As @fromtheshires is in their new abode, and we've almost filled up the last thread - hope people don't mind me starting a new one.

My situation: waiting on survey reports before enquires/searches can start - so expect i'll be here for all 40 pages.

Hope exchanges and completions come quickly for all and no-one has the christmas 'will we won't we'.

We applied for probate for IHT In June and then Grant of Probate immediately we received the IHT code. Both IHT and GoP took exactly 4 weeks each. HTH.
The estate was close to the IHT threshold so I had anticipated it would take longer.

Ok that’s not too bad then. Hoping it’s fairly straightforward, I think the long delays from last year’s backlog are largely resolved now.

I am first time buyer with my partner, had an offer accepted about 3 weeks ago and it's already proving to be stressful!

We firstly weren't sure how motivated the sellers were to sell as they love the house, but wanted to upsize due to expecting another child. They are also being very specific about what they want in a new house and haven't found anything. Despite this, we have gone ahead and had our offer accepted as we love the house!

Our offer was accepted for 3k over asking - lender has came back and downvalued the house by 30k! Sellers are adamant that they won't budge price wise and tbh I don't blame them as we thought the price was good. Our broker was also surprised by the down valuation and has suggested trying another lender that uses a different surveyor. We could afford to put a bit extra in but not an extra 30k on top of the deposit!

Hopefully the next lender values it higher but if not it looks like we will be saying goodbye :(

Although, god knows how long it will take/if it would go ahead even if we got the mortgage!

Sorry for the rant... feeling stressed haha

Any tips on how to get through the stress of it all?? We’re hopefully a few weeks away from exchange and it’s been hell! Now just waiting for a very frustrating buyer to sort her side of things out and then all should be good to go, but she has no urgency and doesn’t like the EA contacting her because she finds it too stressful (even though she’s been the cause for our stress!)

The whole process has really been getting us down. How does everyone else cope with it?

It's been a long day!! Up since 5 to clean the whole house, completed our house purchase about 1.45pm, moved into rental and cleaned and half unpacked. More moving fun tomorrow. Buyer was really eager to get in so had a lot of unnecessary calls and disturbances from estate agent but all done now! By god I'll sleep tonight. After the dominoes arrives and I have a food coma!!

It really pisses me off as a buyer when the estate agent is being arsey with me when it is in fact her sellers who are (once again) holding everything up!!

I absolutely know how you feel, this week my stress has been stepped up a gear due to a few issues that have been happening with it all this week! This whole process should be looked at as no one does anything quickly and I can't see why!

Ours had been so stressful due to insane vendor. I'm still not expecting that we will actually exchange due to his odd behaviour, this has been going on since the beginning of May. All I can suggest is self care; exercise, getting outdoors, focusing on hobbies and trying not to get consumed by it. Good luck!

Buyer had a new survey for a mainstream lender over a week ago but no news - how long might it be before he’d know if he’d been turned down again?

DD exchanged and completed on her first flat yesterday. She had offer accepted in May. I haven't been on this thread, but it has been a real learning curve for her.

Biggest lesson learned, a good solicitor is worth their weight in gold. She baulked at the price to begin with, but the difference between her solicitor and the sellers cheap on line conveyor has been immense. So many delays and f ups on sellars side, and he was pushing for the sale, pushing for completion, and it was always his side who had failed to do the work or produce the paperwork. Her surveyor was good too, recommended by said solicitor.

Picks up the keys today. Fingers crossed he has done promised full clean.... It had a mouse house in the boiler cupboard!

The thing is, that's the problem: the chain is only as good as the slowest solicitor in it. Our conveyancer was amazing. Speedy, on the ball, responsive, easy to speak to somebody. Our seller's? Glacial. Drove me mad! We could've done it in 6 weeks if both had been like ours.

I would have thought they would know by now - for both our mortgage and buyers mortgage the decision came through a couple of days after the valuation survey. I'd definitely be relisting if I were you, waiting since April is bonkers - I don't think they will get a mortgage I'm afraid.

Think we've had 10 viewings so far. And so far the only feedback we've had is one person is concerned by road noise when in the garden. Not much we can do about that!

Just catching up after being away - congrats to all the grads and commiserations to those with asshole sellers/buyers/solicitors/EAs.

Good news is that everyone still has time to get sorted by xmas, even if starting from scratch, so positive thinking people!

We are now in enquiries/searches phase - any one with any idea how long before exchange or is it a piece of string scenario?

Middle of last week solicitor sent all searches. I sent survey as it had a section to pass on to legal team, but he wasn't interested.
He said he'd get someone else to send over house documents, but don't know what that means and we've not received anything.

Never again will I involve myself in a chain where anyone has equity release. I sometimes wonder if solicitors have a vested interest in chains collapsing so they can collect the fees and start all over again with some other poor sod. Money for old rope I suspect. So beware of equity release folks; they never mention the headaches it can cause in the glossy ads.

OMG are you me? We are in almost exactly the same situation as you, even down to the timings. Our chain is ready to exchange but one couple has to transfer their equity release product from one property to another and the third party solicitor is now raising lots of questions. We’ve agreed a completion date but have no idea if we’ll be able to make it, despite having had to pay removals deposit, etc. Argh.

Long time lurker but this thread has been great for my sanity so thank you. Theres so many ups and downs on this journey it's crazy. This is our 3rd chain and it's been going since February. We actually thought we would exchange this week but sadly it's another weekend without it getting over the line. Heres to next week! Let's hope it brings us all good news...

We're having money laundering nightmares too. DP's mum gave us money towards deposit, she couldn't prove where it came from and refused to provide bank statements, so ever paid it back to her, as it was the easiest option. Appreciate this isn't always possible. Unfortunately we sold two bikes just before reserving the property and were paid direct into bank account, now the solicitor wants proof. The buyer has kindly written a letter that we've forwarded to the solicitor, but I've no idea if that will be enough. We can't ask a random stranger for bank statements too! So holding our breathe again for Monday to see what they ask for next. At the moment the mortgage provider isn't happy with the wording on the letterhead of the seller (housing company) 🙄 so waiting for someone to return from their holiday on Monday to hopefully sort that out! It never ends ... The seller estimates we'd be getting the keys next week .. 😢

How's everyone doing? I'm trying to arrange for a report on the floor joists so we can agree new sale price on our onward purchase... our vendor has a habit of going AWOL and not picking up his phone.... our buyers need us to complete by 16th October 😬 I think it's going to be a stressful few weeks...
