As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

Our survey came back surprisingly little needs doing. A lot of the stuff is just because building regs have changed, apparently now you are supposed to have a metal fuse box in a fire retardant cupboard. Can't see many houses having that. A few bits and bobs do need doing though so will have to ask for a slight reduction or the vendor to do them.

Eeek that does sound stressful @Cheeseandcrackers40 but at least it seems like your vendor has realised he will have to budge on the price? Hopefully you can agree on a new price you are happy with!

We are in searches/enquiries phase - our seller decided to only fill out some parts of the property information type forms and not others 🤔so of course our solicitor has loads of enquiries (as do we!).

No enquiries from our buyer yet so seems we are more advanced with the purchase than the sale. Do I have the right to see where the bottom of the chain are if I ask the EA? no point in killing ourselves getting enquiries and forms out if they still haven't had a survey or mortgage offer yet!

Does anyone know - the property information form - do you have to mention things like thefts from cars on the road? There's often chat on the street WhatsApp group that people have had their cars broken into. No violent crime or burglary of houses. I haven't mentioned it because it didn't actually ask so didn't occur to me but now after a neighbour said they chased man off who was trying car doors over the weekend if I wondering if should have done. My car hasn't been broken into to be fair so I guess if I wasn't on the WhatsApp group I wouldn't have known...

Just to give a bit of hope to those caught in complex chains or with buyers pulling out etc. This was us, starting at the end of March. Chain in place, surveys all ok, then a lease problem at the bottom, caused upset and delay, but was then sorted and then our buyers decided they didn’t want to move after-all, two days before exchange, due mid July.

Lots of anger across the chain from above and below the people that pulled out. Chain then totally collapsed. House back on the market the next day and the sellers of the house we wanted gave us two weeks before they went back on the market.

Two days later, we found another buyer. Living in rental and desperate to move as soon as possible. All paperwork from previous buyers was used and we exchanged 6 weeks after everything fell apart.

Tomorrow is completion day and I am sat surrounded by boxes and still pinching myself that it actually happen. Sometimes, things are just meant to be, even if you don’t believe it ever will.

I have no idea where I am in the process of selling the marital home and buying my own home.

I have a lot of furniture and white goods to find new homes for though.

Thanks... Yes I think it's stressful because I'm starting to believe it might actually happen but I'm also trying to protect myself from getting too emotionally invested...

And yes I would ask where things are up to with your buyers, no harm in knowing x

Sold. Offer accepted on new house. Survey on our old farmhouse Monday for their valuation and they are also instructing their own private survey. Does anyone know why this wouldn’t have been tied to the mortgage one as an upgraded version of the simple mortgage valuation.

Is this normal?

I’ve only ever done one survey on a house, so not sure.

This has just happened to us with our buyer.. we had the valuation/home buyers report visit yesterday. I'm pretty sure in the past we and previous buyers have upped the grade of the valuation to include a full survey using the same surveyor but we've got to hang on for several weeks until their survey which is going to hold up progress of the sale.

Two weeks after we'd sold ours the buyers were asking where I was in my hunt. I thought great that they are keen but give me a chance! If you know they are serious about selling then I'd be a bit more relaxed but it's a balancing act between not losing your potential new home and not wanting to start the selling process again.

We're giving our buyers until the end of this week to exchange contracts as they seem to be dragging their feet. We accepted their offer in March and our sellers are ready to walk.

My solicitor says our purchase is ready to exchange. The buyers solicitor claims she still has some things to look into but won't give us any indication what they are and hasn't asked any more questions.

Our buyers are cash, no chain but seem in no hurry.

Really frustrating when we wanted to be in before my twins started Primary today.

Our buyers are ready to go, but things are just interminable on our sellers’ side. Our agreed completion date is rolling closer and closer, and we have absolutely no confidence that we will be able to exchange in time. Our buyers have given notice on their rental, so it’s not impossible that we will be put under pressure to break the chain. We have pets and a big move that just complicates things further. I am so frustrated at the radio silence and no movement, I could scream.

Hey gang - I introduced myself a couple of threads back but things have moved along a bit since then:

We accepted an offer on our house 19th July (FTB currently in rented on a 1 month rolling lease - woo!) After about a month of searching and a couple of disappointments, we found a house to buy and had our offer accepted by the seller on 16th August, but didn't get the memo of sale through until 28th August due to the seller not having a solicitor in place yet.

Since then we've had initial queries through from our buyer, and a survey on our property that seems to have come out with no issues. We have applied for our mortgage and that's being progressed by the underwriters at the minute, and we have a survey booked for Thursday for the house we're buying. We haven't seen the contracts or searches or anything to query yet for the new house but assuming they are on their way seeing as the Memo of sale was only produced last week...

Our sellers are apparently moving into a property with no upward chain so hopefully should be a relatively simple process - but does anyone have any idea how long things usually take from this point? My DS will need to move nurseries from his current one to one near the new house (about 40 mins away) and no idea when to book his start date in for! Are we being too optimistic about being in for Christmas?

@CatLady1994 When I was in a chain of 6 the EA reckoned about 4 months if everything went through ok. So I think xmas would be doable if the chain is already complete and everyone is pulling their weight!

We are also relocating and have had to change childcare setting - I had to pick a random date in the future and hope we've moved by then. Thankfully we are moving to be near family so worst case is I will decamp with the toddler and get him settled at nursery until the house can be sold!

We had an offer! Sadly it is too low but I'm hoping it acts as encouragement for anyone else considering making an offer. We have another 8 viewings this week.

Hey all,

Newbie here but I've been following the thread for a few days.

We are nervously awaiting our mortgage offer, solicitors are working in the background on our sale and purchase, we are hoping for end of October for completion but I'm not going to hold my breath!

Nice to know we are all in it together :) This isn't my first rodeo but I feel unusually nervous about this one, can't shake the feeling something will go wrong :/

We've just put our house on the market, it's about £15k less than we were expecting because there's a load of new builds on the market. we've found the house DH wants , I'm OK with it but prefer another , so I hope it sells quickly as it's bigger than any of the new builds.

@TheEnglishSystemSucks Ah fab thanks for giving me some confidence that I'm not too off the mark with hoping to complete this calendar year!! We don't have any family nearby so can't rely on anyone for childcare so I'm just hoping that everything goes to plan - I've reserved a spot in a nursery for late November so hoping if it gets delayed then I will just be able to push it back.... fingers crossed anyway!! Scratching my head a bit about the cutover period and settling sessions etc alongside the actual house move but that's a problem for future me..

@CatLady1994 yeah I'm sort of dreading the actual moving part. Managing work while we do the settle sessions, then all the 'new' germs as we are barely through the onslaught of the last 18 months worth. Luckily I have a very understanding employer!

Still - short term pain, long-term gain is my mantra to get me through!
