I hate him. That is all.

Got the removal man here to quote tomorrow. I’m downsizing from 5 bedrooms to 3. I have no clue on an average move cost these days.

Anyone moving a 3 bedroomed house and having it packed for them know prices?

We used this guy 6 years ago and he was fantastic so happy to keep the same company but then it was a move up from 2 bedroomed house.

Any quick ideas will help me as I don’t want to get lots of quotes as working 6 days a week.

I guess it depends on where in the country you live, our most expensive quote for a full 3 bed house move is £650, we are in the north east. Cheapest one is £205 per load and we expect no more than 2 loads.

I also need advice as to when and how I get a quote. I'm moving from the SE to The Pennines. Do I get a firm from here or there? I've packed myself but will need them to pack the TV and maybe the kitchen bits.

The bottom of the chain of seven are getting stressed and pushy. The top of the chain has said they might rent to break the chain so we can all move but then they'd rather find somewhere. So I think it's going to get a bit stressful.

We are NW - quotes for 3 bed without packing are coming in around 1k, with packing is £1,750 😬

@Prettytiles we'have had two quotes so far, moving from a 4 bed to a 3 bed via storage.

With packing service from our house to storage both came in around £1900. Without packing around £1350

Inc one month storage and delivery to our new house: close to 4k.

We're in Herefordshire, west Midlands.

Our three bed (to five bed) move, long distance (3 hours), including packing and storage was approx £2400 a few months ago.

Wow looking at these prices I'm glad we decided to move ourselves. A transit van is £100 for the weekend but then we are lucky as no white goods to move as our kitchen is built in and the sofa is not coming either.

It's not about fair, the question is how long is acceptable to you? You can drop out of the deal any time you like for any reason, and if there's no progress on the horizon and you find another house you like that might move faster, that's a totally valid reason to drop out. Don't pull out just for the sake of it, because if you've not found an alternative then you won't necessarily be in a better position, but there's no reason why you shouldn't keep looking if your purchase is stalled.

@GoingDownLikeBHS that totally sucks. Can't believe it's taken 5 months for it to come out that it's not going to be possible. On the plus side, the market has been dead over summer, so maybe you wouldn't have benefited from going back on any earlier. If you do relist now, you should benefit from the autumn flurry and you'll look pretty fresh to the market after 5 months, so it could work out well for you.

Got our mortgage offer through yesterday from Nationwide - but I'm a bit dubious about it to be honest as we only had the application submitted on Tuesday, and received a text pretty much straight away on Tuesday that the house was booked in for a valuation today - as far as I'm aware that's still happening as the EA has let me know he was asked to book it in... so no idea why they just seemingly approved our mortgage and sent us an offer yesterday before the valuation has taken place...?!

Seems bizarrely quick as well - just over 24 hours from application being sent and an offer being made. I'm obviously hoping it's all fine but also half anticipating a 'sorry we pressed the wrong button' type message 😅I wouldn't be stressing, apart from the house we're buying as a loft conversion that probably doesn't comply to current building regs and I know nationwide are really picky about that sort of thing!

Nationwide were super quick to approve ours @CatLady1994 though we presumed they did a desktop valuation as (1) we know the road was closed when they did it and (2) the approval came an hour before the valuation. Caused zero issues.

I seem to remember them being really speedy when we were FTB too.

@CatLady1994 same. We had our appointment on Saturday and got the offer on Tuesday. I think they're just doing them quickly at the moment.

NW were super fast with us everytime (we've replied 3 times due to rates, chains etc)

Our quotes are around £1300-£2300k for a 3 bed with garage and shed stuff in the SE not moving far. We're paying for packing this time around as my son is autistic and I think it would stress him out less if there aren't boxes everywhere for weeks. Packing quotes weren't very much.

We're spending another day on edge waiting to see if we exchange. The bottom of the chain is having to get an extension on their mortgage which is meant to be the only delay which solicitors think will be resolved soon today ...although they thought that yesterday 🙏

I've been keeping up but not posting.

Our update is that we were supposed to exchange last Friday which didn't happen. Same for Monday, Tuesday, Wednesday and today. Apparently now it will be tomorrow.

There's a divorcing couple up the chain who hate each other and hadn't even signed contracts until today which noone know. So frustrating

@BirthdayRainbow we moved London to Midlands and got a London based firm to make it easier for completion day as they'd be with us on time.
