No viewings in two weeks

My house has been on the market for two weeks and I've not had a single viewing- one was booked but he cancelled 10 minutes before he was supposed to come.

It's on at 20k less than I had it on for 15 months ago and I had loads of viewings then but ultimately it wasn't the right time for me to move so I took it off market.

The photos of the bathroom and garden are a bit rubbish, they don’t show anything so I would assume both are tiny

Bathroom is long and narrow, I agree it's a bit of a crap photo... I can only assume the agents didn't want to show the shelving unit in there with towels on for some reason. It's not tiny at all but narrow.

Garden is a normal small terraced garden, was just a concrete yard when I bought it but it's been totally renovated and space for loungers, table and chairs, bbq etc

Also if you look at similar properties within half a mile there are bigger properties with bigger gardens for the same price that haven’t sold either.

205-220k seems like a more realistic price for the size

You’ve got ’Ask agent’ for loads of things you must know which looks lazy. No EPC rating even though it’s legally required when marketing a house for sale - again looks lazy. The advert is quite hard to read with all the SHOUTY CAPS.

The photos are in a weird order - why do you keep randomly going back to living room ones? The double garden photo made my head spin. I’d seriously rethink the order of your photos.

I think its the price - have a look at Zoopla or net house prices and see what the suggested value is.

The photos don't seem to be in any logical order. Is there a reason why the front of the house is not first in the photos? When it's not first it always makes me think there's an issue with the location or appearance of the house.
Several of the cupboards in the kitchen look either wonky or perhaps just not closed properly. Makes me think they'll need replacing soon
There's very little storage and having boxes piled on top of the wardrobe highlights this more. Can you put some items in storage and retake the photos?

I think that your house looks well presented. The main reason could be that people are on holiday so many have their minds on other things. Assuming that the price is realistic.

It's on for less than zoopla suggested value by quite a bit which is based on previous sale price and it's been completely renovated since then with cast iron style radiators, plantation shutters etc. one sold in the same road for 235k not that long ago, without being renovated and a bit tatty, still two bedroom terrace but end of terrace.

Being really picky here - your coffee table does not go with the very modern white furniture in the living room
( and the photos appear to make it look like it needs sanding and re varnishing )

one of the kitchen cupboards is either not closed properly or needs the hinges adjusted so it does shut

the cat scratching post also seems to disappear in other photos of living room

the garden, why ground shots ? rather than a view of the garden from each direction

I think it looks lovely! I wouldn't personally like a bathroom off the kitchen but there's nothing you can do about that. The bedrooms look a good size, it's nicely decorated and I love that it's two floors with a garden. Better pictures would be good but I can't imagine are the deal breaker so it must be price.

Whilst I agree on size to some extent, it isn't always down to square footage if the layout isn't great. I viewed two properties at the weekend and thought I'd want the one with more square footage and a utility room and en-suite which the smaller one didn't have. But the rooms were cramped and pokey and it was much scruffier than it looked in the photos so I'd actually go for the smaller one that I could move straight into and the layout/room size was better.

The first one of those has visible mould/damp and is a bit tired and ugly. The second (which granted looks lovely from the outside) has the living room in the second bedroom and the main bedroom in what should be the living room. Which suggests one of those rooms is too small for its intended purpose to me.

Why don't the pics show the garden?

I also think dark paint doesn't appeal to everyone, it's very marmite and someone's not going to want to move in and start painting straight away.

If you continue to struggle, I would repaint the downstairs in an off white and add some colourful pictures.

The kitchen also looks like an unusual layout for the space. Like the u-shape is facing into the room, rather than following the walls.

Generally thought your house is in great order though, it's a very slow market.

It does really need better pictures. Floor, odd angles...

Also, where is your fridge? I see so many renovated houses where fridge has to be away from kitchen it's minds boggling. And that is what can absolutely put me off the house.

Integrated fridge and freezer

It's the price. People can get more with more storage for less. All the exposed hanging clothes scream 'no storage'. The living room is really oddly set up and makes it look cramped and tiny with the sofa facing the window. I'd add a comfy chair facing the fireplace. An Ikea one would do fine.

It's too small for the price, has no proper bathroom or garden photo, and screams no storage.

Photos are awful - pointless wanky angles. We've bought recently and I Hated photos like this that didn't show the full room!

It's the price. Sorry to repeat what people are saying, but it's true. It's a nice enough house and someone will want it - small terraced houses are the easiest to sell, I was reading, but it is overpriced.
I don't normally comment on the decor but that dark grey front room is very much an aquired taste, and I'd find it difficult to live with until I could paint over it.

I'd honestly never considered that the fact I chose open hanging rails for clothes instead of regular wardrobes would make it seem like there is no storage.... I like them as it forces me to keep things tidy and not just chuck stuff in the bottom of a wardrobe. The hanging rails are huge and you could easily fit a regular wardrobe in the same space.... is that really going to suggest no storage when wardrobes aren't part of fixtures and fittings?!

I have changed the living room layout since the photos were taken as I've got rid of some furniture in prep for moving. Sofa is still in the same place though as it's huge and can't go on the other wall as there is a radiator there.

I asked the agent about painting it white before going to sale but they generally market similar style properties and think they sell much better if they are interestingly painted.

Like I said, 15 months ago I had loads of viewings and it was on for 20k more but life stuff came up and I couldn't sell then.

It's a lovely house, but the photos are terrible. Especially the bathroom
And garden ones. Also the wonkey cupboard doors.

I don’t think the photos help. The first photo should be the front of the house. What is the paving slab photo about?!

I should have added that the kitchen is that dark grey as well, so that's quite a bit of repainting.
